The ranch is a two-hour drive from the bay area via highway 80 to Sacramento then highway 70 to Marysville and Highway 20 to Browns Valley. This is ranch country bordering the large farming area of the Sacramento Valley. This is 49er Gold Country; there is a lot of history here. The University of California foothill field station is on three sides of the ranch; its size buffers the ranch privacy. This facility is well managed and makes a great neighbor. 8 OPERATION OPPORTUNITIES This ranch could be well used as winter cattle operation. The feed available in the November through May season would support 200 cow/calf pairs or 300 stocker cattle. The Selby Family has retained a small parcel with the ranch house. Power is available into the center of the ranch and would be available for a new home. Several building sites take full advantage of the lake and scenic views. A paved road runs to the center of the ranch from the country road entry. There are two sites with old corrals. 20 RECREATION This property lies in a fishing paradise, starting with the Yuba River and Englebright Lake. The lake frontage afforded offers immediate access to the shore or to launch a boat. The lake is home to rainbow and brown trout, small- and large-mouthed bass, panfish and Kokanee salmon. The trout fishing is augmented by a pen rearing operation that releases large trout up to 10 pounds. Even in drought, the Englebright Lake level remains stable. The Yuba River tailwaters below the dam is a famous fishery. Salmon and Steelhead come up the Yuba from its confluence with the Feather River near Marysville. The river above the Parks Bar Bridge are closed to fishing while the salmon spawn and is then opened and allows access to Steelhead and Trout. Striped Bass and Shad come up the Yuba as far as the Daquerre Point Dam just a few miles from the ranch. The American and Truckee Rivers are a short drive. There are several lakes including Collin s Lake just north of the ranch and Tahoe and Donner a short, reasonable drive.

21 Excellent hunting includes a large population of deer, turkeys and upland birds and hunting in the Sierras is close. The Sutter Buttes Duck Clubs, some of the most famous in the world, are near Marysville, just a 30-minute drive from the ranch. Many of the Sierra Ski Areas are as close as an hour. Highway 20 through Grass Valley and Nevada City gives you access in a short time. The ranch is low and warm, but you can be in the snow very quickly.
