3 Location: Southwest Montana, and especially the area around Livingston, is considered by many to be one of the most desirable locales in the Treasure State. The region is characterized by varying geography; productive irrigated river valleys, timbered foothill and bench country, large expanses of rolling prairie and rangeland, and high-alpine mountainous terrain. The area is touted for its myriad recreational opportunities, cultural variety, historical richness, and distinctive Western atmosphere. Lying south of Livingston is the spectacular Paradise Valley that is framed by two prominent mountain ranges - the Absarokas to the east, and the Gallatin Range to the west - with specific snow-capped peaks exceeding 10,000 feet in elevation. The Yellowstone River bisects the valley floor, and it is fed by numerous freestone streams and spring creeks, the majority of which originate from the high-forested slopes of the surrounding mountains. Swingley Road runs west to east through the acreage with two parcels of the property lying north of the road and three lying south. Little Mission Creek flows roughly 3/4 mile through the ranch, and there are portions of three other small creeks located on the acreage - Anderson, Billy Goat and Bullis Creeks - as well as scattered springs. The topography of the land varies from mountain-foothill slopes, to elevated benches and native grass pastures/meadows, to riparian corridors along the creeks. Substantial stands of fir and aspen tree-cover are scattered amongst pockets of sage, lush stands of grass and various wildflower species, and chokecherry covered hillsides. The majority of the property has excellent southern exposure and receives good moisture.

5 Improvements: The ranch is unimproved except for an old log homestead building, a small set of corrals, perimeter fencing and a limited road system from prior timber thinning. However, there are a number of superior building locations on the property that offer tremendous panoramic vistas. The views of Shell Mountain and the northern end of the Absaroka Range are very dramatic. The south portion of the ranch has an end-of-the-road feel and is within 1/4 mile of the Gallatin National Forest boundary to the west. A trailhead along the east edge of the ranch accesses forest lands less than a mile to the south. The ground has historically been utilized for summer grazing of cattle by the current owner and for big game hunting in the fall. Today, the town has become a population of 7,500 people offering a mix of fine restaurants, art galleries, museums, historic buildings and famous fly shops. Bozeman, the largest community in the area with a population of roughly 38,000, is located approximately 23 miles west of Livingston on Interstate 90, and it is the major trade center for this region of southwest Montana as well as home to Montana State University. 7 Live Water: Little Mission Creek supports a modest cutthroat and hybrid rainbow-cutthroat trout cut-bow fishery. The West Boulder River and the Yellowstone River are both within a 30-minute drive.

8 Nearby Live Water: Montana s trout streams are legendary - in quantity, quality and scale - and the state contains more premier water than could be fished in a lifetime. Seven rivers in Montana have the distinction of being labeled with blue ribbon status - simply the cream of the crop. Within a one and a half hour drive from the Little Mission Creek Ranch are four blue ribbon designated trout streams - the Yellowstone, Gallatin, Madison, and Missouri Rivers, as well as several other notable trout rivers such as the West Boulder, Boulder, Shields, Stillwater and the enormous diversity of Yellowstone National Park s waters. The O Hair and Depuy sections of Armstrong Spring Creek, and Nelson Spring Creek both world-renowned trout fisheries - are within 40 minutes of the property in the Paradise Valley. Several private fee-fishing lakes and ponds located in the area offer a legitimate opportunity to cast to eight to ten pound trout. Additionally, the 921,000-acre Absaroka-Beartooth Wilderness Area south of the property, and the Gallatin National Forest lands in the Bridger and Crazy Mountains to the north, are sprinkled with high alpine lakes and crystal clear mountain streams awaiting exploration by the adventurous angler.

9 Wildlife & Hunting: Wildlife regularly sighted on the ranch include mule deer, whitetail deer, elk, moose, bear and both ruffed and blue grouse along with a host of non-game wildlife species. The hunting opportunities available on the ranch are excellent. Some of Montana s best hunting opportunities are also found in southwestern Montana. The mountains and plains comprising the region harbor all the recognized big game species in Montana, including elk, whitetail and mule deer, antelope, black and grizzly bear, mountain lion, moose, Bighorn sheep and Rocky Mountain goats. Waterfowl and upland wingshooting is also superb in this area with the possibility of decoying ducks and geese in the morning, then hunting for Hungarian partridge, pheasant and three different species of grouse in the afternoon of the same day.

Additionally, there is the Bohart Ranch that is located adjacent to Bridger Bowl and has 30 kilometers of groomed cross-country trails. Big Sky Resort, which is 43 miles south of Bozeman, contains over 3,600 acres that include 122 trails on three mountains.
