1 PATTON RIDGE While development was continuing in the downtown, central area of the new town of Montgomery Village, construction expanded in the area adjacent to farther reaches of the golf course and beyond. In December 1972, the Articles of Incorporation were filed for the Patton Ridge Homes Corporation, which was to include both single family homes and townhomes. The name for this homes corporation recalled that at least a portion of the land had been part of a farm owned by Julian T. Patton and his family. Eventually, this community, fourth largest in the Village, would consist of seven subdivisions and include 1,072 units. ARROWHEAD 3 FAIRIDGE 5 FAIRWAY ISLANDS 7 GREENTEE I & II 9 HIGHFIELD 11 PARTRIDGE PLACE I & II 13 In January 1973, the first models opened for what were considered luxury traditional single family detached homes of Fairidge, located near the fifth and sixth fairways of the golf course, on a ridge overlooking the course. These four, five and six-bedroom homes were designed to complement the natural contours of the surrounding countryside, with split-rail fencing and bike paths running through the community. On a personal note, I have lived in Fairidge since 1976 and have always loved the curved, tree-lined streets and courts that follow the natural hilly landscape. Early on, someone organized the neighborhood purchase of Kwanza cherry trees, which almost everyone planted along the street, and although 36 years later, many of those original trees have not survived, in late April and early May, the streets of Fairidge are breathtakingly beautiful, bedecked in frothy pink blossoms. Also in January 1973, models opened in Greentee I (followed by Greentee II). The design continued the traditional townhome style previously built in Frenchton Place (in Stedwick). Naturally, the name refers to the greens and tees of the adjacent golf course. Once again incorporating a design used earlier, in the Clusters of Stedwick, the contemporary mansard-roof townhomes of Highfield opened in September of the same year. The name evokes the location in a high area above the 12th hole of the golf course, which was at one time a farmland field. The New England-style traditional townhomes of Partridge Place also opened in September 1973, named for the lovely birds that once inhabited the nearby fields in large numbers, and can still be heard here on summer evenings. The design and character of these townhomes were modeled after those built by our forefathers along the small waterfront ports of New England, intended to endure. They also were designed to make the best possible use of the available land. Each of the five models was distinctive, featuring wide entry foyers, multi-level design and two and one-half baths; some offer a daylight walkout basement with an alternate recreation room and bath. In October 1974, models opened in Fairway Islands, named for the golf course fairways that surrounded the community, which is divided into three separate islands; the street names, Duffer Way and Greenside Terrace, need no explanation. These traditional townhomes were considered luxury homes, amid the lush and elegant setting of the golf course. Designed with an eye toward Colonial elegance, the homes are spacious, featuring large recreation rooms, dens, family rooms and enclosed garages. Of major significance at the time was the use of the recently developed heat pump system for heating and cooling, which was thought to ensure energy efficiency.
2 PATTONRIDGE Last but not least to be built in Patton Ridge, the Arrowhead subdivision of townhouses is situated between the fourth fairway of the golf course and North Creek Community Center and Pool, which opened in July Models for these contemporary homes opened in August 1976 and again closely follow the design of Highfield (also Stedwick Clusters), but with an A-frame roof. The community is named for the geographic shape of its boundaries, as well as the Indian arrowheads found on the farms in the area. These three and four bedroom townhouses are clustered and staggered to set each individual home apart, with exteriors of brick and rough-hewn wood siding, balconies and trellises that enhance the natural look.

Models open 1976 Patton Ridge Homes Corporation Arrowhead Road Hob Hill Way Arrowhead was built as a contemporary townhouse community following the design of the early Highfield homes, but with an A frame roof. In keeping with the United States bicentennial celebration, the builder chose the community s name in honor of this nation s true natives, the American Indians. The name Arrowhead corresponds to the shape of the community. Native American arrowheads were found on the farms in the area. Model house names Seneca, Delaware, Tuckahoe and Powhatan were derived from tribes that once inhabited the Maryland-Virginia-Delaware area. As part of the Algonkian nation, these tribes were known for their family-centered, farming way-of-life along the banks of the East Coast rivers. The Powhatan were especially friendly to the first English settlers at Jamestown in 1607, teaching them the basics of farming. Maryland s Native American heritage is remembered in Arrowhead. The Arrowhead houses have brick elevations and were built as level and walk-out basement units. The end unit model has a brick wall courtyard with a wrought iron gate to provide a secluded and private entrance. The houses were clustered and staggered to set each individual home apart. Yet the exteriors of brick and rough-hewn wood siding, balconies and trellises give the communities a natural, coherent look. Arrowhead is situated across from the North Creek Community Center with its 50-meter Olympic-sized pool, lighted tennis courts, community building with meeting rooms and offices and children s play areas. Models open 1974 Patton Ridge Homes Corporation Greenside Terrace Montgomery Village Avenue The townhouses in Fairway Islands were named for the Village s golf club and 18-hole golf course which surrounds this community. This is a community of townhomes surrounded by the fairways of the golf course, or in islands (one of the major streets in Fairway Islands is Duffer Way. The term duffer is a colloquial term for a mediocre or poor golfer. Many of the golfers who used the course were not pros and could be referred to as duffers. This was just a fun reference to a well-used golf term). The two and three-story, 22 homes were built with a traditional design. Some of the units were level, others had walkout basements, basement garages, and some had detached and shared garages. The rear elevations mirrored the front elevations with brick, shutters and Juliet balconies. PR - 7

The community backs to woods and was designed to be part of this natural setting with a natural color palette and flat and cedar shake mansard roofs. The townhouses were designed as contemporary two and three-story townhouses that followed the designs of the Clusters of Stedwick and were built as level, walk-outs and basement-garage models (basement-garage models have integrated single-car garages).the houses have arched details in the front entryways, over the windows and garages. The cooing of these lovely birds could be heard on summer evenings. The Partridge Place houses were designed as New England-style traditional townhouses, 20 wide, built as level and walkout units with no garages. The homes are two-story with shutters, with brick front elevations as well as beaded siding. Partridge Place has a sister community in the Northgate Homes Corporation, which is called Shadow Oak.
