For sale as a whole or in three lots INTRODUCTION Brinkley Stud is a well known stud farm 4 miles south of Newmarket and close to the pretty villages of Dullingham and Burrough Green. Newmarket is Britain s largest racehorse training centre with two racecourses, and the home not only to the Jockey Club, but also Tattersalls, Europe s pre-eminent bloodstock sales company; the finest veterinary facilities; and some of the most prestigious stallions in the world, all of which generate a significant demand for boarding thoroughbreds. The four houses need either redecorating or complete refurbishment, so there is a real opportunity to demolish and relocate some of them to a new site overlooking the lake in the middle of the stud. Planning approval would need to be obtained for a project of this nature. With woodland belts and some hedges planted about 25 years ago this stud farm has plenty of shelter around its well laid out and easily accessible paddocks. Wide rides and plenty of space make Brinkley Stud especially attractive. Converted into a stud farm by the present owners 20 years ago, Brinkley Stud has been used as the UK base for an Italian racing operation. The breeding stock have been kept at Brinkley and once of racing age the young stock are sent to Italy. The property is well fenced with Keepsafe fencing, and shelterbelts have been planted, to give an excellent range of well sheltered paddocks. The stud buildings are a combination of a stud complex of 27 boxes in barns and 14 boxes in converted farm buildings. 3 Brinkley Stud Site Plan BRINKLEY STUD: (For Lotting refer to the site plan) From the entrance go past the cottages, keeping right down the drive for 400 yards to: LOT 1 The main stud buildings and acres: The impressive stable complex was built in 1989; it constitutes a u-shaped building with 2 rows of 12 boxes either side. At its foot are two offices, two WCs, vet s room and store, stocks, 3 foaling boxes and feed area. Close by the main buildings are two turnout paddocks and a Claydon horse walker. On the first floor is the two bedroom flat, with large living area, kitchen and shower room and extensive storage. This lot has acres of exceptionally well railed paddocks, acres of woodland and 12 acres of open areas, tracks and buildings
4 LOT 2 The Houses and Cottages by the stud entrance and 64 acres: Brinkley Stud House A three bedroom house with garage, large reception area and dressing room or further bedroom upstairs. Brinkley Stud House is in need of redecoration. Brinkley Stud Bungalow The stud bungalow is dilapidated, however may provide scope for planning of further development elsewhere on the stud (subject to planning permission). It is subject to an agricultural occupancy restriction.
5 Farm Buildings The Farm Buildings are by the main entrance and consist of: A 4 bay Dutch barn under corrugated roof, Timber Barn with 8 internal boxes and 6 external boxes, Corrugated iron clad barn with storage at each end and a garage, with two small stores adjoining. There is extensive hard standing, currently used for manure recycling A second 4 bay Dutch Barn is available with Lot 2. LOT 3: 1 and 2 Brinkley Stud Cottages, 4 bay Dutch Barn and 4½ acre paddock. In all around 5 acres 1 and 2 Brinkley Stud Cottages, 4 bay Dutch Barn and 4½ acre paddock. In all around 5 acres Brinkley Stud Cottages are a pair of semi detached 3 bedroom cottages requiring redecoration, a 4 bay Dutch barn and the 4.7 acre paddock behind them. See the site plan with these particulars. A hundred yards down the concrete stud track is the 4 bay barn, currently used for machinery Note that the track is a public footpath. The railed paddock behind the cottages and the barn is 4.78 acres and is well sheltered. The Land. The are acres of well railed paddocks, acres of woodland and acres of open areas, tracks, buildings and reservoir. Reservoir. The reservoir, in the middle of the stud covers about 2 acres, is a rarity for a stud farm and is a haven for a great variety of wildlife, ducks and geese. This is used for irrigating the paddocks in the summer if required.
6 Location Plan: Directions: Post Code CB8 9NE From Newmarket High Street take the B1061 to Dullingham, continue for a mile beyond the crossroads, and when the road bends to the right, turn left into Brinkley Stud, by the stud cottages. From London, take the M11/A11 towards Newmarket. Take the A1304 towards Newmarket into Six Mile Bottom. Take the first right turn after the level crossing to Brinkley, and turn left towards Newmarket. Pass the right turn to Burrough Green and the entrance to the stud is on the right, by the stud cottages.
7 General Remarks and Stipulations Method of Sale: Brinkley Stud is being offered for sale by private treaty, as a whole or in three lots. Tenure: The property is offered freehold with vacant possession. (See note below in respect of employees) 1 Brinkley Stud Cottages is let under a shorthold tenancy, notice will be given to the tenant upon exchange of contracts. Single Farm Payments: There are 40.34ha worth of Entitlements which are available with the stud as a whole. These may be purchased. If the property is sold in lots, then these will be apportioned pro rata with qualifying land. Accesses: There is a secondary, unused entrance direct to the stud buildings.
