2 LOCATION The ranch is uniquely located only 18 miles from a 5,000 ft., lighted jet runway (Edinburg Airport) which is secured, has refueling facilities, and a nice terminal building. This is a popular, easy access airport for hunters who frequently leave transportation vehicles or hunting vehicles in the secured airport parking area. In addition, two commercial airports are within one hour of the ranch at Harlingen and McAllen International airports. It is also a very short drive to the prime Port Mansfield salt water fishing. The ranch is only 38 miles from McAllen, Texas. More specifically, to reach the ranch, turn north off of Highway 186 between Raymondville and San Manuel on County Road #10 (Caliche surfaced). Proceed north traversing the U.S. Fish and Wildlife refuge on County Road #10 and travel north for 5.5 miles. The entrance to the Tecolote Ranch is approx. two miles past the south gate to the King Ranch Norias division on county road #10. The county road dead ends at the north camp of the Tecolote Ranch in Kenedy County.

3 GENERAL LOCATION The "King Ranch Corridor" is the tightly held sandy region extending along the lower Texas Coast which is composed mainly of the King Ranch, Santa Fe East Ranch, East Foundation Ranches, Kenedy Foundation ranch, Lee Bass Ranches, the Armstrong ranch, Rockefeller Ranch, and the Yturria family successor's ranches. This is one of the state's most highly sought areas where very little ranchland is ever offered for sale. This is the home of the "Sport of Kings" quail hunting which typically involves bird dogs down ahead of custom slow moving hunting vehicles traversing the natural sand mott terrain. The area is also known for its unique habitat and populations of Nilgai which are among South Texas wildest game animals, superb populations of big ranch country "free roaming" trophy deer, ducks, turkey, dove and it is revered as a nature corridor for both native and migrating wildlife. The southern part of "The King Ranch Corridor", is also overlapped by the "Media Luna". The "Media Luna" is the crescent shaped area on the northern outskirts of The Rio Grande Valley farmland where demand comes from wealthy valley investors who desire to own a ranch with close proximity to McAllen, Harlingen, and Port Mansfield. Because of the massive ranch size makeup of the King Ranch Corridor ranches, if valley investors cannot buy a ranch on the outskirts of the valley, they must travel approx. two additional hours just to enjoy a ranch. WATER The ranch has 12 lakes which lie in Natural Rio Clay and Rio Clay loam depressions. Water is supplied to lakes by 2" PVC water lines that extend from good, high yielding water wells. There are 6 water wells on submersible pumps and 1 well supplied by a windmill. Lakes hold very well due to subsurface clay. Three lakes are stocked with bass. The lakebeds are fenced to control cattle and create fawning refuges. Pastures are designed in a rotational grazing system with center water traps containing concrete water troughs. These traps allow for ease of rotating cattle pastures to insure equal grazing distribution. The ranch lies on an aquifer of water at approximately 900ft. 11 WILDLIFE Unique diversity of "free ranging" wildlife as ranch is Titan - The 2006 cover buck of the Texas Trophy Hunters Assn. calendar was a remarkable natural pt. natural Tecolote deer. literally in the corner of two of South Texas largest ranches and is also flanked by a U.S. Fish and Wildlife refuge. Ideal soils for bob white quail habitat with mesquite mottes varying to areas of heavier brush with diverse populations of native game (deer, turkey, nilgai, and seasonal dove and duck as well as largemouth bass). Produced 200 pt. + Titan, the free roaming buck on the cover of the Texas Trophy Hunters 2006 Calendar. This was a natural deer on the ranch. The ranch ownership history includes the Texas Lone Star Land Steward Award and Texas Wildlife Society Land Steward of the Year Award. The ranch is the coveted site of award winning wildlife photographers nationwide. Many wildlife studies have been conducted on the ranch by The Caesar Kleberg Wildlife Research Institute and notable research biologists. This is the epicenter site of concentrations of the rare Ferruginous pygmy owl populations and the range or flyway of an incredible variety of native birds and wildlife. The many natural depressions and ponds scattered throughout the ranch make this ranch a magnet to year round and migratory wildlife.

14 Nilgai are unique to this area. They were introduced to the Region by from India by the King Ranch. These monster game animals are an eating delicacy but do not survive cold temperatures north of the "King Ranch Corridor". Nilgai Bulls are perhaps the wildest and most powerful game animal in South Texas. Ranches which provide populations of free roaming Nilgai are indeed rare.

South Texas quail hunting is often referred to as "the sport of kings" because this rare experience and natural habitat is so coveted by sportsmen. 21 Ferruginous pygmy owl (hardly bigger than the English sparrow, this rare owl stands just shy of 6 tall. The Tecolote (Owl) Ranch provides one of the nation s unique concentrations of pygmy owls, and it is the coveted site for many renown researchers and award winning photographers world wide. The Tecolote Ranch is a nature photographers dream. It is a well-known site for some of the world's top photographers and has produced many photographs publicized worldwide. The ranch is perfectly designed for entertainment with a large walk-in bar and open living/dining kitchen area. 31 North Camp Compound: The north compound is at the "dead end" of county road #10 with its own separate ranch entrance gate. The compound has a camp house originally constructed by Oscar Wyatt. The camp house has four bedrooms, four baths, kitchen, living room and enclosed back porch. The house yard is encompassed by a 3ft. concrete wall. The house features a large front porch and fishing lake just off the rear patio. This camp house is dated, with a low ceiling but is very well located next to the old ranch runway. In the spring and summer the ranch offers incredible nature and birding opportunities, but the owners can also enjoy nearby venues such as Port Mansfield fishing where restaurants will cook your catch. The beaches and summer fun of South Padre Island can also be enjoyed while overseeing property at the ranch. In addition to fishing and fresh seafood, Port Mansfield is also the prime address for airboat excursions to enjoy superb charter duck hunting in the Laguna Madre.
