2 The Zimmerman Ranch is located approximately 15 air miles directly west of the community of McDermitt, Nevada. The ranch straddles the Nevada Oregon border in the southeastern portion of the Trout Creek Mountains. Solely situated within the Zimmerman Basin, the deeded lands offer approximately 13 miles of various streams used for irrigation, stock water and Lahontan cutthroat trout recovery. Disaster Peak, a prominent land mark, is situated along the southwestern boundary of the BLM permit and is reportedly named after a nearby Indian/military battle which resulted in the death of Lt. Col. Charles McDermitt in The town of McDermitt and Fort McDermitt bear his name. The headquarters portion of the ranch was first purchased by Evan & Tillie Zimmerman in Neighboring ranches have since been added thus bringing it to its present size as currently offered. The area is steeped in livestock and Indian history.

The lessee has been running approximately 600 cows, harvesting about 1,500 ton of native hay (no fertilizer) and using the aftermath for fall feed. The ranch is leased through November 1, The BLM 2 year grazing restriction will no longer be in effect in A new Buyer will then have the option of yearlings and/or a cow/calf operation, either of which has greatly benefited from the 2012 fire. 4 OPERATION As noted above; Seller was historically running a stocker operation. Management would generally put cattle together in the late winter and early spring for ranch delivery. Delivered cattle were back - grounded on native hay until turn-out, beginning any time after mid-april, as feed conditions allowed. Meadows were generally swathed in July and early August with a portion being baled and stacked; the remainder left in the windrow for inside grazing beginning in late August to September 1 st. Quality steers exceeded a 300 lbs. gain based upon mid-october shipping. The permit allowed for up to 1,500 head to 08/31 and additional AUM s running 09/01 11/30. Author; guesstimates an annual cow/calf capacity of 800+/- animal units year- long plus additional seasonal pasture capacity to utilize the total 7,342 BLM AUM S. Numbers, production and a new Buyers program should certainly be discussed with the Sellers and BLM. IRRIGATION STOCK WATER PRECIPITATION All irrigation water is FREE! There is no water storage in the basin. Irrigation water is deemed seasonal, yet Zimmerman s, in 64 years of ownership, have never missed getting over the meadows with at least one flooding. Annual precipitation is estimated at about 9 inches on the lower elevations and up to 22 inches on the higher reaches rimming the basin. Elevation ranges from about 5,000 8,000 ASL. Over 50% precipitation normally occurs March through June. Irrigation generally begins in early spring and runs to mid-july. Hay meadows normally yield about 1 ½ ton per acre on normal moisture years. Sellers do not use commercial fertilizer. Stock water is rated good to excellent depending upon the pasture being used. There is no water haul. There are miles of live streams, numerous springs and seeps plus several dirt tanks and some pipe line with troughs scattered throughout the basin.

7 AREA INFO McDermott is approximately 22 road miles to the east; Winnemucca, an additional 73 miles south. The 2010 census shows 172 residents in McDermitt. Schools, K-12 are at McDermitt. There is no school bus. Winnemucca provides most necessary shopping and Ag related necessities along with a hospital and other health related needs. Fort McDermitt Indian Reservation also stretches across the Oregon/Nevada border immediately east and south of McDermitt. The 2010 census shows 385 American Indians at the reservation. Indian children also attend the public school in McDermitt Holloway, Long Draw and three smaller fires, all in the immediate area, burned in excess of 1,000,000 acres within a few short miles of McDermitt. Unfortunately, at the time, approximately 65% - 70% of the Zimmerman Allotment burned in the Holloway fire. Thousands of acres of willow and sagebrush canyons, flats and hillside were cleaned off in short order. Mother natures prescribed burn, along with a little help from the BLM created one of the best high desert grass ranches in the western United States. This along with the Great Basin intrigue is worthy of your consideration.
