3 DESCRIPTION Nessieland is a modern and highly popular visitor attraction centrally located within the village of Drumnadrochit. This attractive business benefits from a multi-stream income generated by gift shop sales, café sales and payments to view the various attractions and activity park. The business is a popular tourist destination being perfect for families with many activities to keep everyone engaged. Though Nessieland is not a museum, it offers a fun and informative presentation allowing visitors to discover the facts behind the mystery and legend of Loch Ness. There are models of the Loch Ness Monster, the informative Nessie cave and an adventure playground. The vendors have continually updated the exhibits with the recent addition of the Outlander exhibit depicting the popular TV series. The internal aspects of the property extend to circa 8000ft2 / 740m 2. REASON FOR SALE The current owners built Nessieland in 1985 and since then have developed the site to its current level. They now have a desire to retire and believe the business could be developed further and taken to the next level of trading by a motivated team. BUSINESS OPERATION Nessieland trades from 3 major income streams; visitor attractions, retail sales and café income. The business generates a high level of footfall. The café is situated on a lower level and can seat up to 40 customers; the internal seating area is complemented by 20 external terrace seats. Whether sitting inside or outside there are great views of Drumnadrochit and the beautiful Glen Urquhart. The retail area is situated adjacent to the main public entrance offering an extensive range of silver jewellery, Scottish clan gifts, tartan scarves and gifts, Harris Tweed accessories, kilts & accessories, T-shirts & hoodies, Nessie s, toys, books, whisky, and a wide array of gift items. An entrance fee is paid to the Nessieland caves which offers a range of free standing displays and an informative 15-minute presentation can be viewed within the spacious cinema. In addition there is Nessieland Adventure Playground which has climbing frames, chutes and swings and over a rustic bridge leads to Nessie s summerhouse plus woodland paths.
4 LOCATION Nessieland is situated on the junction of the A82 on the A831 within the ever-popular village of Drumnadrochit. The A82 is the main arterial route between Inverness in the North and Fort William in the South. Set in the Great Glen, the village is within easy commuter distance of Inverness some 14 miles away. Drumnadrochit has shops, a primary and secondary school plus a wide range of welfare and social amenities. The village is the home of the Loch Ness Monster (Nessie) and close to Urquhart Castle. Due to its strategic location on the North shore of Loch Ness, the village benefits from a high level of passing trade including those who transit to Skye. The broader area boasts a number of places of general interest and is renowned for its stunning beauty. Water sports and fishing are highly popular past times in the region, as are field sports. The business is excellently located to use as a base to visit the many places of historic and social interest within the region. This includes Culloden Battlefield, Eilean Donan Castle to the West plus the beautiful countryside stretching from the West Coast, Cairngorm Mountains to Speyside. With its stunning views and untouched landscapes, this impressive stretch of water is 23 miles long and over 700 ft. at its deepest, making it Scotland s largest loch in terms of volume. Loch Ness is ideal for walking and hiking and is also the site for the annual Baxters Loch Ness Marathon. The city of Inverness is only 14 miles away and offers many attractions including Culloden Battlefield, site of the final, fateful clash of the Jacobite risings. Inverness itself is a vibrant and growing City and with such expansion comes many opportunities in both commerce and social activities. Such growth benefits established hospitality businesses and ensures a year-round trade. NESSIELAND THE PROPERTY Nessieland is a single storey building set in an elevate position overlooking the village of Drumnadrochit. The internal aspects extend to around 8000ft2 / 740m 2. The site is accessed from the main footpath by steps or via a ramped access. Car drivers can use the free parking to the side and rear of the Loch Ness Lodge Hotel; there is parking for up to 80 vehicles in 3 distinct areas used jointly by the hotel. On approach to Nessieland there is a large model of Nessie which is popular for visitors to have their picture taken with. An open terrace which is set to 20 bistro style tables and chairs is situated to the front of the building. Entry is via a double door leading customers into the main retail area which is fitted with wall racking, free-standing glass displays and an array of other merchandising stands.
5 Immediately to the right is the service counter, which is ideally situated to offer an excellent level of customer service whilst being able to survey the shop. Opposite the main entrance are a set of double doors which provide entry into the Nessieland Caves where there are an excellent range of displays and models depicting the history of the legend. The displays are all well-presented and through the rear of this area is a presentation room which is set to seat 70 customers. Further along from the main retail unit is the charming café which serves a range of beverages and snacks. The café can comfortably seat 40 customers and is a welcome stop point for many visitors. The servery counter is situated to the rear of the café area with a pleasant range of snacks etc. Off the main retail area there are both ladies and gents restrooms which are presented to a high standard. SERVICE AREAS To the rear of the café there are a number of service areas including offices and staff rooms. OWNERS ACCOMMMODATION There is no owner s accommodation with this sale. GROUNDS The subjects are located within the village of Drumnadrochit just off the main road (A82) with excellent signage. Nessieland sits within an area of.4 of an acre with the Activity Park (outdoor play area and a walkway) extending to.6 of an acre. There is car parking to the rear and side of the site; this is not included in the sale but rights to parking are reserved. SERVICES The subjects benefit from mains electricity, water supply and drainage. There is air-sourced central heating.
