1 JYC HAILER October 2012 JUNEAU YACHT CLUB Volume 66 Issue 4 Commodore s Corner By Kevin Jardell, 2012 Vice Commodore In last month s issue of the Hailer, Commodore Knapp reported on the Board s continuing investigation into needed repairs and/or improvements to the Juneau Yacht Club s clubhouse. The natural question that we all ask is, What s all this going to cost? Until a specific plan is adopted, the costs will not be known, but we do know there will be some extra expense that needs to be part of our planning process. The JYC is financially healthy, has money in the bank, and no outstanding debts. But to stay ahead of the curve, and knowing some additional expenses are on the horizon, the Board has decided to make some adjustments to our basic fee structure. We note that membership dues have not changed since 1990, and other routine charges have not been adjusted even to keep up with inflation. We have adjusted clubhouse rental rates, which are the revenue source that helps keep our dues and other costs low. Beginning in year 2013, the new membership dues will be $75 per member per calendar year, of which $25 will be dedicated to a building maintenance fund. Cost of dinners will go up $3, to $15 per person, to more closely cover expenses. And finally, Graham Room tokens will adjust to $3 each, or four for $10. We hope to be able to cover expenses more effectively, and by doing so may be able to offer some additional selections. We also expect to be able to take credit card payments for all club charges, and will issue new tokens for both drinks and meals. If you are holding current Graham Room tokens, be sure to use them up in 2012! No one likes to see price increases, but for our members the Juneau Yacht Club remains one of the great bargains still going. All of these increases have been carefully considered and debated by the Board, and we believe they will result in improved services and facilities for all of our members. Roberts means it s time to get the boat ready for another Juneau winter. All boat owners have their own system for preparing their vessels for what lies ahead, so this isn t intended to replace whatever you are doing that works. But the following checklist might be a good starting point and, hopefully, could prevent some boater from overlooking a critical step. Not all of these apply to every boat, since it makes a big difference if your vessel is stored on land or in the water, or in a boathouse or outside, inboard or outboard, gas or diesel (or wind or oar!) power. Exterior Power wash or generally scrub clean. Less dirt now mean less moss and grime in the spring. Remove and store or secure canvas, bimini tops, etc. If you use a canvas or plastic tarp cover, be sure it is secured. It probably will not last through the winter. Remove and store loose deck equipment, anchor and mooring gear, skiffs, lines, etc. If kept in the water, double-up on mooring lines and fenders Interior Remove, wash and store bedding, draperies, carpets, etc. if possible to avoid mold/mildew problems. Clean surfaces with bleach solution or other product. (Continued next column) Shut down and defrost refrigerator and freezer; make sure it is dry and clean inside, and prop the door open. Remove as much extra gear, fishing equipment, food, as possible. Take it home and clean and store it. Install small electric heaters in machinery spaces, using thermostat for on/off at preset temperatures. JYC is now a member of the Yachting Club of America. Batteries: If boat is stored out of water, remove batteries, charge fully, and store inside if possible. If boat is kept in the water or batteries can t be removed, top off with distilled water and check for full charge. Inspect and charge periodically or maintain charge with a smart charger system. If they go dead, they can freeze and be destroyed. Remove electronics if possible and store at home. Check shore power cable for corrosion at connections, and make sure it is locked in place and has sufficient length to allow for boat movement. Corrosion can lead to melt-down and/or fire. Engine/Mechanical Change oil and filters. Flush engine with fresh water on raw water side and drain fully. Check antifreeze condition in cooling system and add or replace as needed. Remove cover plate and impeller from raw water pump; drain pump and related hoses. Check and replace engine and heat exchanger zincs if necessary.

If practical, top off fuel tanks to prevent condensation. Add biocide and stabilizer products. Remove portable fuel tanks. Close all through-hull valves and drain water from strainers and hoses; clean strainers. Consider installing dehumidifier; provide for minimal ventilation of closed spaces. Plumbing Drain fresh water tanks completely. Drain hot water heater and install bypass so it doesn t fill with antifreeze in next step. Run non-toxic ethylene glycol antifreeze through fresh water plumbing and saltwater wash down systems. Run taps, shower, etc. one at a time until pink fluid appears. Shut off pumps and open all taps. Empty marine head and holding tank. Add nontoxic antifreeze to head and cycle it through the hoses to drive out water, then close through hull WEEKLY valve. SOCIALS: Graham Room - Each Thursday Put some antifreeze in shower sump, if there is one. Check and replace engine and heat exchanger zincs if necessary. Finally Check hrs. your boat weekly if it s in the water, and before and after any severe weather event. Check mooring lines for chafing. Lines will loosen over time, so tighten as needed. If you go out of town, arrange for someone to check vessel, shovel snow, and report anything unusual.
