1 SWOT Analysis Golf Course Renovation Combined STRENGTHS: All residents own Golf Course RH Well established Golf Staff RH Resident Members use of personal owned golf carts RH Loyal membership of 60K rounds per year SK TK Excellent golf course conditions and beautification SK We have a manicured golf course, quick green speeds, solid turf coverage and nice landscaping TK Playability for the average golfers SK MK Reputation MK Condition and playability of the course when compared with costs of similar clubs. PB Large property acres. A lot of room to create and work with TK Great Equipment Our current plan and rotation of replacing machines has resulted in a quality fleet that can maintain the current and future design TK Consistent mow height in the trees, fairways, rough, and greens NW Irrigation pumps and central control are technologically up to date all swing joints and irrigation heads were upgraded to rain bird IC type which is still the standard and best available. Our hoover pumping stations receive quarterly maintenance to ensure their integrity. TK The existing turf is a quality 419 Bermuda grass and has had very little mutation TK Soils in fairways, rough and tees are high in organic matter, have high nutrient availability and holding capacity TK Operating budget is close to similar clubs in SW Florida TK High end maintenance facility that has large chemical and fertilizer storage. Equipment room, offices and mechanics area are also sufficient to run our operation from. TK Strong reviews about conditions and amenities from public and guests TK Well established Practice Area RH TK NW Large green s for variety of pin potions SK NW Multitude of tee's (6 sets of tees) SK MK N Bailout areas MK Large landing areas from tee shots. NW
2 WEAKNESSES: Distance between #9 and #10 RH TK Distance from #18 to Club House RH Restroom and Drinking water on #17 at end of round RH Heavy play volume of 54,000 + TK Need for Fitness Center Building (Funds not Budgeted) RH Ride only, no walkers allowed scenario SK Membership decline 3% per year. SK Maintenance labor costs SK MK pace of play could be faster LF Speed of play not monitored effectively MK Need for Renovated CLIS System (Funds not Budgeted) RH Need of short game Practice Area (100yds. In) RH No restrooms at practice area and #1 RH Sand damns on green's effects playability SK NW High organic matter in the greens subsurface TK Collar Bermuda grass has encroached every green and in some up to 3 from original design. TK High slopes around tees and greens are difficult to mow. Tees are frequently higher than the fairway. TK Small nursery green TK Maintenance turnover which is consistent with cup cutting and hole locations Tees are in same general area too often- For example (move 3 s to 4 or 6 s for turf health and course variety) NW vary length of tees of par 3s with expanded tees LF There are drop areas that are placed in areas that were not intended to be used as drop zones TK Maintenance turnover which is consistent with setting of tee markers MK #6 Tee Boxes No Permanent #6 Tee Boxes RH NW Poor Condition and locations for #6 Tee's SK All tee boxes not treated equal. Six tee boxes need to be consistent in location as well as size. MK #6 tees should be located near cart path to prevent wear on the fairways PB New #6 Tees could be built so as not to interfere with play PB
3 Small and misshaped tee boxes. Most of play goes off the #3 tees and several need to be enlarged or moved. TK Out of Bounds stakes inconsistent SK MK The out of bounds areas stretches into some backyards and flortam areas when cutting rough shorter be careful not to reward bad shots and punish good shots LF Bunkers poorly designed and placed in bad areas. The flashed faces and poor drainage cause numerous washouts and contamination during summer showers. There are many like 13 and 16 that have high edges that are dangerous to enter and exit out of. They require several hours of maintenance daily to rake, edge and spray. They take away from other areas we could be working. TK PB NW Some Sand bunkers could be replaced with grass bunkers PB Several areas that have strange slopes and sudden changes of pitch that are unsafe to drive across and difficult to mow. For example, the approach slope on #11, #9. TK Palmetto beds are ugly and require a lot of maintenance. Many are placed in unnecessary areas. TK Par 3 holes are similar distances SK Exit on #18 fairway RH OPPURTUNITIES: Use of Bond Issue to pay for Needed Projects (Fitness Center, CLIS, etc.) RH Well established existing Golf Course to work with RH An improved design for pace of play TK Micromanaging our irrigation system to efficiently water problem areas TK Designing the course with maintenance in mind. Large flashy bunkers and several tee boxes are attractive but are prohibitive cost, require extra time and labor. Maintenance needs to be able to finish our work ahead of golfers in an efficient manner. TK Addition of Par 3 Course SK an experiment would prove if food service on the course would pay for itself LF Drought alternatives which impact watering MK Possibility of a 9-hole men s league for an aging community MK Balancing outside play with membership to enhance revenues MK Work with other HGRD departments to enhance outside revenues MK Golf school/academy. NW A modern design with a well-known name can attract new members and public play TK Adopt a hole program. NW
4 New turf means new opportunity to put controls in place. For example (prevent sand damming and encroaching non-wanted grasses) NW Develop a short game area with shots available to 180 yards New and improved golf green s SK New green and collar profile that will sustain for several years TK #6 Tee Boxes SK Increase tee box square footage and options for Par 3 holes SK Improved drainage on hole #10 and #3 SK NW Improved drainage system TK Installation of permanent "Out of Bound" boundaries areas for more consistent course marking. SK NW Reducing the amount of turf and creating a distinct border between course and home owner s property TK New mowing patterns for fairways and rough SK improve drainage on 5,8,16,17 LF a 150-yard plate on cart path should work LF would be nice to widen cart paths near tees LF Change the yardages to approx.: 5,400 for men's #4 tees, 5,900 for men s #3 tees, 6,100 for men s #2 tees, and 6,400 + for #1 tees. In order to lengthen, some of the carries would have to be shortened. i.e. #5. PB We can choose from a variety of turf types to create a unique contrast TK THREATS: Declining membership and age of membership RH MK TK Golf course revenue reductions to "cart path only" days due to poor drainage SK Old age of irrigation systems???? SK Magnolia Landing Golf Course conditions and pricing SK Future irrigation system failures MK Future water restrictions can limit how much we can irrigate. TK Age of membership average 74 PB Golfers of different skill types desire different playing conditions and features TK Other course competition for daily play membership. NW Mother Nature. Hurricanes, rain, droughts. NW Appropriate training for equipment maintenance. NW
