This 2000 acres is located in Adair County, Oklahoma approximately 12 miles from the Arkansas State line in Eastern Oklahoma and approximately 12 miles South of Kansas, Oklahoma on Highway 412. It is accessible at two locations on the Chewey- Procter Road between Chewey and Proctor, Oklahoma, and from the Pumpkin Hollow Road just across from the Headquarters of the 17,000 acre J.T. Nickel Nature and Wildlife Preserve which is the largest privately protected conservation area in the Ozarks, operated by the Nature Conservancy of Oklahoma. The Property runs for 4 Miles North and South and 2 and 1/2 Miles East and West at its widest point. The Illinois River at Chewey Bridge is approximately 4 Miles from the North end of the Property. The Illinois River Ranch RV Park is located on the Illinois River at Chewey Bridge. Deer and turkey hunting is excellent. The ranch is currently leased out at $8.00 per acre per year for hunting, but lease can be cancelled at any time if necessary. It is accessible by a black top county road. The ranch is accessed from 4 different entrances and ranch is well located close to Tahlequah and close to the Illinois River and Arkansas River. There are miles of excellent ranch roads. As an investment, this property should increase in value and the timber tonnage should increase also. Good place to invest and very little upkeep expense. The deer herd on the Property has been managed for years by taking only 8 point or more deer and harvesting doe to control the ratio. The Property has been leased to approximately 12 hunters the last few years and last season they took 6 quality bucks in one day with bow and arrow during the rut. The Nature Conservancy has a large Elk Herd and Oklahoma Law allows private land owners to harvest an Elk during Oklahoma Elk Season if it is found on private land. Numerous citing of Elk on the Property have occurred. Turkey are plentiful on the Property. Bears have been seen on the Property and the occasional Mountain Lion, although no Mountains Lions have been seen recently. Oklahoma does not have a season on bear in the area of the Property at this time, but it is anticipated that one will open in the not too distant future. Feral Swine provide year round hunting to control the population. Eagles are seen often in the winter being attracted to the nearby Illinois River. Of course numerous small game, water fowl and fur bearing animals are common on the Property such as squirrel, rabbit, quail, dove, coyote, wood ducks, opossum, and bobcat. Minerals: Negotiable.
