2 DESCRIPTION OF FRANKLIN COUNTY RANCH LOCATION: ACREAGE: TOPOGRAPHY: Franklin County Ranch is located north of Mt. Vernon, Texas approximately 115 miles east of Dallas. The ranch is accessible from paved Highway 1896, which also serves as the east border of the property. + 4,335 contiguous acres The Franklin County Ranch is a pristine, very diversified property. The eastern portion of the ranch is at the end of the Daphne Prairie savannah and is flat to gently rolling grassland. Working west, the ranch falls off into the White Oak Creek bottomlands. These are classic bottomlands with well maintained waterfowl marshes and hardwood forests. As White Oak Creek courses its way through the middle of the ranch it provides more abrupt forms of relief along with large virgin hardwoods.
