3 SCHEDULE"A" RANCHLANDS Phase 3A2 Subdivision Details. Bearing Certificates - The majority of lots require a bearing certificate. Please review the individual Lot Grading Plan and Lot Grading Information for the bearing certificate requirement. A bearing certificate is a document sealed, signed and dated by an Alberta licensed Geotechnical Engineer. It shall ilude the bearing capacity of the soil, within the footing excavation, the recommended type of foundation, minimum footing dimensions and depth and any special construction requirements. All costs associated with the preparation and submission of Bearing Certificates for building permit purposes shall be borne by the lot purchaser. Any additional construction costs as a result of the recommendations associated with the Bearing Certificate shall be also borne by the lot purchaser. Please refer to the Lot Grading Plan. 2. Lots,, 3 and 32, Block had organic material removed and fill added. A copy of the report is available from Land & Properties. 3. Purchasers are responsible to adhere to the established grades outlined on the lot grading plan. Retaining walls will be at the Purchaser's expense. 4. Chain and bollard feing will be placed on any lots that back onto Environmental Reserve (ER) land or Park. 5. Lots -35, Block will have front garbage pickup. 6. The future Parkview Drive is within one metre of final grade (finished asphalt); however, it is unknown when the future Parkview Drive will be constructed (a future City Couil decision). The future Parkview Drive will have side slopes and ditches seeded with Western/Northern Wheat Grass. Parkview Drive will not now, or in the future be landscaped to the irrigated and turf grass standards currently south of Police Point Drive. 7. Lots -, Block have a retaining wall approximately 3 mm. from the rear property line as part of the Parkview Drive road right-of-way (see attached map for details). 8. There will be no direct access (vehicular) to Parkview Drive. Any lots backing directly onto Parkview Drive will have a restrictive covenant registered against the titles restricting access. 9. Trapped lows (storm water) in the streets are designed to retain storm water for short periods of time (please consult the Plan Book for the locations of the trapped lows). Lots affected are Lots 2, 23, 24 and 32, Block and Lots, 23 and 44, Block. As a result of the trapped lows, no deviation will be allowed from established grades as determined by the Planning, Building & Development Services Department. The lot grades are determined to prevent flooding of improvements. Restrictive covenants (building grades) are registered to title.. Lot 6, Block ; Lots 32-4, Block ; and Lots 23-24, 4-47, Block in have services shallower than 2.5 metres and require insulation for frost protection. This requires the Purchaser to: Install sanitary and water service, Backfill with sand to ihes above services, Provide 3 ihes of foam insulation centered on the services from the tie-ins to the foundation. Foam insulation to extend a minimum of 2' on both sides of the services.. Lots 28, 29, 34 and 35, Block are adjacent to Municipal Reserve (MR). There will be trail connections to the MR from the public roads. This MR will not be developed until after Phase 3B has been developed.. Lots - 27, Block have a 6. m wide grassed drainage ditch located along the rear property line. This ditch is located on city property. The purpose of the ditch is to convey runoff from the ER to the City's stormwater system. City workers may access this ditch from time to time to perform routine maintenae (grass cutting, debris removal, etc.). Behind Lot 23 there is a catchbasin which collects the surface water and directs it to the underground stormwater system. The underground piping from the catchbasin is installed in an easement on Lots 23 and 24. City workers may access the catchbasin from time to time to perform routine maintenae (debris removal, pipe inspection, cleaning, etc.).. A Caveat - Restrictive Covenant will be registered against Lots - 2, Block in hlands Phase 3A2. Garages and parking pads are not allowed direct access onto hlands Boulevard. Garages and parking pads must be located at the rear of the lot.. Lanes will not be developed for approximately two years from completion of the subdivision. This may impact on garbage pickup or rear lot access. Lots 2-9, Block will have paved lanes.. Lot, Block is an R-3 (multi-family) site. Development could be up to 4 stories in height. 6. Lot 8, Block is C-2 (Neighborhood commercial) and will be marketed by "expression of interest" approximately in Lot, Block is an R-3 (multi-family) site and will be sold separately by public process to one developer for a comprehensive development via "expression of interest". 8. Garage locations are mandatory. 9. All measurements are in metres. Conversion is m = feet. 2. Owners are responsible for any filling and cutting necessary to bring their lot up to final ground level. 2. Owners are responsible for checking easement/utility right-of-way locations on lots purchased as no buildings or structures are permitted on such easements or utility rightof-ways. 22. All lots are for single family dwellings, unless otherwise specified. 23. Any and/or all auxiliary buildings must be approved by the Planning, Building & Development Department at Purchasers are responsible, before purchasing a lot, to check zoning of adjacent lands with Planning, Building & Development Services Department at A voucher system is in place towards the purchase of trees, for R- and R-2 lots only. Further information is available at the Land & Properties Department. 26. Duplex dwellings as a discretionary use shall not be approved in an R- district for a period of years from the day of subdivision registration. 27. Please familiarize yourself with all details of this subdivision, which are iluded in the plan book located in the Land & Properties Department. They will impact your proposed development. The details indicate easements, elevations, street lights, mail boxes, transformers, setbacks (rear and front) and utility locations, etc. 28. The City of Medicine Hat has set aside Municipal Reserve (MR) and Open Space as part of its overall park & open space system. Parks are intended to serve a variety of residents; as a result, the following facilities may be located in MR and open spaces such as sports fields, dog runs, swimming pools, playground equipment, etc. The City reserves the right to proceed with development at any time. Based on changing demographic and recreation needs, the amenities or facilities planned for this area may also change over time.
