Location The Lake Creek Ranch is located approximately 35 miles northwest of Thermopolis, Wyoming, in western Hot Springs County. The property is accessed by turning west onto the Owl Creek Road (State Hwy 170 & CR 1), about 8.25 miles north of Thermopolis, and proceeding westerly on the Owl Creek Road for approximately 26.5 miles to the intersection with the Eagle Nest Road (CR 20). The road to the property then turns northwesterly onto the Eagle Nest Road for a little over one mile until it intersects with an improved two-track road called Upper Cottonwood Road. Description of Property The Lake Creek Ranch is comprised of three separate secluded parcels (Lake Creek, Spring Creek and Cottonwood Creek) that provide livestock grazing as well as wildlife habitat. Together the parcels total 2,729± acres of deeded lands, which are surrounded by 3,621 +/- acres of BLM lands. Located in the foothills of the Owl Creek Mountains at elevations ranging from 6,350 to 7,550, the topography of the property varies from sharply sloped hills and ridges (which dominate the western parts of the property) to flatter ridges, shallow valleys, and large open areas in the eastern portion. The entire property is bisected by numerous draws and drainages. Lake Creek is a small year around stream which flows through the northwestern part of the property, forming a steep narrow valley which eventually intersects with Cottonwood Creek on the northern boundary of the property. Cottonwood Creek is a wider and larger stream, featuring large stands of deciduous trees, that flows southeast through the northernmost parcel of the ranch and forms a wide sheltered valley with year around live water. Stock water is provided by Cottonwood Creek and Lake Creek, several reservoirs, and numerous flowing springs. The BLM Lake Creek Allotment #00607 (Permit #4901217) is contiguous to and interspersed with the deeded lands. The BLM rates the property to support 546 active AUM s on BLM and 630 AUM s on the private portion. The BLM permit allows 160 cattle animal units to be grazed on the allotment from June 10th to June 30th, and 160 cattle animal units to be grazed on the allotment from July 1 to January 2 of each grazing season. There are no useable building on the parcels. Improvements are limited to a holding pen and corrals, which are located near a year-around spring. Interior fencing on the property is minimal. The boundary fences are built approximately on the same line as the boundary of the BLM Allotment. River bottom provides livestock cover and wildlife habitat. The topography of the ranch varies from creek bottoms and rolling grassy hills to steep canyons and cliffs with most of it being rolling grassland. Page 3
