It s the odd shaped lot under the word Way in Maccasin Way; it s wide in the middle and tapers down toward the lake. Lot Dimensions: The lot is irregularly shaped. It ranges from about 240 and 320 deep at its shortest and greatest lengths respectively. It s about 112 feet wide at the road, 167 feet wide at its widest point near the middle (including area covered by pond) and tapers down to 66 at the shoreline. Please review a Plat of Survey at Barron County for more specific information and to confirm measurements. Orientation to the Lake: The lot is on the north side of the lake. A future cabin or lake home would face the lake due south. Electric: The electric has been run to the center of the property along the east side. An electric pedestal has been installed which can be reconnected for about $75.00 if you want to use an RV.
Elevation: There is a gentle elevation down to the lake. No stairs required. Photograph taken from what is believed to be the approximate setback from the lake. Buyer and buyer s agent to confirm. Setback Requirements: The lake is considered a class 3 lake by Barron County. The setback from the lake, at the time that I looked into it, was 100 feet as measured from the furthest extension of the structure (roof line, deck, etc.) to the nearest ordinary highwater mark as measured horizontally. Because of the irregular shoreline, it appears that a future structure could be built significantly nearer the lake than the neighboring residence to the east. Barron County officials report that, since the pond on the property is less than 100 in diameter, and does not connect to the lake itself, there are no setback requirements from the pond. October 15 th of each year. We used this property to camp with our RV for several years. Suitability for Building: At first glance, it appears that the middle (cleared) area of the lot is too narrow to build due to the pond. However, measurements that take side and lake setback requirements into account suggests that a 28 X 34 40 home or cabin would fit in the general area of the clearing. For the sake of reference, the neighboring half log sided cabin is 28 X 34. I once considered building a cabin with a full basement walkout that opened to the pond side, a wall of windows facing the lake, parking or garage to the rear of the home and an entrance on the pond side main level. Below is my own sketch. You would want to discuss such possibilities (or your own thoughts, plans and ideas) with your local builder, Barron County, Cedar Lake Township and Loch Lomond to confirm setbacks and feasibility. Another option may be to place the cabin or lake home nearer the road and enjoy more of the property between the home and the lake. LAKE INFORMATION Name: Bass Lake aka Little Lake of the Woods Depth: 39 maximum. Nearly 30% of the lake is over 20 deep. Size: 19 acres as reported by the Wisconsin Department of Natural Resources Species: Bluegills, Crappies, Smallmouth Bass, Northern Pike. There have been numerous reports over the years of people landing large Northerns and 1-lb Crappies. The Bluegills appear relatively stunted, but are a lot of fun for the children as they don t require much patience to catch. Water Clarity: Think tap water when you picture clarity. Bottom: Sand covered by leaf litter. People who enjoy swimming in the lake generally do so from their floating swimming platforms.
Restrictions: No gas-powered engines can be used on this lake. This restriction is what contributes to the quietness, serenity and water clarity of the lake. You can have a fishing boat with an electric trolling motor to get around. You ll see just as many people enjoying the lake with their canoes, paddle boats and sailboats. Public Access: There is a public access to this lake on the southwest side. It is poorly maintained and gets very little use throughout the spring, summer and fall. It is rare to see anyone on this lake, except during the winter months, that is not a fellow lakeshore owner or a guest of a lakeshore owner. Other: The size of the lake does not necessitate your putting in & pulling out the dock every season. The dock on the property, included in the price, has been there since about 2000. LOCH LOMOND BEACH CLUB, INC. Loch Lomond Beach Club, Inc is an association of owners covering the properties within Loch Lomond. Membership bestows certain rights and privileges, as well as restrictions and obligations.
