Leogang forms part of the largest interconnected ski resort in Austria - the Skicircus Saalbach Hinterglemm Leogang Fieberbrunn - with 270 km of perfectly prepared slopes. This ski area has something for everyone, from easy family pistes to demanding World Cup runs, and from adventurous funpark playgrounds to groomed moguls. Leogang is also just a 5 minute drive from Saalfelden. This is a beautiful Alpine town between those of Hinterthal and Zell am See, in the heart of Austria s Salzburg province. These villages are in a particularly beautiful part of Austria, with lush pastures and winding roads set against the backdrop of the Hochkonig mountain range. Magnificent Views The villages, together with Hintermoos, form the Hochkonig Winter Kingdom ski area with 120km of groomed pistes and a modern and extensive lift network. The resort is also part of the vast Amadé ski region with over 860km of skiing all on one pass. Leogang is ideally located only 65 minutes from Salzburg airport and less than 2 hours from Innsbruck airport.

Property Information Built in 2011, the Leogang Apartment has been designed in a traditional style with touches of contemporary Alpine flair. It is situated in a secluded area in the centre of the village, just a short walk from the ski lift, local shops and restaurants. The ski bus stop is 2 minutes from your front door which can whisk you around the valley to the neighbouring towns of Saalfelden and Fieberbrunn throughout the year. Finished to an exceptional standard, it features a living area of 70.54m 2, a fully fitted kitchen with high quality AEG appliances, a beautifully appointed bathroom and additional W.C, and a spacious bedroom with a walk in wardrobe. The open plan living area opens directly onto the south-westerly facing balcony which is perfect for dining outside on those long summer evenings. The apartment also has a bright and airy hallway with a storage / utility room. Purchase Information Second Home Status The Leogang Apartment has permission to be sold as a Second Homes Property which means it is possible for you to buy with no obligation to rent. Of course if you would like to rent your property you are free to do so and if you choose to rent on a commercial basis there may be tax advantages as you can reclaim part or all of the VAT after purchase. To take advantage of claiming the VAT back you would need to initially pay the full gross (second home price) and then claim part or all of the VAT back. It is only possible to claim the maximum VAT back - the full 20% - if you rent you apartment commercially and do not use it yourself at all. If you declare in advance that you will be using the apartment partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. If you decide to claim part or all of the VAT back the developers have appointed tax advisors to help with the process. It usually takes about three months to reclaim VAT and it is possible to take a bridging loan for this purpose if required. You can choose a management company to make your bookings, receive your guests and check them in and out of your apartment. They would also provide laundry and cleaning services to deal with the change-over when your guests have departed. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Purchase Tax Stamp Duty 3.5% of the gross price Entry to the Land Registry 1.1% of the gross price Notary s fees 2% of gross purchase price plus VAT Court costs, administration fees approx. 150 euros 3% local agent fee payable Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 1.6-2% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.2% mortgage registration fee. Saalbach-Hinterglemm - 200km skiing Winter & Skiing The Saalbach-Hinterglemm Ski Circus is a complete circuit of slopes across the valley, so you can ski all over one side in the morning and all over the other side in the afternoon! There are 90km of blue runs, 95km of red runs, and 15km of black runs at altitudes over 2,000m. With over 40 charming Alpine taverns to visit there are plenty of places to a quick stop on the piste. Thanks to the beautiful sunny pistes and runs for all abilities, Saalbach-Hinterglemm is a superb winter destination from mid-december to April, plus with 472 snow cannons you are always sure of perfect conditions. There are many beautiful slopes which run through the trees and the skiing here provides lots of off-piste opportunities too. There is also 12km of classic cross country runs and a 2km high cross country run in the ski region. The region has 55 modern ski lifts and has the highest proportion of fast ski lifts of any major ski resort in the world - so you can get to the slopes super-fast! Saalbach has a great selection of ski schools plus central nursery slopes which are ideal for beginners. Additionally there are four funparks, a nightpark, as well as a floodlit ski park. Maria Alm Leogang is surrounded by a wide range of skiing, with Maria Alm just a 15 minute drive away and Hochkönig close by too. There is guaranteed snow here and a further 120km of pistes, with 52km of blue runs, 41km of red runs, 19km of black pistes, plus a further 8km of freeride routes.

Maria Alm, Hochkonig - 120km skiing Fieberbrunn Also 15 minutes away is the traditional village of Fieberbrunn which was linked in 2016 to Saalbach. This was a two-part project to enlarge the Saalbach ski region and the next phase will be to link directly to Zell am See creating the 3rd largest ski area in the world! Après Ski Leogang s après-ski begins up in the mountains at one of the many excellent ski huts, and with nearby Saalbach-Hinterglemm renowned for its lively night life, you are spoilt for choice. Saalbach has a huge range of options to enjoy after a day on the pistes with vast quantities of beer and schnapps flowing in the mountainside inns and village ice bars. Bars and Discos.. Dancing on tables is the norm and most parties start before the ski lifts close and continue into the night. There are also over 60 rustic restaurants in town to choose from, offering everything from modern European to traditional Austrian cuisine. With 44 ski huts, 38 bars and four discos to visit, Saalbach boasts some of the best après-ski in Austria, with something for everyone.

Schmitten, Zell am See - 77km skiing

Summertime in Leogang Leogang makes for a beautiful dual season retreat, with fantastic hiking and biking trails, a number of golf courses plus several lakes where you can cool off on hot summer days. There are over 480km of biking trails which can be explored on either mountain or electric bikes. Bikes can also be taken up the mountainsides in cable cars, so you can freewheel back down, whilst stopping at the many Alpine huts for refreshments. For more than 30 years, nearby Saalfelden has been home to one of the greatest Jazz festivals in the musical calender. The International Jazzfestival Saalfelden is a celebration suited to all, as it paves the way for the development of diverse arts and culture in the region. JAZZ FESTIVALS, EMERALD LAKES & 480KM OF BIKING TRAILS With glaciers, mountains and the lake to enjoy, this part of Austria is one of the Alps best loved summer destinations. In nearby Zell am See, you can swim in the warm lake, take leisurely boat trips and enjoy diving, fishing and water skiing. If you can t wait until the next ski season to get your fix, Kaprun offers summer skiing on its famous glacier! There are also guided tours to the summit where you can experience the phenomenal views of Austria s tallest peaks. Other summer activities in the area include tennis, horse riding, paragliding, rafting, rock climbing, caving and sightseeing flights. Golf The local area is home to two challenging golf courses, including the 18-hole Urslautal golf course (less than 10 minutes away). For those seeking even more variety, there are another 15 challenging courses to be found within an hour.
