The subdivision is located on the east side of Walden Woods D., south of E. Pak Rd. and noth of E. Alexande St., in 4-29- 22 ( S- T-R). EXECUTIVE SUMMARY The applicant poposes a eplat of the Walden Woods Subdivision ceating a 116- lot subdivision within Unit 3 of the Walden Woods Industial Planned Development Distict. Unit 3 is cuently platted fo 397 townhouse dwelling units. To date appoximately 165 townhouse units have been built within Unit 3. The applicant and develope of Unit 3, DR Hoton, popose to convet the emaining 232 platted townhouse lots to 116 single- family lots fo a total of 281 lots. The final plat is sepaated into two sections containing Blocks A, B and C, on the noth side, and Blocks D, E, and F on the south side. All lots ae equied to be a minimum size of 4, 500 squae feet. Lots within Blocks A, B and C equie a minimum lot width of 45' ( 45' x 100'); and lots within Blocks D, E and F equie a minimum lot width of 50' ( 50' x 90'). ae consistent with the Walden Woods Industial Pak Planned Development Distict. The building setbacks The poposed subdivision has a Futue Land Use designation of Commecial and Natual Pesevation. The develope will be esponsible fo extending wate, sanitay sewe, and eclaimed wate lines to all lots. The cost of extending such facilities will be the esponsibility of the develope. Afte final plat appoval and acceptance of the poject by the City, the HOA shall own, epai, and maintain the on- site utility as dedicated in the plat. MEETING OF: AGENDA ITEM NO.:

The final plat contains wetlands which have been peviously dedicated as consevation aeas. The boundaies have been appoved by the Hillsboough Envionmental Potection Commission EPC) and Southwest Floida Wate Management Distict. On Febuay 11, 2016 the Planning Boad found [ 6-0] the Walden Woods Single Family Final Plat ( PB-2016-03) consistent with the Plant City Zoning Odinance ( Ch. 102), Subdivision Regulations ( Ch. 94), Chapte 177 ( Floida Statutes) and the Compehensive Plan. The Planning Boad ecommended that it be appoved. Staff also ecommends appoval. RECOMMENDATION Afte conducting the public heaing, adopt a esolution to appove the Walden Woods Single Family Final Plat. FISCAL IMPACT Undetemined.

A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF PLANT CITY, FLORIDA, APPROVING THE PROPOSED PLAT OF WALDEN WOODS SINGLE FAMILY SUBDIVISION, A PORTION OF WALDEN WOODS REPLAT, A SUBDIVISION IN SECTION 4, TOWNSHIP 29, RANGE 22, HILLSBOROUGH COUNTY, FLORIDA. Wheeas, the City Commission finds that the poposed subdivision of Walden Woods Subdivision meets the equiements of Chapte 94, Plant City Code; that the poposed subdivision confoms to the city' s compehensive plan and zoning egulations; and that the city has adequate wate availability unde the city' s consumptive wate use pemit to povide wate to the poposed development; now, theefoe FLORIDA: BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF PLANT CITY, Section 1. The poposed plat of Walden Woods Single Family Subdivision, a potion of Walden Woods eplat as ecoded in Plat Book 114, Pages 41-58 of the Public Recods of Hillsboough County, Floida, in Section 4, Township 29, Range 22, Hillsboough County, Floida, descibed in Exhibit A attached heeto and incopoated heein by this efeence, having been found by the City Commission to be in compliance with Chapte 94, Plant City Code, is heeby appoved.
