Improvements: The lodge is 3,772 square feet which does not include the fully finished 400 square foot covered patio. The main lodge consists of a giftshop and office, the main lodge area, the mechanical room, a fully contained upstairs apartment, and patio. The shop and office area is 480 sqft and could easily be switched to a den/lounge area. The main lodge room is 576 sqft and consists of a full kitchen and comfortable dining area. The covered patio has expansive log tables, chairs, and grills. The upstairs apartment is 960 sqft and includes two bedrooms, a full kitchen, a full bath and living area. Improvements (cont d): Guest Rooms The lodge has 6 guest rooms with one of them being handicapped accessible and meets ADA (American Disability Act) requirements. All rooms are spacious 12x23. Furnishings are made out of solid oak and consists of two full beds with headboards, nightstands, a round table, chairs, dressers with large drawers, TV stand with flat screen TV and an oak mirror. Rooms are heated/cooled with heat pumps from Carrier. Each room has a refrigerator and large pine outdoor chairs are out in front. The large roof overhang and hooks outside the rooms provide good storage area for angling items. Location: The Lodge is located 38 miles southwest of Great Falls and 52 miles north of Helena, MT with good access and visibility from the Recreation Road (Old US Hwy 91) off of I-15. The lodge s elevation is 3400 feet. The primary snowseason is from mid-november through mid-march. Hundreds of square miles of wilderness lie behind the lodge which is a haven for wildlife. Wildlife frequenting the lodge property include white tailed deer, mule deer, bighorn sheep (currently a herd of 17 head) fox, eagles, elk, osprey, and a number of small game and birds. Great Falls and Helena have very good airline transportation with direct flights from many major hubs. Located in the Big Belt Mountains just east of the Continental Divide, the lodge is in the Missouri River Canyon. It is in the center of some of Montana s outdoor destinations and historical locations. It is an easy half day drive to either Yellowstone National Park or Glacier National Park. Just 45 minutes from the nation s largest wilderness area in the lower 48 states, The Bob Marshall Wilderness Area. Recreational Opportunities: For History buffs, the lodge sits below one of the four area landmarks that can be identified from the Lewis and Clark journals. The mountain above the lodge is called Eagle Rock and around the corner from the lodge is one of expeditions
campsites called Mid-Canyon. Helena first came into being as a gold camp with the Last Chance Gulch gold rush in 1864, and is the state s capital and host to the Montana Historical Museum. Downstream, Great Falls is home to the Lewis and Clark Interpretive Center, the cowboy artist Charlie M Russell Museum, and just outside Ulm is the First Peoples Pishkun Center, the worlds largest buffalo jump. Another 45 minutes downstream from Great Falls is Fort Benton, the birthplace of Montana. This is where early Montana miners, farmers, ranchers, and others exited the steamships and set out to find their fortunes in the west. Wildlife: Whether viewing, photographing, or hunting Montana s wide diversity of animals and birds, the Lodge is in midst of some excellent opportunities or can provide the base camp to the surrounding country. The national parks are a half day away, the Bob Marshal Wilderness is even closer, and State an Federal Lands are only miles away. For those interested in birding, two of the finest in the west are Freezeout Lake Wildlife Management area and the Benton Lake National Wildlife Refuge and they are both less than 60 miles away. A 15 minute drive up the river above Holter Dam lies Holter Lake. Home of the Gates of the Mountains of Lewis and Clark fame, and excellent fishing and boating. Two more lakes are immediately upstream of Holter Lake, Hauser Lake, and Canyon Ferry Lake
which provide even more recreational opportunities. Fishing: The Missouri River that emerges from Holter Dam is a special fishery. The large tailwater has a rich chemistry, cool waters, and incredible aquatic life. The results are a large population of rainbow and brown trout, averaging 4000+ fish greater than 10 inches per mile of river. These waters can be fished year round and rarely suffer from issues that can affect other rivers such as runoff or river closures. A tributary river, the Dearborn River joins the Missouri in the canyon two miles above the Lodge. It is good river to get out to wade and fish some of the remote stretches. The Sun River below Gibson Dam at the edge of the Bob Marshall wilderness is another nice trip to wade and fish for rainbow, brown, and occasionally brook trout and grayling. There are also numerous streams and creeks in the area for a change of pace from the bigger waters. The Possibilities: The Lodge has historically been used as a fishing lodge but with it s scenic and strategic location the potential is so much more. The Missouri River Canyon is predominantly served by private cabin rentals with some hospitality businesses in the outlying communities. The Lodge is one of the few commercial hospitality businesses. So consider the possibilities: Bed and Breakfast, Boutique Hotel/Motel, Hunting Lodge, Photo-Safari Camp, Corporate Retreat, Family Reunion Center, Bible Camp, Destination Wedding Site.
