Lookout Mountain Ranch DANIEL, WYOMING Introduction: The Lookout Mountain Ranch is located 15 miles northwest of Daniel Junction in Sublette County, Wyoming. The county seat of Pinedale is approximately 28 miles to the east and Jackson Hole, Wyoming, is just over an hour north. Location: The Lookout Mountain Ranch is located 15 miles northwest of Daniel Junction in Sublette County, Wyoming. The county seat of Pinedale is approximately 28 miles to the east and Jackson Hole, Wyoming is just over an hour north. The ranch is accessed from State Highway 189/191 via County Highway 354, which is paved for the first eleven miles then becomes a county-maintained gravel road for the remaining approach. The current owners reside year-round. A modest gravel road is traveled by most vehicles during the majority of the year while a fully enclosed and heated snowcat is used for the final two miles during the winter months. The ranch adjoins the Bridger-Teton National Forest along the eastern slope of the Wyoming Mountain Range, which provides breathtaking views and excellent access to thousands of acres of public lands. Pinedale is traditionally known as a ranching community with large livestock operations dominating its rugged landscape of sage-filled ridges and lush grassy valleys. Three mountain ranges encapsulate this valley: the Wyoming Range creating the western border, the Gros Ventre Range to the north and the Wind River Mountain Range to the northeast. The Lookout Mountain Ranch is located at an elevation of 8,200 feet. Acreage: The Lookout Mountain Ranch is comprised of 703 deeded acres with an additional 160-acre BLM lease contiguous to the property. The ranch consists of open meadows, willow bottoms, timbered pockets and rangeland all in a high alpine setting with large cattle operations and recreational properties adjacent or nearby. There are three separate year round creeks converging on the property: Dry Beaver Creek, South Beaver Creek and Buck Creek. Adding to this diverse landscape is a 5.25-acre pond, fed by Buck Creek, which is home to many trophy-sized rainbow trout. Operation: Ranch operations include a lease to a neighboring landowner who grazes approximately 500 steers for threemonths in the summer and early fall, choosing not to hay the irrigated meadows but rather pasture the entireranch. In addition to the summer cattle operation, the property is used by the Lessee as a staging ground for thecattle. This period is prior to moving them into their summer allotment on Forest grazing permits and upon theirreturn in the fall months before moving to winter pasture. The annual lease payment has averaged $18,000-$20,000. In addition to the cattle operation, the owner has fenced two pastures, totaling 45 acres, for horses.

Live Water: Three streams converge on Lookout Mountain Ranch, offering good private wade fishing opportunities along cutbanks, numerous beaver ponds, and willow-lined runs for approximately 2.6 miles. These streams are home to Wyoming s native cutthroat trout while a large 5.25-acre pond provides an excellent place to catch large and well-fed stocked fish up to 10 lbs. Nearby Live Water: Other nearby fisheries such as the Green River and the New Fork River offer the accomplished angler ample options at designated public access points. These rivers are similar and noted for their long, smooth dry fly runs, gravel riffles and deep streamer pools which house the larger predatory brown trout. Blizzard caddis and gray drake hatches have become the trademark on the Green and New Fork, while late summer season terrestrial patterns can seduce larger than average fish to rise with reckless abandon.

Improvements: A professionally built, fully furnished, 5,400-square foot log home is situated on the south border of the property and hosts unobstructed views of the surrounding mountain ranges. The home consists of six bedrooms and seven baths along with a sauna, office loft, sunroom, breakfast nook and game room. There is also a large, vaulted great room with rock fireplace, full kitchen and walk-in pantry. The basement consists of a workshop, 3-stall garage, fitness room and ample storage.
