Acreage: The ranch consist of 1,510 deeded acres, which runs from a pristine riparian corridor along both sides of approximately 1.5 miles of Wind River frontage, up to a timbered ridge which adjoins BLM lands and provides direct access to the Shoshone National Forest and the Fitzpatrick Wilderness. The lower ground along the river benefits from water rights out of the Wind River, which allow for irrigation of approximately 124 acres. The lower fields are fenced into 5 separate pastures plus a corral area for handling stock. Historically the lower fields have put up hay and more recently, used as pasture ground. There is a private bridge which provides vehicular access across the Wind River, also an additional suspension foot bridge which provides quick walking access across the river directly from the main home and guest cabin. The upland portion of the ranch, located south of the Wind River is made up of rolling broken country which gains in elevation affording terrific views back to the north and west including the high peaks of the Absorka range and the rolling red hills country along the Wind River and up the East Fork drainage. There are two areas with prominent springs, which are utilized by big game and stock alike. The upper ranch has primarily been used for recreation, most notably big game hunting with a limited amount of stock grazing as well. Mule Deer, Rocky Mountain Elk and Pronghorn antelope have all been successfully harvested on the ranch.
Improvements: Wind Rock Ranch is nicely improved with a beautiful 3-bedroom custom log home plus a 2-bedroom guest cabin. Both structures are located directly on the banks of the Wind River amongst a grove of mature cottonwood trees. The setting is spectacular with views upstream and downstream and across the river at the ranch s namesake Wind Rock rock formation. The main home was built in 2006 and is approximately 3,516 square feet. The great room and gourmet kitchen are grand spaces perfect for entertaining family and guests, the kitchen has granite countertops and stainless steel appliances while the Great Room has large windows over looking the river and tongue and groove ceilings and custom wood floors. The 2 bedroom 1 bath guest cabin is located just upstream of the main home with a nice functional layout, private kitchen, great for guests that want their private space outside of the main home. Conservation Easement: The Wind Rock Ranch is one of the few vast properties left in the Upper Wind River area unencumbered by a conservation easement. Due to its location, ecological and scenic attributes the Wind Rock Ranch is an attractive property for a conservation easement. A potential conservation easement offers an incoming landowner the opportunity to capture significant tax benefits while preserving the wild and scenic qualities of the ranch.
Live Water: The Wind River flows through the ranch for approximately 1.5 miles. This section of Wind River, below the town of Dubois and upstream of the East Fork is a fantastic stretch of water to wade fish. The most prominent fish on this reach are brown and rainbow trout, with an occasional cutthroat or brook trout possible. This section of river is a freestone river, controlled only my Mother Nature. The riverbed is primarily cobblestone with boulders mixed in creating some nice pocket water. The classic riffle, run pool configuration is present and very straightforward to fish for all skill levels. The deeper holes on the ranch tend to hold the largest fish, and see hardly any wade traffic and no driftbaot traffic. The Fall of the year offers the best chance to catch trophy size brown trout as they move up the river to spawn, but 12-18 inch fish can be readily targeted on a day s outing. Caddis and stoneflies are available prior to runoff. PMDs, Tricos, Yellow Sallies, and larger stoneflies show up during July. Terrestrial imitations catch fish in August, September, and October. Aside from the water on the ranch, there are numerous public access points both upstream and down stream of the ranch providing miles of fishing opportunities for unpressured fish in a spectacular setting.
Wildlife & Hunting: The most abundant wildlife species on the ranch are mule deer, and it is not uncommon, in the late fall and winter, to see hundreds of deer on the ranch. The ranch is located in Wyoming Game and Fish deer unit 128, a unit well known for producing record book animals. Rocky Mountain Elk are also prevalent on the ranch during the hunting season and throughout the winter. The elk move down from the forest as the snow settles into the high-country and take up residence on Wind Rock Ranch. Both the elk and deer utilize the upper ranch for cover and bedding area and then move down to the river-bottom to feed in the mornings and evenings. Pronghorn Antelope are also present on the ranch and nice bucks have been harvested. The Wind Rock Ranch qualifies for 2 Landowner Deer Tags and 2 Landowner Elk tags, alleviating the need for the non-resident owner to participate in the license draw process. A well respected area outfitter currently has an arrangement with ownership to selectively hunt the ranch, taking only a few hunters a year in search of quality animals. Aside from game species, the ranch is also home to a variety of non-game species, songbirds, birds of prey and waterfowl along the river.
