Crystal Creek on the Taylor River CRESTED BUTTE, COLORADO Introduction: Nestled in a spectacular canyon-like setting flanked by inspiring cliff walls and lush timbered hillsides sits a fishing community with established roots and exceptional fishing. Crystal Creek on the Taylor River is a 400±acre community located outside of the thriving resort community of Crested Butte with some of the most productive trout habitat in the continental United States. There is a grand log home with custom rustic designs and finishes with comfortable spaces, steps from the magnificent fishing on the renowned Taylor River. Rarely does a residence in this 13-home community become available on the open market. Location: Set among the scenic grandeur of one of Colorado s most inspiring settings, Crystal Creek offers easy access to commercial and private air capabilities, resort amenities and limitless recreational opportunities. The location of Crystal Creek on the Taylor River offers the best of all worlds quiet seclusion surrounded by forest land, while being easily accessible with daily commercial flights to nearby Gunnison-Crested Butte Regional Airport. The regional airport is also home to Gunnison Valley Aviation, a full service FBO, offering private air travel services. The ranch is approximately 40 minutes from Gunnison. Gunnison is a thriving western town with a rich ranching heritage, higher education at Western State College, and adventures for those individuals who enjoy the lifestyle afforded by close proximity to a variety of recreational pursuits. Gunnison provides most major conveniences from grocery stores to fly shops, as well as inspiring art galleries and quality dining options. The incredibly scenic resort community of Crested Butte is approximately a 30-minute drive from the ranch providing access to 1,500+ acres of quintessential Colorado terrain serviced by 15 lifts at the Crested Butte Mountain Resort. Crested Butte is often referred to as either Colorado s Last Great Ski Town, or The Wildflower Capital of Colorado. The town of Crested Butte offers a charming main street teeming with fine dining, apres-ski watering holes, sporting goods stores and revitalized rustic charm often associated with vibrant Victorian architecture. Once a thriving Old West supply town to nearby gold and silver mines, Crested Butte is now a family-friendly resort community that is known for spectacular mountain vistas, endless meadow hikes among the wildflowers and fun-loving, friendly locals.

Acreage: Crystal Creek is comprised of approximately 400 acres surrounded in its entirety by the White River National Forest, at an elevation of approximately 8,750 feet. The ranch enjoys significant irrigated pasture lands prolific with healthy grasses, as well as excellent cover in the form of healthy forested sections. The timbered portion of the ranch is made up of a blend of rich evergreens comprised largely of firs, spruce and pines giving way to pockets of aspens and cottonwoods along the riparian corridor. The irrigated meadows provide excellent grazing ground for the resident horses who are lucky enough to call Crystal Creek home. The ranch acreage offers several ponds for fishing, which double as home to migratory waterfowl and a water source for the extensive game animals that visit the ranch from the adjacent forest lands.

Live Water: The fishing on the Taylor River, and more specifically the Crystal Creek section, is without question a 10 out of 10 by any angler s measure. The tailwater section of the river begins approximately 7 miles upstream as the cool water is released from the Taylor Park Reservoir. The 400-acre Crystal Creek community features water alive with voracious browns, acrobatic rainbows and eager cutthroat trout, nearly all of which are exceptionally large.

Live Water (continued): Very few sections of river exist with all of the conditions precisely in concert necessary to recruit and hold the extensive numbers and size of cold water sport fish as Crystal Creek. There are consistent flows at precisely the right temperatures and an abundance of nutrient-rich aquatic insects steadily churning into, and reproducing in the system. This culmination of the right factors has resulted in one of the finest trout fisheries in the entire West this legacy fishing paradise represents an opportunity to own a rich sporting sanctuary the family will share and enjoy for many years to come. The completely private fishing experience allows anglers from all skill levels to sight cast dry flies to trout sipping spinner fall, pull streamers through deep back eddies, or nymph to eager trout along seam lines and behind rocks. The rich resources of this tailwater fishery recruits fish from many miles to settle in and feast on the nutrient-packed water. Given the flows and consistent temperatures fishing can be great year-round. There is something special to be said for a gorgeous sunny day when one can enjoy skiing powder all morning and fishing in the afternoon.

Live Water (continued): The river is teeming with protein-rich mysis shrimp that are flushed down from the reservoir to the hungry trout who can t resist these calorie-rich morsels, which are responsible for the growth rate of the Taylor River trout. In addition to the yearround supply of mysis shrimp, the Taylor is renowned for its spectacular Green Drake hatch from mid-july through early August. Dry fly fishing is at its purest during this time as this large mayfly rises from the depths, and the resident trout feed with reckless abandon. Matching the size and color of these bugs is important during this time, given the abundance of natural bugs on the water. Throughout the spring and summer months midges are a staple in the river, as are caddis flies. In addition to the 1.5± miles of Taylor River, the ranch enjoys another 1.5 miles of Hall s Run, a side channel fishery that fishes like a spring creek with line-ripping trout hiding in undercut banks and deep holding pools. Hall s Run is comprised of 2 main sections, one of which is through a spectacular timbered setting steps from the house, and another meadow-style fishery that provides great opportunities for spot and stalk style sight fishing to unsuspecting trout feeding on terrestrials and the full gamut of aquatic insects. There are also several pond features for stillwater fishing enthusiasts to test their mettle on the healthy population of resident trout.

The Taylor River is one of Colorado s finest fisheries. Crystal Creek on the Taylor takes that incredible natural quality one step further. This section of water, with its improved habitat work, offers a trout fishing experience that exists in very few places. Classic riffles and deep pools combined with epic hatches and abundant natural aquatic life help to create a quality of trout that are happy to reside their entire lifespan. You just can t find this high quality fly fishing experience in many places as you can at Crystal Creek on the Taylor. - Rod Cesario, Owner, Dragonfly Anglers, Crested Butte, CO

Improvements: Built by custom log craftsman Steve Cappellucci, and designed by award-winning architect Weldon Turner, the home is a charming blend of stone and wood finishes. Comprised of 4,700± sqft above grade, and a well-finished basement of approximately 2,700 sqft, the log home offers 6 bedrooms and 5 bathrooms. The master suite, complete with his and her vanities, is located on the main floor yet set off privately, providing ease of access and quiet respite after a long day fighting robust trout. The great room offers floor-to-ceiling windows looking toward Hall s Run, a spring-creek style fishery, mere steps from the back patio. The vaulted ceilings are adorned and supported by hand-hewn timbers giving way to stained wood ceiling that is simultaneously rustic and elegant. An elevator provides easy access upstairs to additional bedrooms, or downstairs to more bedrooms, storage and space that lends itself well to a media or game room. There is a wine cellar, as well as a much needed area for fishing rod, wader and tackle storage.

Recreation: Recreational pursuits abound both on the ranch and in the vast areas surrounding the property. Several trails in the adjacent White River National Forest begin on the ranch providing excellent access to scenic backcountry hikes and hunting adventures. Additional fishing, boating and other recreational pursuits can be found on nearby Taylor Creek Reservoir, a 2,000-acre reservoir surrounded by the grand splendor of the Colorado backcountry. Mountain biking trails abound in the Gunnison- Crested Butte area providing opportunities for riders of all skill levels and experience. There are also numerous golf courses in the area offering spectacular vistas in all directions while enjoying a round on the course with friends.

Summary The Crystal Creek on the Taylor River represents a rare opportunity to become a part of this wellmanaged fishing community on one of the best trout rivers in the United States. The 7,400 sqft home is beautifully built and conveniently located to access the rich recreational opportunities that abound in this spectacular area of Colorado.
