Tarryall River Ranch PARK COUNTY, COLORADO Introduction: The 90.37-acre Tarryall River Ranch offers exceptional recreational opportunities. Bordered on three sides by the Pike National Forest and in close proximity to the Lost Creek Wilderness, the ranch scenery is spectacular. This guest ranch can accommodate up to 40 guests, and is an outstanding equestrian property and fly fishing retreat. Situated 8 miles from the Tarryall Reservoir, the property provides exceptional fly fishing on more than ¾ mile of the Tarryall River flowing through the ranch. Additionally, the ranch is within minutes of Colorado s best gold-medal fisheries including the Dream Stream. Horse enthusiasts will appreciate the superb riding, given the impressive and varied terrain. Currently operating as a commercial dude ranch, Tarryall River Ranch has permits to enjoy miles of horseback riding trails in 100,000 acres of the surrounding wilderness and national forest. The ranch borders first-class hunting areas including Unit 50 and Unit 501, boasting some of the best draw elk hunting in Colorado. Much of Unit 501 reaching from the ranch to Jefferson, Colorado, is accessible only by foot or horseback. Location: Tarryall River Ranch is located in Park County near Lake George, Colorado, in a beautiful valley in the majestic Tarryall Mountains. The ranch is a 2-hour drive from the Denver International Airport and closer to the Colorado Springs Airport at 1 ½ hours. The ranch feels remote and tucked away from the modern day, fast-paced lifestyle. But secluded as it may be, there is easy access with a blacktop county road open year round running past the main entrance. Since it is almost dead center in the state of Colorado, the ranch is located an hour from many of the great attractions, such as Pikes Peak, Breckenridge, the Royal Gorge and the Arkansas River, which has some of the best whitewater rafting in the state. Acreage: The Tarryall River Ranch is comprised of 90.37 deeded acres with more than ¾ mile of the Tarryall River and shared boundaries with the Pike National Forest. The terrain varies from green lawns around the recreational hall, cabins, swimming pool and playground areas to a gentle slope where the main lodge, office and another guest cabin are located. Towering pines and quaking aspen are scattered throughout the property, and the backdrop is a fantastic series of giant rocky outcroppings rising up to the mountains beyond.

Improvements: All of the cabins have had remodeling done within the past ten years and a duplex cabin was added in 2007. Seven of the eight lodgings have fireplaces, as well as the 2,300 sqft Frontier Lodge, which is used as the recreation hall. There is easy access to the 2,000 sqft Main Lodge and dining room, the Apache cabin and four other cabins. There is a heated swimming pool, spa, petting zoo and playground in addition to a maintenance building, three barns and staff quarters. The grounds and cabins are all well-kept and the cabins come complete with western log furniture and all amenities including artwork. Also included are an outdoor riding arena, a well-built round pen, laundry facilities and trading post. All fences and corrals are in excellent repair, and the ranch comes with horses and tack for 45 people. Additionally, the property comes complete with beds, linens, furniture, dishes, trucks, tractors, tools, horse-drawn equipment and a draft horse team. The lodge kitchen, water and septic are all up to code. The ranch is a member in good standing of the Dude Ranchers Association and the Colorado Dude & Guest Ranch Association.

Improvements: (Continued) Main Lodge: The ranch house-style, approximately 2,000 sqft main lodge is nestled on the hillside overlooking the ranch. It has a cozy atmosphere with its western décor, a big fireplace crackling on those cool mornings and evenings, and two picture windows to the south providing gorgeous views. The lodge has a spacious dining room that can easily seat forty guests. Leading from the dining room is a comfortable living area large enough for approximately twelve people. It also has a lovely fireplace and is a perfect place for resting and relaxing. To the east side is a guest suite with two bedrooms, a private bathroom and a capacity for four. The lodge is fronted by two porches, one large enough for ten guests and the other small and intimate. Both porches are popular gathering spots before and after meals. Finally, there is a commercial kitchen, streamlined and easy set up for cooking three meals a day for approximately sixty people. All the lodging, throughout the ranch, is beautifully decorated in a western theme with sturdy log furniture and warm colors. Toward the back of the lodge, there is a separate staff room that can easily accommodate twenty people for meals and staff meetings. On the west side is the manager s quarters consisting of a bedroom and private bathroom. Frontier Lodge: The Frontier Lodge, also known as the Rec Hall, is a lovely multipurpose building with a rich history. The main room is beautifully appointed with a pool table, ping-pong table and a sitting area that can comfortably

seat thirty-five guests. The giant fireplace is a focal point as well as an efficient heat provider. When the furniture is moved to the sides, The Frontier Lodge can be used as a dance floor for up to forty guests. There are two guest suites, accommodating up to five guests on each side and with private bathrooms. There is also a separate bathroom for the use of guests not staying in the Frontier Lodge, as well as staff quarters for four with an extra bathroom. The Frontier Lodge has a large veranda, ideal for relaxing and enjoying those stunning ranch views. Gunsmoke Cabin: The Gunsmoke Cabin was built in 2007. It is a duplex cabin with accommodations for five guests on each side. Both sides have two bedrooms, two bathrooms, living areas with fireplaces and private porches. It is suitable for big families or groups. Angler/Skyline: Angler/Skyline is a duplex cabin remodeled in the last 10 years. On one side are two bedrooms, a bathroom, a living area with a fireplace and a private spacious porch. On the other side is one bedroom with a bathroom and a fireplace, as well as a section of porch with a swing and western furniture. This is ideal for couples or singles, as each cabin feels secluded. Stampede: The Stampede Cabin is closest to the barn and the river, and it is the cabin requested most frequently. It has had major remodeling and can comfortably accommodate six guests. The cabin is comprised of a bedroom with a queensized bed, a small living area, a large bathroom and a second bedroom that sleeps four. There is a large porch stretching along two sides of the cabin, and river sounds ring while the horses come in each morning. Apache Cabin: The Apache Cabin was remodeled in 2001. It has two bedrooms and a bathroom on each side with a shared living room in between, and a scenic outside sitting area that looks down over the swimming pool. It has room for ten guests. Tarryall River Ranch includes three barns: one for machinery, one for horses and a historical hand-hewn log barn for hay and tack, built in the 1880s.

Live Water: With ¾ of a mile of the Tarryall River winding its way through the property, Tarryall River Ranch maintains an excellent trout fishery. In addition to a healthy native population of German Brown Trout, the ranch also has been able to sustain large Rainbow Trout within the river due to naturally occurring deep holes and runs. Fly fishing at the ranch adds to its already extensive list of activities available to guests and has also provided an additional source of revenue through guided fishing trips, fly fishing instruction and by bringing in guests for the rare opportunity to fly fish on private water.

Water Rights: Tarryall River Ranch has water rights out of the Tarryall River, dating back to 1880. Recent work has been completed on the ranch to improve the efficiency of the irrigation system, including an improved irrigation ditch, remodeled flood gate and dam. Nearby Live Water: For the fly fishing enthusiast hungry for more, the South Park area provides public access to miles of premier trout water, as well as several notable reservoirs teeming with massive resident trout. South Park is renowned for its productive trout water; more than 50 miles of public streams have been designated Gold Medal trout fisheries by the Colorado Division of Wildlife. The most noteworthy of the nearby live water fisheries is the heavily trafficked stretch of the South Platte between Spinney Mountain Reservoir and Elevenmile Reservoir, often referred to as the Dream Stream for its numerous large fish that move into the system out of Elevenmile. Each fall, nymphs drift through deep pockets producing 10-plus-pound browns during the late season spawning runs. The South Platte River above the reservoirs is accessed in the Tomahawk State Wildlife Area and offers excellent fishing for wary resident brown trout that spend mornings and evenings feeding aggressively, and seeking shelter and respite in the deep undercut banks by day. For the stillwater angling enthusiast, Spinney Mountain Reservoir, Elevenmile Reservoir and nearby Antero Reservoir offer excellent wade fishing, and boat and float tube access for trophy trout. Spinney is the prominent fly fisherman s target because of the excellent aquatic insect population, the massive brown trout and the pods of rainbows well over 20 inches that cruise next to the face of the dam.

Recreational Opportunities: Currently, the Tarryall River Ranch operates as a dude ranch from May through September and a Bed and Breakfast from October to May. Day horseback rides are also available. Ranch activities include horseback riding, fishing, hiking, bouldering, swimming, playground, sand volleyball, basketball hoop, horseshoe pits and trapshooting. Whitewater rafting on the mighty Arkansas River is a short, spectacular drive from the ranch. Also nearby is Colorado Springs with Pikes Peak, Garden of the Gods, Cave of the Winds, Seven Falls, the Cliff Dwellings and more. To the southwest is the Royal Gorge, and of course many ski areas are within easy reach with Breckenridge being a quick hour from the ranch. The general vicinity of the ranch offers seemingly limitless outdoor recreation opportunities from backpacking to big game hunting and climbing. There are extensive trail systems in the immediate area providing access to some very unique and spectacular vistas and geologic features.

Horseback Riding: The riding at Tarryall River Ranch is spectacular, varying from mountain trails with beautiful outlooks throughout the majestic Tarryall Mountains to more leisurely riding in the rolling terrain and lush meadows of the Puma Hills. The terrain accommodates all levels of riders for as long or short a ride as they wish. All-day rides reach deep into the wilderness for even more fantastic scenery, and overnight rides are also an option for the more adventurous. For those who prefer to stay closer to the ranch, there is a good-sized outdoor riding arena on the grounds, complete with roping chute should teamroping be of interest. The glorious Western scenery, river crossings, aspen groves and tall ponderosa that are abundant on the ranch and the adjacent national forest and wilderness lands all contribute to making Tarryall River Ranch a true equestrian paradise. History: The history of Tarryall River Ranch is a long one and some of the buildings are potentials for inclusion in the National Historic Registry. In the 1880s, when Gold Fever was running rampant in the region, the ranch was homesteaded with the hope of finding gold nearby. When the gold ran out, cattle ranching took its place as the main occupation in the Tarryall Valley. In 1930, the ranch was acquired by a prominent Colorado Springs businessman who began a tradition of excellence in western hospitality, which continues to this day.

Summary Tarryall River Ranch has operated as a successful dude ranch for the past 75 years. The current ranch managers have been at Tarryall for 10 years and have a rich history of entertaining guests from around the world. The scenery is truly spectacular, and the setting is such that it feels remote even though there is convenient access to the major cities, ski areas and attractions of Colorado.
