You are staying at a beautiful property, on one of the nicest beaches in the country. We hope that you have a marvelous time while here. There are 129 units here, enjoyed by owners, guests and renters. We assume that the vast majority of people will be courteous and respectful toward one another, and mindful of preserving the high quality of Palazzo. This handbook is meant as a quick reference guide to the Rules & Regulations for the condominium. It is organized alphabetically, by topic. These Rules & Regulations are part of the condominium s legal by-laws, and everyone who stays here is responsible for knowing and abiding by them. The guiding philosophy in creating the Handbook was to try to keep the Rules & Regulations to a minimum, encouraging people to exercise gracious behavior and common sense. Please be kind, courteous, and respectful of other people and the Palazzo property. If we all conduct ourselves in that manner, most conflicts related to behavior are avoided. Unfortunately, there are times when people do not act in that manner, and the OA must have a definitive document by which people demonstrating unruly or unacceptable behavior can be held accountable. We have an extensive video surveillance system in place to assist with ensuring the safety of owners, guests, and renters; and to hold people accountable when they violate mutual trust and good judgment. Palazzo Guests Handbook: January 2012 Behavior and Miscellaneous Items (for all owners, guests and renters): 1. Please be kind, courteous, and respectful of other people and Palazzo property. If we all conduct ourselves in that manner, most conflicts related to behavior are avoided. Here are some specific, additional Rules & Regulations to help guide behavior: 2. No throwing of objects from balconies or walkways. This includes, but is not limited to, ice, cups, trash, water or any solid or liquid object. This is Florida law. 3. Fireworks are prohibited on Palazzo property. This is Florida law. 4. Destructive behavior is prohibited. Anyone found vandalizing or destroying the common property including the parking garage, pool and hot tub areas, fitness room, meeting room or beach will be billed for all damages. 5. No radio or TV antenna or any wiring for any purpose shall be installed on the exterior of the building without the written approval of the Association. 6. Do NOT feed the birds from any of the balconies, or on the beach area of Palazzo. This is a safety issue and creates an unsightly mess. 7. No skating, skateboarding or rollerblading on the premises. 8. No running within the footprint of the building which includes hallways, pool and hot tub area, stairwells and lobby area. 9. Please keep sliding doors in the units closed when the air conditioner or heater is running. 10. Destruction of dunes, or digging large or deep holes in the beach sand is strictly prohibited. 11. Luggage carts are to be returned to the Parking Lot Elevator Lobbies immediately after use. 12. The balconies, hallways and exterior stairways shall be used only for the purposes intended and shall not be used for cleaning of rugs and other household items. Balcony rails shall not be used for hanging clothing, towels or other objects. 13. Each unit is restricted to residential use by only the owner thereof, his immediate family, guests, invitees, or renters. Rental or leasing of the unit may be on a daily, weekly, monthly or longer term lease if desired by the unit owner. Smoking is prohibited in the common areas and limited common areas of Palazzo. There is no smoking allowed on unit balconies, parking garage, sun deck, hallways, stairwells, elevators, lobby, meeting room, exercise room and swimming and hot tub areas. Doors and Sliders: CAUTION: Be very careful with the front door. There is a lot of suction created when the door is opened, especially when the sliders to the balcony are open. The front door can slam on fingers if you are not careful. Elevators: Jumping in the elevator will cause the safety system to lock the elevator in place and occupants will be confined inside until a technician can be dispatched (at least 1-2 hours). Elevators are monitored by video cameras. Persons who jump in the elevator will be charged for the service call and any/all resulting damage. Owners will be financially responsible in the event that their guest or renter is the perpetrator and collection from the guest or renter is not possible. Emergencies: SECURITY RELATED: If you see rowdy, noisy, threatening, dangerous or suspicious behavior during normal business hours, contact the Front Desk at 850-238-8000. The on-site courtesy patrol can be reached during scheduled times (see Association web site for that schedule) at 850-699-9350. After business hours call 850-622-6222. That is the after-hours phone number for The Continental Group, Palazzo s property management company. FIRE OR MEDICAL (life threatening emergencies): Call 911. The Palazzo address is 17281 Front Beach Road. WATER LEAK: During normal business hours, Resort Quest renters should contact the Front Desk on the Lobby Level immediately at 850-238-8000. All other guests should contact the property manager at 850-238-8001. After business hours, contact 850-622-6222. MEDICAL (general health and non life-threatening emergencies): Seawind Medical Clinic is in the Health Park strip center approximately one mile away. Their address is 16181 PCB Pkwy and phone is 850-249-1000. DIRECTIONS: From Palazzo turn right (east) on Front Beach Road and turn left (north) on Highway 79. Turn right (east) on Highway 98 (Panama City Beach Parkway). Health Park is on your right, approximately 1/2 mile east. The nearest hospital is Gulf Coast Medical Center in Panama City. Phone: 850-769-8341. Garbage and Recycling: All garbage must be in sealed bags and placed in the trash chutes at either end of the hallways on each floor. The only Recycling available for Panama City Beach (bottles, cans and newspaper) is located behind the police station at the corner of Hwy 79 & 98 (one mile north of Palazzo, on the left just before the stoplight at Hwy 98). There are large dumpsters there, at which you can deposit your recyclables. Palazzo Guests Handbook January 2011 3
Grills: Charcoal and gas grills are prohibited on unit balconies, the pool/hot tub area, sun deck, parking lot and garage areas. Electric grills are allowed on unit balconies. There is a community charcoal grill on the brick patio outside the northwest corner of the P1 (ground) level of the parking garage. Meeting Room on Lobby Level: The meeting room on the Lobby Level is available for use by Owners and Renters. Exclusive/private use of the room must be scheduled with the Property Manager and is on a first come, first served basis for a small fee. Contact the front desk, or your unit s owner for details. Parking and Parking Passes: Vehicles may be parked only in the areas provided for that purpose. Motorcycles, cars and pick-up trucks only may utilize the parking facilities. No large trucks, boats and/or trailers, motor homes, recreational vehicles, travel trailers, campers or any other vehicles may use the parking facilities without prior written approval of the Board of Directors or its designee, except that commercial vehicles whose occupants are providing services to the Association or to any unit owner may use the parking spaces designated by the Board of Directors. There are 168 parking spaces in the four levels of parking spaces below the building, 22 across the street, plus 2 handicap and 2 temporary (30 minute) parking spaces in front of the building. All parking is available on a first-come, first-served basis. The spaces across the street are for oversized vehicles, trailers and overflow parking. Owners should obtain a Palazzo parking sticker to be prominently displayed in their vehicle. The Association provides owner parking stickers which are available from the front desk in the lobby. Guests and Renters must obtain temporary parking passes, which clearly show their rental dates. Resort Quest renters should obtain a parking pass at the front desk. Guests and renters of other owners should obtain a parking pass from those owners. Guests and Renters should be prepared to provide the following information: 1) Names of all renters (designating each as adult or child, and listing the ages of all occupants less than 18 years old). 2) Model, make and license plate number of vehicle(s). 3) Dates of stay. Whether the temporary parking pass is provided by the front desk or the owner, it must be hung from the rear view mirror or be displayed on the dash during their stay at Palazzo. All vehicles will be subject to the Palazzo Towing Policy (see Association web site for a copy of the policy). Palazzo Guests Handbook January 2011 4
Pets: Pets may not be kept by guests or renters, other than service animals (ie: seeing-eye dogs). Pool, Hot Tub, Fitness Room, and other public areas: Please treat the property and other people who are enjoying it with courtesy and respect. POOL and HOT TUB: 1. The Pool and Hot tub are open for use from 8:00 am to 11:00 pm daily. 2. Wrist bands must be worn or on-person, by owners, guests and renters beginning Feb.20, 2012 through (Labor Day) September 3, 2012. Owners are responsible for providing bands to guests and renters. Guests and renters are responsible for returning their bands per owner s instructions. 3. Palazzo does not have a lifeguard on duty and users swim at their own risk. 4. Use of the pool is restricted to owners, their guests, and renters. 5. Owners, guests and renters are responsible for the conduct of their children while in the pool area and while going to and from the pool. 6. No glass bottles or glass objects are allowed in the Pool or Hot Tub area. Beverages should be in paper, plastic or cans while in the pool and hot tub area. 7. Children under the age of 12 must be accompanied by a responsible adult of at least 18 years of age. 8. Children under the age of 12 are not allowed in the hot tub. 9. No food or drink may be consumed while in the pool or hot tub or allowed within 4.0 of the pool or hot tub. 10. Remove all trash and clear all tables upon leaving. Place all trash in trash containers. 11. All children still in diapers must wear swim diapers in the pool. 12. There is no reserving of pool or hot tub chairs. Towels or clothing left on pool or hot tub chairs unattended for more than one hour will be removed by management. 13. Please use the outdoor showers after visiting the beach and before entering the pool. There are outdoor showers at the deck landing outside of the entrance to P1 and another one between the pool and the hot tub. 14. Pool ropes, scoop nets, preservers, hooks and other pool equipment are not to be removed from the pool area or played with. Palazzo Guests Handbook January 2011 5
15. No animals, except service animals, are allowed in the pool or hot tub, or in the pool and hot tub area. 16. No hitting or throwing balls or other projectiles in the pool. 17. Maximum pool occupancy is 19 persons. 18. No diving in the pool. FITNESS ROOM: 1. The Fitness Room is open for use from 6:00 A.M. to 11:00 P.M. daily. 2. Anyone under the age of 18 must be accompanied by a parent or responsible adult 18 years or older. 3. No food or alcohol is permitted in the Fitness Room. 4. No wet swim suits allowed in the Fitness Room. 5. Suitable exercise clothing and shoes must be worn while exercising and using the equipment. Men must wear a shirt while using the Fitness Room. 6. No equipment may be moved or removed from the Fitness Room 7. Please wipe down the exercise equipment before proceeding to the next station. 8. Do not leave the balcony doors open when the A/C is in use or when you vacate the room. 9. Palazzo Owners Association is not responsible for lost or stolen items. Quiet Times and Noise: Quiet hours are between 11:00 PM and 8:00 AM. Refrain from use of vacuum cleaners or other loud equipment during this time. No loud noise or disturbing of others is allowed at any time. Playing of CDs, radios, musical instruments, TVs, etc. must not exceed a reasonable volume at any time that would disturb or annoy other occupants of the condominium.
