Location: Tarryall Tailwater Ranch is located in Park County between Jefferson and Lake George, Colorado, in a beautiful valley in the majestic Tarryall Mountains. Although the ranch is only a 2-hour drive from the Denver International Airport and a convenient 1.5 hours from the Colorado Springs Airport, it feels remote and tucked away from the nearby metropolitan areas. This bodes well for a long term investment horizon as these areas continue to flourish. As secluded as the ranch feels, there is easy access via recently expanded and resurfaced blacktop county road, open year round, running past the main entrance. TARRYALL TAILWATER RANCH LOCATION The world-renowned Breckenridge Resort is located approximately 1 hour from the ranch providing convenient proximity to downhill skiing in the winter, and excellent shopping and dining throughout the year. The location of the property between Denver, Colorado Springs and the resort draws of nearby Summit County make this unique offering even rarer. Acreage: The Tarryall Tailwater Ranch is comprised of +/- 579 deeded acres with approximately 5 miles of Tarryall Creek, as well as an unheard of 10 miles of shared boundaries with the Pike National Forest. The boundary to the spectacular Lost Creek Wilderness is only about ¼ mile of the northern property boundary. Lost Creek Wilderness is a 120,000-acre designated wilderness area ranging from 8,000 to 12,400 ft above sea level and is home to a variety of species including black bears, bighorn sheep, deer, elk and bobcats. TARRYALL TAILWATER RANCH ACREAGE & IMPROVEMENTS The terrain on the deeded acreage varies from open rangeland in the northwest corner with postcard views to the snow-capped Mosquito Range to lush sub-irrigated meadows flanking the extensive riparian corridor. The majority of the ranch is on the north side of County Road 77, though there are some portions of the ranch along south of the County Road backing to the other side of the valley for access to the Pike National Forest. There is approximately 80-100 acres of sub irrigated ground, which produces 200 tons of hay per year. Access throughout the ranch is easy with several ranch gates along the paved county road, as well as a maintained internal ranch road from the central ranch area. Elevation ranges from 8,800 ft to 9,100 ft on the deeded acreage, though climbs quickly to 11,000 ft, to both the south and north providing dense cover for big game species who frequent the ranch feeding in the meadows and drinking in the creek. Towering pines and quaking aspen scatter the property, and the backdrop is a fantastic series of giant rocky outcroppings rising up to the mountains behind. The views from the property are nothing short of inspiring. Improvements: The ranch features a centralized set of modest improvements including a main cabin, barn, several agricultural outbuildings and a set of well-maintained corrals. The view from the cabin downstream is a framed shot overlooking Tarryall Creek to Pike s Peak. The cabin could be utilized for temporary residency while an incoming owner selects a new homesite on which to build a main residence. The current improvements are well located in the center of the ranch overlooking the meandering creek with postcard views to surrounding Pike National Forest and Lost Creek Wilderness.

TARRYALL TAILWATER RANCH LIVE WATER Live Water The fishing on the Tarryall Tailwater Ranch is prime along several long stretches with excellent gradient, ample aquatic food sources and good holding water. With flows coming from the Tarryall Reservoir over a cascading waterfall-type spillway, the water becomes freshly oxygenated as it enters the upstream boundary of the property. In addition to the primary flows from the spillway there is a significant portion of the flow, which is a true tailwater release providing cool water and rich bedrock bottom and prospecting the soft edges for hungry trout is the key to success. From the aerial acrobatics of the resident rainbows to the head thrashing grabs from large brown trout, the ranch offers excellent fishing for numerous trout species and offers angling conditions for fisherman of all levels of skill and experience. TARRYALL TAILWATER RANCH NEARBY LIVE WATER Nearby Live Water: For the fly fishing enthusiast who is always hungry for more, just minutes from the ranch there is public access to miles of premier trout water as well as several notable reservoirs teeming with massive resident trout. The South Park region is renowned for its productive trout water; over 50 miles of public streams have been designated Gold Medal trout fisheries by the Colorado Division of Wildlife. The most noteworthy of the live water fisheries nearby is the stretch of the South Platte between Spinney Mountain Reservoir and Elevenmile Reservoir, often referred to as the Dream Stream for its numerous large fish that move into the system out of Elevenmile. This blue ribbon fishery is located 30 minutes from the ranch gate. Each fall nymphs drifted through deep pockets produce 10+lb browns during the late season spawning runs. The South Platte River above the reservoirs is accessed in the Tomahawk State Wildlife Area and offers excellent fishing for wary resident brown trout that spend morning and evening feeding aggressively, seeking shelter and respite in the deep undercut banks by day. For the stillwater angling enthusiast, Spinney Mountain Reservoir, Elevenmile Reservoir and nearby Antero Reservoir offer excellent wade fishing, boat and float tube access for trophy trout. Spinney is the prominent fly fisherman s target because of the excellent aquatic insect population, the massive brown trout and the pods of rainbows, well over 20 inches that cruise up and down next to the face of the dam.

Conservation Easement Potential: With the rich riparian corridor, vast scenic open space, limited improvements and thriving wildlife populations the ranch lends itself well to consideration for placement of a conservation easement. Several area land trusts have identified the ranch as being of significant conservation potential given the features previously mentioned in conjunction with the 100% shared boundary with vast public land, both Pike National Forest and a small strip of Department of Wildlife land, which controls Tarryall Reservoir.
