LOCATION The ranch is uniquely located only 18 miles from a 5,000 ft., lighted jet runway (Edinburg Airport) which is secured, has refueling facilities, and a nice terminal building. This is a popular, easy access airport for hunters who frequently leave transportation vehicles or hunting vehicles in the secured airport parking area. In addition, two commercial airports are within one hour of the ranch at Harlingen and McAllen International airports. It is also a very short drive to the prime Port Mansfield salt water fishing. The ranch is only 38 miles from McAllen, Texas. More specifically, to reach the ranch, turn north off of Highway 186 between Raymondville and San Manuel on County Road #10 (Caliche surfaced). Proceed north traversing the U.S. Fish and Wildlife refuge on County Road #10 and travel north for 5.5 miles. The entrance to the Tecolote Ranch is approx. two miles past the south gate to the King Ranch Norias division on county road #10. The county road dead ends at the north camp of the Tecolote Ranch in Kenedy County.
GENERAL LOCATION The "King Ranch Corridor" is the tightly held sandy region extending along the lower Texas Coast which is composed mainly of the King Ranch, Santa Fe East Ranch, East Foundation Ranches, Kenedy Foundation ranch, Lee Bass Ranches, the Armstrong ranch, Rockefeller Ranch, and the Yturria family successor's ranches. This is one of the state's most highly sought areas where very little ranchland is ever offered for sale. This is the home of the "Sport of Kings" quail hunting which typically involves bird dogs down ahead of custom slow moving hunting vehicles traversing the natural sand mott terrain. The area is also known for its unique habitat and populations of Nilgai which are among South Texas wildest game animals, superb populations of big ranch country "free roaming" trophy deer, ducks, turkey, dove and it is revered as a nature corridor for both native and migrating wildlife. The southern part of "The King Ranch Corridor", is also overlapped by the "Media Luna". The "Media Luna" is the crescent shaped area on the northern outskirts of The Rio Grande Valley farmland where demand comes from wealthy valley investors who desire to own a ranch with close proximity to McAllen, Harlingen, and Port Mansfield. Because of the massive ranch size makeup of the King Ranch Corridor ranches, if valley investors cannot buy a ranch on the outskirts of the valley, they must travel approx. two additional hours just to enjoy a ranch. The close proximity of the "Media Luna area" when overlapping the extreme tightly held "King Ranch Corridor", offers unique property appreciation opportunities. The Tecolote Ranch is in an extremely unique location being adjacent to the King Ranch, U.S. Fish and Wildlife Refuge and the massive East Ranch - La Mula division. More specifically, the El Tecolote shares approx. 3.1 miles next to the King Ranch- Norias Division (low fenced), 1 mile adjacent to the East Ranch, and 2.2 miles adjacent to the US Fish and Wildlife Refuge (low fenced). This is a truly unique, protected location in one of the country's most tightly held areas. The southern part of the King Ranch Corridor offers benefits such as close access to an airport as well as all of the Rio Grande Valley amenities and it benefits from a longer growing season due to slightly milder winter temperatures. In addition, this ranch is only a short distance from jet airstrips, two commercial airports, the quality salt water fishing at Port Mansfield, the beaches of South Padre Island, and the wide diversity of amenities afforded by the Rio Grande Valley.
The ranch is in one of the Country's most tightly held areas where ranchland offers a unique blend of quail hunting with terrain suited for bird dogs, yet dense diverse brush in areas is superb for nilgai, turkey, trophy deer, and dove. Natural lake beds often afford quality duck hunting and this nature corridor offers incredible wildlife photography opportunities. The southern part of The King Ranch Corridor "sand sheet area" (sometimes called The Media Luna) is unique in that it offers many natural clay depressions where water stands and is conducive to natural lakebeds. This is "ground zero" in terms of overall wildlife diversity. "KING RANCH CORRIDOR" WYATT "KING RANCH CORRIDOR" This property is uniquely located to benefit from "big ranch" wildlife populations, yet there is potential for appreciation as the Rio Grande Valley population continues to expand.

("THE SPORT OF KINGS" / QUAIL HUNTING OVER BIRD DOGS)
The ranch is composed of sandy soils producing range sites desired by avid quail hunters. South Texas quail hunting is often referred to as "the sport of kings" because this rare experience and natural habitat is so coveted by sportsmen. Approximately 1/2 of the ranch is mott country and 1/2 of the ranch is heavier bull mesquites and brush but could easily be converted to mott country.
The natural sandy terrain is often disced to stimulate production of forbs and croton for quail and dove habitat.
The Tecolote Ranch provides excellent turkey hunting, with roosting areas composed of giant mesquite mottes. Due to its unique location within a natural migratory bird flyway and close to the Rio Grande Valley cropland, dove hunting at times compares favorably with the best in South Texas.
