VILLENEUVE Villeneuve sur Lot Golf and Country Club is located at the very heart of the Lot et Garonne department in the Aquitaine region of South West France. With the Atlantic coast to the West, the Mediterranean to the East and the Pyrenees to the South helping form a micro-climate, resulting in long balmy summers and short brisk winters. In the South, the Garonne River dominates on its way to the Atlantic coast and Bordeaux, to the North the River Lot meanders through Villeneuve and is a constant supply to the neighbouring fruit and produce farmers, for which this area is famous. For wine connoisseurs, various 'appellations' stretch right through the region, from the world renowned Medoc, St Emillion and Pomerols of Bordeaux to the less well known, but equally palatable local wines of Monbazillac, Buzet and Perchamant. The immediate area is steeped in medieval history, with many 'Bastide Villages' and 'Grande Chateaux', relatively unchanged from the 10th and 11th century. The area played an important in the 'Hundred Year War', with Castillon playing host to the end of the conflict in 1453. Nowadays, village life is a little slower and calmer, with abundant colourful markets, bars, cafes and fine restaurants. Bordeaux and Toulouse are truly a shopaholics paradise! whilst nearby Agen or Bergerac offer more than enough shops and boutiques for most. Locally, there is fantastic fishing to be found and canoeing, cycling or horse riding. Further afield the Atlantic and Mediterranean coasts offer superb beaches and in winter the Pyrenees has excellent skiing stations and less hectic than the Alps. 1
VILLENEUVE Constructed in 1987 and designed by Robert Berthet, this now mature course offers a firm but fair challenge from the competition tees. Play from the forward tees and this allows the holiday golfer an enjoyable round, whatever their level. The course offers the golfer a fresh challenge on each tee, with no two holes the same. The greens are regarded as the best in the region, always in top condition and are a delight to putt on. Surrounded by farm land, burning bright yellow with the sunflowers during the summer, the course meanders through an old fruit farm, where wayward shots can be rewarded by plums, apples or pears! 7 interconnected lakes supply the necessary irrigation to the course and form features on many of its holes, as it mounts and descends the hillside. Stunning views of the beautiful surrounding countryside are to be found on most of the course. Before you venture out onto the course visit the well-stocked Pro-Shop, where a warm welcome will greet you and where you will also find a selection of VSL logoed clothing and souvenirs. Then warm up at the Driving Range and Practice greens, before experiencing this wonderful course, that will leave you wanting to do it all again, as soon as possible! Le 19, the recently refurbished Brasserie and Clubhouse, offers excellent cuisine, in lovely surroundings, with wonderful terrace views over the 18th green, a perfect place to unwind with friends and reflect over your round and missed putts! Construction will be traditional brick external walls under a clay tiled roof. The buying process Initially the customer will be asked to sign a Reservation agreement and pay a 500 / 500 deposit which is fully refundable, if they subsequently decide not to proceed. This deposit will give the customer first choice of his preferred plot. Then, when all the details have been agreed, he will be asked to pay a deposit of 10% when the Notaire presents a contract for signing. This will be released to the developer after a period of 7 days has elapsed. This contract will be in two parts, firstly a contract to buy the plot and secondly a contract with I.G.C. to build the house. On receipt of a permit to build, normally following a delay of 90 days, the client will pay the balance for the plot and there will follow a series of agreed payments with I.G.C., who will provide a Bank guarantee that the construction will be completed. 3. Construction is planned to start in mid 2012 and the first properties will be ready for early 2013. At the time of signing the contract with the Notaire, see 2. above, a final specification will be issued along with architects drawings, so the customer is absolutely clear in what they are buying.
