Page 16 of 21 Cheyenne Logistics Hub (CLH) Information Sheet May, 2010 OVERVIEW CLH is a 2000 acre multi use development located southwest of Cheyenne, WY. It is being developed by Granite Peak Development. CLH is part of the Swan Ranch project that encompasses approximately 7,200 acres. 4,000 acres are located at the southwest intersection of Interstate 80 (I-80) and Interstate 25 (I-25) and the remaining 3,200 acres are located across I-25 to the east. CLH will have a large private railroad switchyard that will be served by the BNSF Railway (BNSF) and the Union Pacific Railroad (UP). The High Plains Interchange (I-25 Exit 4) will provide main access to the park and is located on the east side of CLH. CLH can also be accessed from the College Ave Interchange (I-25 Exit 7). CLH is platted and zoned with the following uses: Heavy Industrial (HI), Light Industrial (LI) and Highway Commercial (HC). PLANNED USES AND INVENTORY Five to fifty acre lots are available for purchase and development. Planned uses include the following: Manufacturing and industrial with and without rail access through the project Large warehouse facilities with rail access in the Warehouse Park Service facilities and yards in the Energy Park Retail, hospitality and travel services along I-25 Small to medium warehouse, flex and office facilities RAIL AND ROAD INFRASTRUCTURE CLH is adjacent to the BNSF tracks on the southern end of the property and the UP tracks on the west side of the property. Both BNSF and UP will offload cars to the CLH Switchyard that will have in excess of 10 feeder tracks. Facilities located in proximity to the CLH Switchyard will have the ability to receive transport from private rail spurs constructed on their site. A planned Transload facility will be located adjacent to the CLH Switchyard for transfer from truck to rail viceversa. The High Plains Interchange provides direct ingress and egress routes to/from I-25; I-80 intersects with I-25 four miles north of the High Plains Interchange. Clear Creek Parkway is the main arterial for the CLH. The main looped roadways through the CLH (Clear Creek Parkway, Trumpeter Drive and Berwick Drive) will supply easy access to all sites and will be fully graded and set with road base. Asphalt will be completed in accordance with phased development plan.

Page 17 of 21 Cheyenne Logistics Hub (CLH) Information Sheet May, 2010 UTILITY INFRASTRUCTURE CLH will have backbone wet and dry utilities infrastructure within the R.O.W. s of Clear Creek Parkway, Trumpeter Drive & Berwick Drive. All dry utilities will be installed to the individual property boundaries and will include electricity, natural gas, and phone/data utilities. A commercial well and water storage tank will be located on CLH and will link to the fire distribution main that will supply fire suppression water to individual properties. Trunk main water and sewer infrastructure will be constructed during the summer of 2010 and is projected to come online during 2012. In the interim, each facility will be serviced by onsite well and septic systems. TIMING AND OTHER The timeline below shows anticipated completion dates for the major components for the CLH. Users have committed to or are in negotiations to build facilities on approximately 125 acres of the project. Cheyenne is a proven logistics hub for Wal-Mart and Lowes.
