The Property and Business Currently having their best year yet! Accommodations include the grand lodge Alpen Glow, a magnificent A-frame with many custom details; the Carriage House, which dates back to the 1800s (and has a stand alone one-bedroom cabin next to it called Dragonfly which provides another bedroom when needed); and the genuine and lovingly restored Miner s Cabin. All accommodations are fully furnished. There is a lovely 29 travel trailer on site for an owner or manager, as well as plenty of room for a larger unit. Fishing is available from the property, which has a salmon hole right in front of it, and the productive Guardrail Riffles are an easy wade downriver. The business has a long and warm relationship with The Fly Shop in Redding, and works closely with them during the astounding winter steelhead season. Buyers who are in the fishing industry and want to bring guiding in-house would provide a phenomenal enhancement to the business. Guided kayaking and rafting trips are run by the owners, who teach kayaking lessons and are talented instructors with a rich history in the sport. Steph Dutton is the only person to have paddled a sea kayak from British Columbia, Canada to Ensenada, Mexico (BC to BC/ 93). He and his wife, Heidi Tiura, are both sea captains who conducted a gray whale research project using kayaks as the primary research vessels before founding their incredibly popular Sanctuary Cruises, a whale watching company on the Monterey Bay. Raft trips have included guests ranging in age from under one year to over 90. They, and their dogs, love these adventures! Trinity River Adventure Inn has a substantial customer base that includes a large number of return guests year after year, and often, several times per year. This business is turn-key ready for you. The sellers have extensive experience creating one-of-a-kind businesses, nurturing them until they are ready for new owners, and then training people with no previous business experience to successfully take over. Because the owners live nearby and are staying here (but hoping to semi-retire), they ll work with you closely to make sure you are comfortable with each aspect of this great business, and provide continuing support as needed. They are selling the business complete with the Steel Bridge cabins, but not with an additional cabin called Sow s Ear which is next to them in Bucktail. It will be removed from the web site, online listings, etc. The sellers will supply you with everything you need, from taking you through each of the cabins and the water systems; cleaning and maintenance; reservations and calendars; all of the ready-to-use forms and other necessities of business life; web site (which will be customized for you); advertising and much more. They have two part-time helpers who are willing to work for new owners. The sellers will also run the kayak and raft trips for you if you like. For much more information, see the Trinity River Adventure Inn web site: www.trinityriveradventureinn.com. There s a large dining set, arbors over the river sliders, comfortable chairs and lounges and built-in, drip-irrigated planters. Alpen Glow is very popular with winter fly fishers and often booked a year in advance. Larger groups such as fly fishing clubs rent all of the cabins and use Alpen Glow as the main hub, where meals are served. The same is true for summer family reunions and special events, such as anniversaries. Carriage House: Dating back to the mid-1800s, this was the original carriage house for the Vitzthum homestead. Today, you find this 800+ square foot cabin is a cozy, cedar-paneled retreat with one bedroom which has a queen log bed. There is a full bath with custom-tiled floor and full kitchen. Most of the interior is soft cedar, with quality oak laminate flooring in the living room. There is a wood stove in the living room as well as a twin captain s bed, and an oak dining set. The deep, covered river porch looks out on the lawn, large trees and river. It has a second dining set and comfortable chairs for lounging. The Carriage House sleeps 3 in beds in the cabin (one more on the couch), and two more if Dragonfly is used. Between Alpen Glow and the Carriage House is a brick patio with another dining set, a large stainless steel gas BBQ, a Weber BBQ, and a fire pit for those nights filled with stars in a crystal clear sky. The Miner s Cabin: This 400+ square foot cabin is hand-crafted and truly in its own class. Set apart in its own grove of pines, it is one of the very closest cabins to the river along the entire Trinity. The main floor has a twin captain s bed, double rocker, rolling dinette with bench-
es, dorm refrigerator and a small dresser. The kitchenette has a sink and pinecone-stenciled cabinetry. The bathroom has a fine, redwood handmade door. There is a shower and a toilet. The river porch overlooks the stunning river, and has nice chairs as well as a large cooler out of reach of wildlife. This cabin can sleep 3 guests in beds, and one more on a sleeping pad. A very popular 2013 addition is the Miner s Landing, a river rock patio between the cabin and the river. An exquisite serpentine rock serves as a natural table between two Adirondack chairs, and there is a deep fire pit with a BBQ grill as well. A rustic birdhouse with deck provides a great place to place birdseed for the many birds that frequent this entire property and sing throughout the day. Dragonfly: This 150 square foot one-room cabin provides a double bed for guests at the Carriage House who need two bedrooms. It is quiet, private and peaceful. The River Designated as a Wild and Scenic River, The Trinity is also one of the West s best fisheries for Steelhead, and has some fantastic salmon and big Brown Trout fishing too! In May the salmon begin to run and can provide great fishing through November throughout the river. September is the beginning of the steelhead run which can last well into march. The intimate nature of the river, combined with strong runs of fish can result in mind boggling numbers of steelhead landed. Most fish are between 3 and 9 pounds, but can range up to 16. Although no longer planted, there remains a brown trout population most specifically targeted in the waters around Lewiston. The river is also very popular for rafting, kayaking and canoeing as it winds its way from Lewiston over 100 miles to the Klamath. The Area Trinity County is a pretty spectacular place! Recreational opportunities abound in this mountainous region of California. Roughly the size of Vermont, if pounded flat it would take up an area the size of Texas. The Trinity Alps Wilderness Area provides more that 500,000 acres of exploration for backpackers, horse packers, day hikers, hunters, fishermen and photographers. Nearby are Trinity and Lewiston Lakes. Trinity lake offers a fantastic water sports opportunity from bass and trout fishing to skiing and boarding with 145 miles of shoreline. Located just below Trinity Lake is Lewiston Lake which then feeds the Trinity River in Lewiston. Lewiston Lake is a tremendous trout fishery and in many cases can be fished just like a spring creek using small flies and targeting large fish. The Trinity River once again flows after being released from Lewiston Lake. From mountain biking to wine tasting to cross country skiing, there s plenty to do here! It s easy to find peace and solitude in Trinity County with only 4 people per mile and not a single traffic light.
