AGENTS NOTE We are pleased to be favoured with the instruction to offer to the market fishing rights over a distance of approximately 1,630 metres along the River Trent near Great Haywood in Staffordshire, and fishing rights for a pool of approximately ½ acre near Milford in Staffordshire. The fishing rights are available as a whole or in two lots and are offered for a term of one year which subject to agreement between the parties may be renewed annually with the rental indexed to RPI. DIRECTIONS To Lot 1: Fishing Rights along the River Trent There are three access points to the River Trent and directions are as follows. To access the River Trent adjacent to Hoomill Lane proceed from Great Haywood along Mill Lane passing under the railway, over the Trent and Mersey Canal and then in turn the River Trent. Continue to a crossroads. Turn right at the crossroads onto Hoo Mill Lane and continue to Hoo Mill. The access point to the River Trent is then found on the right hand side over the river bridge as shown on Plan 1 attached by the letter A. Parking is before the gate to the stone bridge over the mill stream. Access from here via the garden of Hoo Mill is pedestrian only and the gate on the river bridge is closed but not locked. Alternative access is available from the A51 along Hoo Mill Lane. Pass under the railway bridge to a small parking area on the right hand side. Walk over a bridge over the Trent and Mersey Canal, go through a field gate and proceed along a track to the river. To access the River Trent adjacent to Haywood Mill proceed from Great Haywood along Mill Lane. Mill Lane will go under a railway bridge, and then over the Trent and Mersey Canal. A little further along on the right hand side is a wooden gate leading into a field. Access to the River is via this gateway (nearly opposite the entrance to Haywood Mill) as shown by A on Plan 1 attached hereto. The Agents To Let board is positioned at this gateway. To access the River Trent at the most Southerly point, proceed along Main Road, Great Haywood and turn into Trent Lane. Continue along Trent Lane, proceeding under a railway bridge. Once under the railway bridge the road goes over the Trent and Mersey Canal and is mainly limited to those on foot. Follow the tarmacadam path and the access point to the River Trent is found a short distance on the right hand side before Essex Bridge and the River Sow as marked on Plan 1 attached with A. To Lot 2: Fishing Rights to Aqueduct Pool Proceed from Milford along Main Road, the A513. On the outskirts of Milford turn left onto The Green and at the T Junction turn left onto Holdiford Road. Proceed out of Milford; the road goes over a railway and then over the River Sow and the Staffordshire and Worcestershire Canal. Shortly after the canal turn into the second gateway on the left hand side adjacent to a sign for a public footpath and as indicated by the Agents To Let board. Follow the track from point A as shown on Plan 2 attached by a dashed red line to a car park shown as C on the plan. Follow the track shown by the dashed red line on the plan to Aqueduct Pool which is coloured blue on the plan. DETAILS OF FISHING Lot 1: Fishing Rights along the River Trent The fishing rights are offered for a term of one year which subject to agreement between the parties may be renewed annually with rental indexed to the RPI. The fishing rights offered cover a distance of approximately 1,630 metres along the River Trent one field north of Hoo Mill extending South to just below Essex Bridge as shown coloured blue on Plan 1. The fishing rights are exclusive over the whole bed of the river but no fishing is permitted from the West bank. The river is to be fished from the East bank only with three access points marked A on the plan attached hereto. Please note fishing is not permitted on the premises of Haywood Mill as shown edged red on the plan attached.
Lot 2: Fishing Rights over Aqueduct Pool Fishing rights to Aqueduct Pool are offered for a term of one year which subject to agreement between the parties may be renewed annually with rental indexed to the RPI. Aqueduct Pool extends to approximately ½ acre and is located in Aqueduct Covert. Please see the plan attached to these particulars showing the location of Aqueduct Pool. VIEWING Viewing is permitted at any reasonable time and potential lessees/viewees are asked to contact the office of Messrs Hinson Parry & Company, Eccleshall on 01785 850 866 prior to making arrangements. METHOD OF SALE The fishing rights are offered To Let by informal tender with best offers to be received no later than Friday 8 November 2013 at 12.00 noon. Entry to the River Trent and Aqueduct Pool will be available when the lessee has entered into the required agreement and rental monies received by the Agent acting on behalf of the Vendor.
