The closest town is Sun River that is two miles west of the property. Augusta, Montana, the stepping off area to the Rocky Mountain Front and the Bob Marshall and Scapegoat Wilderness areas, is approximately 30 miles to the west. LOCALE: Great falls is Montana s third largest city, located on the Missouri River among the five falls that were both a magnificent spectacle and formidable barrier to early river travel. This area held great significance for the Lewis and Clark Expedition. The explorers were forced to spend nearly a month portaging around the falls in June 1805. Gibson s legacy was a carefully planned city incorporating 56 parks a heritage of beauty that makes Great Falls unique today. Great Falls has a metro area population of approximately 80,000 and enjoys a moderate climate with clean, pure air, low humidity and long days of sunshine. ACREAGE: The Sun River Ranch is comprised a total of 120 total acres, fronting on the Sun River for approximately one-quarter mile. The northern half of this acreage amounting to approximately 60 acres is irrigated tame pasture. This tame pasture is irrigated with twelve inch gated pipe. The remaining 60 acres which is the southern half of this property and situated along the Sun River is comprised of a Cottonwood tree canopy. This acreage is where gravel has been excavated in years past. This gravel excavation has developed a total of seven ponds varying in size from one-fourth acre to three to four acres in size. Water depth varies from 28 to 32 feet. These ponds offer great potential for fish ponds.

The total acreage is fenced into three separate pastures and well watered. An irrigation ditch flows from the northwestern portion of the property in a southeastern direction through the northern 60 acres. This has water flows year around and does not freeze.

Mill Creek which is a perennial stream flows through the middle running west to east. The southern boundary is in the middle of the Sun River.

Currently the present owner is running approximately thirty pairs of cattle and five horses on this property on a year around basis. HOME: This home was originally built in 1952 with additions and remodeling done in recent years and found to be a very comfortable home. The main level is 1530 square feet having two bedrooms, full bath, kitchen, dining, living room and family room area.

The second level consists of two bedrooms having a total of 325 square feet. A loft area is found above the family room and used as a bedroom. A partial basement having 812 square feet is mainly used for a laundry area, furnace room and storage area. Outside is sided in maintenance free vinyl siding and a wood deck area having 446 square feet. This home is heated with two wood stoves and one wood pellet stove. A natural gas forced air furnace is used for backup heat. The home is situated within a designated flood plain and requires flood insurance.

A one acre building site that is outside of the designated flood plain is situated in the northwest corner of the property. This site has power, phone, septic tank and drain field. Domestic water is piped to this site via a pipeline from the well for the home. The well that services water to the home, barn, corrals and the one acreage building site is via a drilled well that produces 45 gallons per minute and is very good water. SHOP: Built in 2004 with 1500 square feet of space. Construction is with 4 x 6 s having 12½ foot walls and a 10 foot high by 16 foot wide garage door and metal siding. This shop has power and wired with lots of outlets.

BARN & CORRALS: The barn and corral area consists of a lean too that is 30 x 74 feet and open on one side. The barn has 726 square feet with concrete floor and power. The corrals are serviced with water and self waters. WATER: The Sun River Ranch property is well watered having year around water in and irrigation ditch that doesn t freeze, Mill Coulee Creek, Sun River and seven ponds ranging in size from one-fourth acre to three to four acres in size. The well that produces 45 gallons per minute provides excellent water for house and corrals,

Irrigation water is supplied from the Sun River Ditch Company and there are 19 water shares with this property. Yearly irrigation costs are approximately $19 per share.
