LOCATION The Gallatin River Hideaway is located conveniently between Bozeman and Belgrade in the heart of the fertile, Gallatin Valley. The area is rich in history as it was hunted for thousands of years by the Native Americans before being traveled by trappers and explorers in the early 1800 s. The Gallatin River was named by Lewis & Clark on their expedition to the Pacific Ocean. Beaver trapping was soon followed by the discovery of Gold in the 1860 s. Pioneers traveled through the Valley on their way to mining camps and boom towns. Some unsuccessful miners returned to the resourceful, Gallatin Valley, creating a hub for agriculture to supply the miners with much needed food and supplies. Now, the Bozeman area is home to some 50,000 people, while maintaining the small town feel. Bozeman makes many lists as one of the best areas to live in the United States. The diversity of spectacular scenery, lush agricultural lands, Montana State University, a growing economy, and high tech businesses are just a few of the attractions. ACREAGE The Gallatin River Hideaway is 20 +/- acres, comprised of the perfect balance of riverside meadows and cottonwood forest. There is a scenic stream that flows through the northeast corner of the property. It is known as, White s Ditch, flowing seasonally, delivering downstream irrigation water from May through mid Fall. The property adjoins almost 350+/- acres of State land that provides direct access to recreation on the Gallatin River. The State land is bisected by the Main Channel of the Gallatin River, as well as, several significant channels of the River. The banks along this section of the river are reinforced with large rocks used for the control of erosion. ADJOINING STATE LAND The property adjoins almost 350+/- acres of State land. The State land is bisected by the Main Channel of the Gallatin River, as well as, several significant channels of the River. This land allows one to direct access to the river. The lands were granted to Montana from the Federal Government for the purpose of generating income. The adjoining State land is currently leased to an area livestock producer for seasonal grazing of horses. Recreational use of state land requires an annual permit for nominal fee. General Recreational Use permit includes activities such as hunting, fishing, sight-seeing, picnicking, hiking, and many others. Specific activities not included in this category include cutting or gathering wood, collecting valuable rocks/minerals, mineral exploration, or collection or disturbance of archaeological, historical, or paleontological sites. RECREATION The Gallatin Valley is framed by several majestic mountain ranges, bisected by major rivers and a part of the Greater Yellowstone Ecosystem. The area is known for its vast recreational opportunities. Three different ski resorts are approximately a 30 minute drive from the property including Big Sky Ski & Summer Resort, best known for the biggest vertical drop in the lower 48 states. Yellowstone National Park Is a short hour-and-a-half drive from the property, providing over 3,400 square miles of additional recreational possibilities such as fishing, hiking, snowshoeing, snowmobiling and camping. With mountain ranges such as the Bridgers, the Spanish Peaks and the Gallatin Range surrounding Bozeman, there are several spots to rock or ice climb. This beautiful area, which has thousands of hiking and mountain biking trails, camping destinations, hunting spots and high mountain lakes to fish, is known to the Native Americans as Valley of the Flowers. Bozeman is only 15 minutes away and offers entertainment with movie theaters, three golf courses, museums, galleries, parks and walking trails. FISHING The current owner has had excellent experiences fishing the channels of the Gallatin River. Healthy rainbow and brown trout have been caught and released while fly fishing in the quiet, wind protected and tree lined channels. This area of the river is known to have very low traffic, without encountering other fishermen. It is a very scenic location, without structures or homes in view. Access to the Gallatin is via the State Land adjacent to the property. Permission may be granted to use the neighbor s gate into the State land. The Gallatin is a well-known blue ribbon trout stream that offers three species of trout, with average populations of 4,000 fish per mile. Rainbows and browns are most common and range between 11 and 14inches, with the occasional 17 or 18 inch trout. The Gallatin River flows for approximately 120 miles, from the mountainous western area of Yellowstone National Park to Three Forks, at the Headwaters of Missouri. As the Gallatin River leaves the canyon, cutting through the Valley, its pace slows as it widens making for typical riffles, pools and runs. Midge hatches begin in early March prior to runoff while salmon flies, golden stoneflies, PMDs and yellow Sallies are effective after runoff. Supplied with Gallatin River water, the White s ditch bisects a corner of the 20 acre parcel. The seasonal ditch flows wide and strong. In addition to fishing the Gallatin River, the property is within 15 to 30 minutes of the Madison, Missouri and Yellowstone rivers which are all among the most famous fly fishing rivers in the world. Other renowned rivers that are within 90 minutes of the property include the Jefferson, Big Hole, Boulder and Smith. In addition, there are several internationally known spring creek fisheries in the area, making Southwest Montana one the most special fly fishing areas of the world. WILDLIFE The opportunity to enjoy wildlife is excellent at the Gallatin River Hideaway. ACCESS Access to the private entrance of the Gallatin River Hideaway is via all paved roads. From the gated entrance, there is a paved, private lane, deeded as a recorded easement through adjoining land. The property offers a well established graveled driveway to one of the established building sites. Located approximately 10 minutes from the property is the Bozeman Yellowstone International Airport. It has a 9,000 foot runway and is serviced by several commercial airlines. The airport also caters to corporate and private aircraft, as well as, providing hanger rentals. IMPROVEMENTS There are two engineered building sites designed for privacy and view shed. The sites have been designated to be above the primary flood zone and suitable for building. The eastern property boundary, adjoining the State land, is fenced with post and barbed wire. The fence is in average condition and maintained by the tenant grazing his livestock on the State Land. FLOOD PLAIN DISCLOSURE Portions of the Gallatin River Hideaway property are located within flood plain boundaries. Gaston Engineering services has conducted several elevation studies on the property to identify areas of the property above the primary flood zone. As a general rule, river properties in the west can be subject to flooding and buyers are advised to conduct their own investigation regarding flood risks. We are happy to direct you to the appropriate agencies for flood plain information. ELEVATION & CLIMATE The Gallatin River Hideaway is located at a general elevation of 4,485. The Gallatin Valley enjoys a mild climate with over 300 days a year with sunshine. July and August are the warmest months, with high temperatures averaging in the low 80s, and night time lows in the 50s. January is typically the coldest month, with daily highs in the mid 30s. The Bozeman area sees on average over 18 inches of precipitation per year, with the majority of that coming in April, May and June. Average annual snowfall is around 85 inches, mostly up against the mountains on the southwest side of town. The property will see less than half that amount of snowfall.
