WILDCAT MOUNTAIN RANCH COKE COUNTY, TEXAS 5033 ACRES Stunningly beautiful vistas are primary features of the award winning, high fenced, Wildcat Mountain Ranch. The dominant features of the landscape are the escarpment running east and west for two miles near its southern boundary and Lone Mountain in the central/western portion of the property. The escarpment has four major outcroppings offering 180 plus views to the north, east and west, including several views of the entire ranch. From the front gate to the highest point on the escarpment, the rise in elevation is over 600 feet. Replicating this ranch, except for the views and elevation, would require substantial resources and many years of constant effort. WILDLIFE As a result of the aggressive game management and soil conservation practices, this is one of the finest hunting ranches in the state. The hunting program on the ranch has been designed and monitored by a Resource Conservation Game Biologist and the TP&W since 1997. Paid hunts with guides have been offered on a limited basis for several years for deer, turkey, quail, dove, javelina, hogs and varmints. Success on these hunts has been excellent with several deer grossing above 160BC and limits on turkey, quail and dove. There is an impressive number of hunting blinds on the property totaling 43. There are 34 insulated blinds, 9 are fiberglass ground blinds, and 28 are on solar panel charged corn feeders distributing non-toxic corn. The remainder are on 5 fenced food plots or movement areas. In addition to a bulk feed storage and delivery system, there are 16 protein feeders. A major benefit to wildlife management has been the ranch s many years of participation in the TP&W youth hunting program. Six area lakes with excellent fishing and recreation are within a 45 minute drive of the ranch. A local TP&W biologist has indicated a strong interest in a transplant program of mule deer to this ranch. WATER There are six stock tanks and two stocked lakes that cover 5 acres and 3 acres, respectfully, when full. The NRCS has identified a location for an additional lake that could cover 30 acres. A truly unique feature regarding water is the 10 miles of underground pipes connecting 3 water wells that provide water on 80% of the ranch. Two additional wells are powered by windmills and another 3 are on submersible pumps. The water line from Lake Spence to San Angelo runs north and south for 4-1/2 miles through the property. Although it has not been used for several years, water taps are available in the event it flows in the future. The line is connected to two 440,000 gallon storage tanks that are on the property. IMPROVEMENTS Twenty-six miles of high tensile 8 foot high game fence marks the boundary of the ranch. New cross-fences of approximately 14 miles divide the ranch into 11 main pastures and 3 traps. Throughout the past 13 years, a concentrated program of clearing and burning has substantially reduced the cedar over approximately 2000 acres. Native grasses and grass favored by quail and other wildlife have been planted on over 300 acres. A 6000+ foot air-conditioned hunting lodge sits part way up the escarpment and can accommodate up to 30 hunters. The lodge is equipped with a large complete kitchen, walk-in gun safe, pool table, several satellite TV s, bar, a fireplace, a 1500sf covered patio, as well as many other amenities. A large fire pit with remarkable views including Spence Reservoir is just out the front door. The covered carport can accommodate 10 vehicles with an additional 3- car enclosed garage. In addition to a large workshop, there is a separate covered game processing area that includes a walk-in cooler and a flash freezer. A 60 X90 barn was recently completed with 5 5 X10 dog kennels. The original barn is located adjacent to the new barn and includes 5 large 20 X50 horse stalls with 20 X20 enclosures that can accommodate up to 10 horses and a 20 X20 tack room. Also on the property is a 20 X30 hay barn. Working pens are excellent. The ranch includes a Peter Blakeley designed 5-stand sporting clay facility with six remote controlled commercial level clay throwers, which can be converted to quail flush targets, and a T.D. Smith designed rifle range with targets from 50 to 400 yards. Roads are excellent to good with a caliche pit on the property for road base. The potential for substantial depreciation may be available from this property. The back ½ of the ranch was affected by the recent Wildcat fire. The fire destroyed decades of growth of cactus and cedar. While reducing grazing in the short term, this event will improve the quality of the affected pastures for both grazing and hunting after the first rains. 1

LIVESTOCK The ranch would support approximately 180 mother cows in a cow/calf operation. The current owners operate a First- Calf heifer operation of 100 head rotated 3 times a year. MINERALS With the exception of approximately 350 acres, current owners believe they have 42% of the minerals and will convey 50% of the mineral rights they own and 50% of the wind rights. HISTORICAL The ranch ownership includes only two families since the early 1870 s. The area, including this property, was originally settled and owned by L. B. Harris. This ranch remained with his heirs until it was sold in 1995. VEGETATION Most popular varieties of trees, grasses and browse common to the area are found on the ranch. Several varieties of vegetation unusual to the area are also abundant. Common trees include Post Oak, Live Oak, Shumard Red Oak, Shin Oak, Persimmon, Soapberry, Mesquite and Cedar. Native grasses including, sideoats, windmill and all varieties of blue stem are present. Grass cover is excellent. LOCATION & NEARBY AMENITIES The ranch, located on the northwestern edge of the Edwards Plateau, is 35 miles north of San Angelo in Coke County and approximately 2 miles south of Robert Lee and 5 miles from the lighted Robert Lee airport (5000'). Historic Fort Chadbourne is approximately 30 miles to the northeast and Lake E.V. Spence is 2 miles to the northwest.
