Union College 3800 South 48 th St. Lincoln, NE 68506 Swimming Pool, Custodial, and Facility Maintenance Manager Classification Full-time; exempt (salary) Salary/Wage Range Dependent upon education and experience Reports to Larson Lifestyle Center Director Date 9/28/2018 Job Description Summary/Objective Responsible for all the functions of the pool during business and closed hours each day of the week. Evening and weekend work will often be required as job duties demand. Responsible for the cleaning and maintenance of Larson Lifestyle Center and the Union College Gymnasium Essential Functions 1. Maintain safe pool conditions and follow Lincoln-Lancaster County Health Department regulations. a. Manage the operation of the water filtration and chemical purification systems for the swimming pool and the hot tub. b. Practice preventive maintenance for the Chemtrol feeders, pumps, compressors, seals, motors, water heaters, hair and lint strainers, flow meters and the filtration system. 2. Maintain pool regulations in compliance with the Lincoln-Lancaster County Health Department. a. Ensure all employees are aware of the importance of safety. Issue rules to encourage water safety. 3. Maintain association with the American Red Cross a. Maintain current authorized provider certification. b. Facilitate Red Cross Certification course for potential employees. c. Certify lifeguards and water safety instructors. d. Keep records of swimming lessons taught at Larson Lifestyle Center

4. Lifeguard Supervisor a. Hire certified lifeguards or provide lifeguard course instruction for potential employees. b. Train new lifeguards in rules and regulations and provide training in-services for current lifeguards c. Schedule hours of work for students based on student availability and program schedule (ie: lap and open swim times, swimming lessons) d. Modify work schedule for employees due to class schedule changes or for substitutions. e. Work as a lifeguard, when needed. 5. Swimming Lesson Coordinator Water Safety Instructors a. Hire Water Safety Instructors or provide Water Safety Instructor course for potential employees. b. Train new Water Safety Instructors in policies and procedures. Review procedures with current Water Safety Instructors. c. Assign swimming classes to instructors each swimming session. Sessions vary in length depending on school and summer schedules. (Approximately 15 session per year.) d. Modify employee work schedules often due to school class schedule changes or extra school events. e. Work as a swim instructor, when needed. Swimming Lesson Teacher Aides a. Hire aides with swimming skills and that enjoy working with children. b. Train aides in skills from Preschool levels to Level 3. c. Assign swim lesson aides to teach with the Water Safety Instructor in the designate class. Private Swimming Lesson Coordinator a. Find qualified instructors for student. b. Coordinate time schedules of instructor and swimming lesson student. c. Monitor progress of students and record when finished. 6. Make pool equipment recommendations to Larson Lifestyle Center director. ie: pool vacuum, rescue backboard, rescue tubes, Chemtrol feeders, timing clock 7. Pool Maintenance a. Daily Perform testing of the pool water to monitor the pool water chemistry. Make adjustments to maintain quality standards. Record chlorine and PH levels 3 4 times daily. Vacuum pool Clean pool area which includes the deck, gutters, drain cover, and sidewalls of the hot tub.

Check pool area for safety issues Check and maintain pool and hot tub motors b. Weekly Backwash pool and hot tub. Change filtration bag on pool vacuum. Requisition for equipment and facility repairs to be done by Plant Services. c. Monthly Order chemicals and extra supplies for unexpected repairs d. Every 2 3 months Patch tile areas on the bottom of the pool Maintain pool vacuum (new belts and bushings) Maintain and replace when needed hosing for chlorine and muriatic acid from exterior chlorine building to pump room. e. 6 months to a year Change electrodes Clean and refill sand for pool and hot tub filters Drain entire pool for maintenance such as repairing tile floor or a pool motor. 8. Custodial Supervisor Duties a. Select personnel to be hired and trained b. Develop and prepare work schedules. Prioritize work done daily, every 3 days, biweekly or weekly at Larson Lifestyle Center and the Union College gymnasium. c. Supervise the performance of all custodial employees. d. Review and revise work methods to assure better efficiency. e. Order and pick-up cleaning supplies from Plant Services. f. Request new equipment to be purchased or for repairs on existing equipment. g. Larson Lifestyle Center - Maintain and sanitize the following areas several times a day to meet sanitary requirements: Weight room, locker rooms, shower areas, pool area, classroom, office area, balcony, halls and lobby h. Union College Gymnasium Maintain and sanitize the following areas: lobby, restrooms, staircases, balcony, gym area, locker room i. Additional cleaning duties for special events during the year including Alumni Weekend, Parent s Weekend, Basketball and Volleyball Tournaments. j. Varied exterior duties throughout the year include picking up leaves, sweeping sidewalks, shoveling snow spreading salt & gravel mixture on sidewalks when icy. k. Make the building environmentally safe for all the patrons to use and enjoy.

Supervisory Responsibility Ability to foster a positive and productive work environment with the ability to lead, develop and motivate student workers Lifeguards, 10 15 Swimming Instructors and Aides, 10 20 Custodians, 8-10 Special Requirement Must have an expressed commitment to Jesus Christ, the teachings and mission of the Seventhday Adventist Church; be a SDA church member in good and regular standing. Physical Demands Must be physically active Must be able to swim Must be able to lift and move 10 30 pounds Work Environment The employee will be exposed to harsh chemicals including chlorine, muriatic acid, soda ash and cleaning solvents Required Tools All tools responsible for this job will be provided by Union College. It is helpful to have a general knowledge of mechanics and machinery used in the pool facility and in cleaning. Position Type/Expected Hours of Work This is a full-time position. Evening and weekend work will often be required as job duties demand. Qualifications To be able to perform the job successfully the swimming pool, custodial and facility maintenance manager must be able to perform the above list of essential duties. It is also important to be detail orientated, organized and able to multi-task. Must have good problem solving skills, and require minimal supervision. Required Education and Experience Lincoln-Lancaster County swimming Pool Operator Certification American Red Cross Lifeguard Certification American Red Cross Water Safety Instructor Certification American Red Cross CPR/AED First Aid Certification College Bachelor Degree Experience in the operation of a swimming pool, organizing and teaching swimming classes and custodial duties. Be able to read, write and speak English fluently.
