The trustees again decided to waive any interest if the assessments were paid prior to February 1, 2014. If payment was received after February 1, then interest was charged from January 1 until payment received date. Most of our residents paid prior to the cutoff date. On March 1, 2014 final notices were sent certified mail to any past due accounts. Of these final notices, most paid immediately and the few remaining unpaid lots are being processed to place liens on their lots. This action will add $250 service charge in addition to the assessment amount as well as interest of 9% per annum. Prior to refinancing or a new sale on this property, the total amount, including service charge and interest will need to be paid. We, as an association, are excited to say that very few lots have liens. In fact, only 9 lots out of 539 currently have liens placed by the association. Because of the fiduciary manner that our current home/lot owners have paid their assessments, it has given our subdivision the ability to lower our assessment amount this year. Lowering assessment amounts is something that you don t usually hear about. Thank you, Bear Creek residents. Newsletter Information from Melissa Huelskamp As many of you know, the Bear Creek Living magazine will no longer be sent out. Those of you who have lived in the subdivision for a while may remember the newsletter created by the Homeowners Association that was sent out quarterly. We will be creating these again, starting with this newsletter. However, in order to save on postage, this first issue will be the only issue mailed to your home (unless you request that you would like to continue receiving a newsletter in the mail). The newsletter can otherwise be viewed on the Bear Creek Homeowners website - www.bearcreekwentzville.com. This is a great opportunity to sell some unused/unneeded items, while freeing up space in your home, and making money, or on the other side, finding treasures for a reasonable price. Be prepared for the Wentzville neighborhoods to be crowded!! Golf Course Events from Sarah Boehlein Bear Creek Golf Club looks forward to the upcoming season and seeing you out on the course! Whether you play in leagues, tournaments, or open play, visit us for social events, or even stop in for a bite to eat your support is important! By supporting Bear Creek, we are able to make improvements to the Clubhouse Facilities and the Course Amenities, which in turn increases the value of your homes and community! Bear Creek Estates Homeowners Page 3 of 5 Garden Club Updates from Betty Burris Spring is here and the Garden Club is gearing up to make our entrances look super. The Club is looking for new members. You don't have to have a garden or even garden at all. Just come have a great time with some pretty wonderful people. We meet the first Thursday of each month at the club house at 11:30am for lunch and program. Some of our future programs include beekeeping, working with wool (from the sheep to a shawl) and a variety of other fun topics. Come join us-make new friends-have a good time Hope to see you! Betty Burris President, Phone: 573-450-9039 Pool Pass Pickup Information from Melissa Huelskamp Pool Pass Pick Up will be held in the pool parking lot on Sat, 5/3, Sat, 5/10, Sat, 5/17, and Sun, 5/18 from 10am-2pm. Signs will posted in the neighborhood as a reminder one week before pickup. Please ensure that you know your lot number when picking up your passes. Also, passes will not be given out to any resident that has not paid their assessment fees. At the pool this year, we will be repairing the two main umbrella poles and purchasing new umbrellas. We are also looking at adding another table and umbrella to the eating area. We would like to solicit your feedback on the possibility of keeping the pool open an additional two weeks after the traditional Labor Day closing. Finances from Rod McKenzie It appears that winter may finally be coming to an end and summer and the pool season will soon be upon us. As we enter the second quarter our Association finances continue to be in good order. Because of this fact we were able to reduce the Association assessment $50.00 this year and we look forward to possibly reducing the assessment further next year. We have begun to build a capital improvement fund to use for any possible future large expenditure such as those that we experienced last year with the pool. Having this fund available will allow us to not have to raise assessments or have a one- time assessment in the future. Currently our gross receipts are coming in at a normal pace. Through March we have had expenses of $19,500 and we have a balance of $109,000. Safety Precaution from Melissa Huelskamp The Bear Creek Homeowners Association would like residents to be aware that there have been some recent break-ins into parked cars parked on the street on Blue Lake Drive. As a safety precaution, please make sure you are removing any valuable items from your parked cars and locking your car doors. If you see any suspicious activity in the subdivision, please contact the Wentzville Police Department at 636-327- 5105.

Bear Creek Estates Homeowners Page 4 of 5 Pool Rules from Kara Lacke The pool will be open from Saturday of Memorial Day through Labor Day each year. Pool hours will be 10 am until 8 pm daily, except when public school is in session. On days when the local public school is in session, hours will be 4 pm - 8 pm. The pool swim lanes will be available to adults only (18+) for 10 minutes prior to the start of each hour (XX:50-XX:00). Passes are NON-transferable Please use the tables (eating areas) for eating purposes only, then vacate to another area in order for other homeowners to use when they need an eating space. * No food or drink (except bottled water) allowed past the designated drain line The pool managers may close the pool for weather conditions, maintenance purposes, health conditions or any other reason deemed appropriate. All members of the household will be required to present pool passes to the lifeguards. Children under 13 years old (by June 1 of current year) must be accompanied by an adult. Children must not be left unattended at any time. Children under 3 years old are required to wear swim diapers. Homeowner/Adult passes must accompany all guests using the pool. Guests will be limited to 4 per household at any given time. Any adult pass may bring in 1 guest. Homeowners may bring in 4 guests. All guests must be signed in at the GUEST LOG BOOK by the accompanying pass holder. Nanny passes - must accompany children from same lot at all times as indicated on Nanny Pass. NO guests are allowed to accompany Nanny Pass. Any violation of Nanny Passes will result in the entire lot losing privileges the entire pool season. The lifeguards will restrict any unsafe activities. All persons entering the pool must obey the instructions of the lifeguards. Any person not following the pool rules or endangering the welfare of others will be asked to leave. Such behavior may result in suspension or forfeiture of pool privileges. Depending on the volume of people in the pool, usage of float devices may be limited or not allowed. The following items are prohibited: * Alcoholic beverages, drugs, or similar substances * Smoking * Pets in the pool or pool area * Loud music * Skateboarding or similar activities on pool property, including the parking lot * Glass containers; beverages must be in plastic containers or cans Replacement pool pass cost is $20 per pass Homeowners and guests are required to keep the pool area clean.
