China Wall Ranch Albany County, WY LOCATION & ACCESS: This ranch is located at the head of Sybille Canyon with Sybille Springs forming the headwaters of Sybille Creek and boasts many one of a kind building sites for a ranch house and headquarters. The diverse topography of the ranch ranges from elevations of 5,800 feet to 7,500 feet above sea level including high rolling hills with rock outcroppings to deep canyons with cottonwood-lined creek bottoms. The China Wall Ranch is located at the head of Sybille Canyon north of Laramie, Wyoming and southwest of Wheatland, Wyoming. This area has always been recognized as a hidden gem, providing excellent habitat for numerous species of wildlife, significant gains on livestock from the hard grasses, and easy access from the highway and livestock terminals in Wyoming and the nearby Front Range of Colorado. The Sybille Canyon area is surrounded by large deeded ranches, which rarely become available for acquisition. The Ranch enjoys significant annual income from a variety of sources.

Sybille Creek provides an abundant water supply on the ranch along with year-round springs and a pipeline system which provides water to several water tanks in critical locations throughout the ranch, helping livestock pasture utilization and increasing excellent wildlife populations and diversity. A three ± acre pond exists, and numerous additional water and pond development opportunities abound, including fishery development. China Wall Ranch, located in the famed Area 7, is home to numerous wildlife species including trophy mule deer, elk, bighorn sheep, antelope, and mountain lion. LEASE INFORMATION: There is a Bureau of Land Management (BLM) grazing permit which, upon approval of the managing BLM Office, will transfer to the buyers at closing. The BLM allotment No. 09187 consist of approximately 1,080 acres. The grazing allotment allows for 106 total AUMs and is renewable every ten (10) years. CARRYING CAPACITY: The China Wall Ranch has historically been used for the summer pasturing of approximately 500± AUM s depending on conditions and management. The ranch is cross-fenced into six different pastures allowing for rotational grazing. Several of the fences on the ranch have either been built or re-built in the past few years. There are several other fences that need work.

There is an abundance of forage and the many different canyons provide good protection for livestock and wildlife. The owners of the China Wall Ranch believe in good stewardship and the wildlife populations have always been very important to them. Thus, in years past they have even gone as far as not grazing it at all during drought years. Big game harvest has been extremely limited. Highway 34 provides easy year-round access for ranch operations. The highway also provides direct access to cattle markets in eastern Wyoming, northern Colorado, and western Nebraska. REAL ESTATE TAXES: The estimated real estate taxes for the China Wall Ranch are approximately $800 per year. Southwest corner of the ranch WATER RESOURCES: The China Wall Ranch has year-round live water, seasonal seeps, and developed and undeveloped springs. Sybille Springs begins on the very western border of the property and forms the upper reaches of Sybille Creek and then fills the 3 ± acre reservoir in the upper Sybille Springs pasture. During wet years the reservoir will overflow all year long flowing down through the truly spectacular China Wall Canyon and then into the main stem of Sybille Creek. There is a solar powered well that feeds a pipeline supplying three tanks; a large holding tank and a pipeline system for two of the pastures on the ranch, and spring fed watering tanks. All adjudicated water rights associated with the Sybille Springs Ranch will transfer to buyer at day of closing.

MINERAL RIGHTS: All mineral rights appurtenant to the property will be transferred to the buyer. The owners will not be reserving any mineral rights however the seller is unaware of any mineral ownership. The Ranch has already passed a mineral remoteness study, a critical prerequisite to and conservation easement grant. CLIMATE: According to the High Plains Regional Climate Center at the University of Nebraska, the average annual precipitation for the Laramie, Wyoming area is approximately 10.6 inches including 48.5 inches of snow fall. Although the general public draw percentages for this area are very low. The Ranch qualifies for two guaranteed landowner elk tags each year. The ranch also has antelope, mule deer, bear, big horn sheep as well as mountain lions, bobcats, coyotes, and various other small game species.
