Acreage: Windsong Ranch comprises 1,000± deeded acres. Alternatively, a buyer could elect to purchase 750± deeded acres encompassing all of the improvements for a lesser price. Although the ranch is adjacent to state and federal lands, there are no public-lands grazing leases associated with the ranch.
Ranch Operations: Livestock grazing rights have been leased for many years to a local rancher who also operates on adjacent state and federal lands. There are pasturelands appropriate for keeping and grazing horses. The ranch is perimeterfenced with all boundary fences owned by Windsong Ranch owners. Snow fences have been strategically placed to reduce snow-removal needs on ranch roads. The property is heavily forested, and the current owners have felled more than 1,200 trees in recent years to open habitat and views and to reduce wildfire hazards. There is a small gravel pit on the ranch that has not been commercially exploited but is available for producing onsite building materials. Domestic water is supplied by a 250-foot-deep well with water generated at the 97-foot level and 2,500-gallon replenishing tanks in the separate well house. The ranch headquarters is equipped with an off-grid electric power system including solar and wind power, a maintenance-free battery storage array, and a back-up diesel generator. This system has reliably provided all electric-power needs to the ranch for many years. Should a new owner wish to access grid-supplied electricity, the nearest connection point lies approximately ¾ of a mile from the ranch headquarters on neighboring property.
Improvements: The well-constructed 2BR/1BA log home features a wrap-around deck overlooking one of the ranch s several ponds. The ranch is energy independent, providing all of its power needs for over 20 years with a combination of wind and solar power and a back-up generator.

Finally, for the owner who might wish to build an additional, larger residence, a nearby site with excellent views has been established with connections for electric service, water, and septic. Security systems are installed in the main house and shop.
Live Water: Two forks of South Crow Creek traverse the ranch, providing habitat for eager brook trout and other aquatic life. A series of ponds have been created along the creek that have been stocked with brook trout and provide habitat for waterfowl and shorebirds. Excellent trout fishing is also available nearby on the storied Laramie and Little Laramie Rivers, the North Platte River, and numerous creeks and mountain lakes in the adjacent Medicine Bow National Forest.
Wildlife and Hunting: Elk, deer, pronghorn antelope and moose are the large fauna frequently seen on the ranch, along with the occasional black bear. In addition, the meadows provide cover and forage for several game bird species, including wild turkey, blue grouse, geese, and ducks. Finally, the ranch seasonally harbors large numbers of migratory songbirds and hummingbirds. The current owners have carefully controlled hunting for many years. The ranch is in a limited-quota hunt area for antelope. For elk, the ranch is located in a general hunt permit area, and landowner permits would be available to non-resident owners, increasing license-draw odds. The ranch is in a Type 2 limited-quota hunt area for deer, and landowner permits would be available for both resident and non-resident owners, according to the Wyoming Game and Fish Department.
Recreation: There are abundant recreational opportunities on the ranch and adjacent public lands, including horseback riding, mountain biking, fishing, hunting, bird watching, wildlife viewing, hiking, picnicking, rock climbing, landscape and wildlife photography, and cross-country skiing.
