Northwest Colorado is widely known for excellent ranches, wildlife, hunting and outdoor activities. The Little Snake River starts under the Continental Divide and flows west in and out of both Wyoming and Colorado. Baggs is a small town of approximately 300 people with good schools, several churches, a small grocery store and limited shopping. G E N E R A L D E S C R I P T I O N The Rockin J Ranch is a working cattle ranch with 7,240+/- deeded acres and associated Bureau of Land Management and Colorado State leases. Of the deeded lands approximately 2,530+/- acres are river bottom in a combination of irrigated meadows, irrigated pasture and a small amount in dry lands. The ranch has extensive water rights, from both Wyoming and Colorado, dating back to 1885 for just over 50 c.f.s. of water. This gives the ranch owner flexibility in maximizing the productivity of the ranch. The pasture lands are in separate allotments a short distance from the main ranch and offer the critical early season pasture while the river bottom lands are growing.
The Rockin J has two sets of improvements located on the ranch, each with a home and cattle working facilities. The main headquarters of the ranch has an attractive 2,700 sq ft 4 bedroom 2 bath home, along with the remodeled two-story historic homesteader home. There are also outbuildings, including a 100x60 ft shop, a barn, and working corrals. The other set of improvements on the ranch consist of a recent 1200 sq ft home, a livestock barn, corrals, and other outbuildings. From both locations, there are stunning views of the surrounding mountains. The ranch is rated for approximately 1,000 animal units and can be run as a strict cow/calf operation or run fewer cows and carry the calves over to yearlings. With a high carrying capacity for cattle and highly productive river bottom lands, the ranch can be run with either format. The present owner markets grass fed beef with success. The area is a premier hunting area for elk, deer and antelope, and the ranch is no exception. Natural migration takes place from the high country to lower elevations for a winter habitat, creating an ideal situation on the ranch for all species of wildlife. Deer, antelope, sage chickens, ducks, and geese. The Little Snake River flows through the ranch for approximately 6 miles offering fishing for trout, whitefish and catfish. Great trout fishing is close by further up the valley, where the river and some small streams come out of the National Forest.
