1 Fences General Considerations Approval is required for fences. Proper fencing can have a unifying affect upon a neighborhood. Cluttering the neighborhood with an uncoordinated selection and placement of fences is not permitted. Specific Guidelines (Additional guidelines based on lot type are included in this section) The following guidelines apply unless otherwise stated under specific lot type in these Design and Maintenance Standards except for those fences originally installed by the Builder. 1. All fences must be well-designed, well-constructed and compatible with the architecture of the home. 2. Fences must be installed on property lines. Double line fencing is not permitted. For example, fences that are up against, alongside, or parallel to another fence are not permitted. 3. Fencing must be constructed with the finished side facing out (i.e. support rails on inside). 4. All fences located on a Lot shall be of a uniform color. 5. Fences shall be a consistent height of 48 inches, unless otherwise stated in these Design and Maintenance Standards (example Townhome fences are 6ft) and except for those fences originally installed by the Builder. a. Height restrictions for the Monticello Arch and Mount Vernon Dip styles of fencing, are: the Arch must be 48" at the highest point of the peak and the Dip must be 42" at the lowest point. 6. Picket fences must use 1" x 4" pickets with spacing between pickets set at 2" 2.5". 7. White vinyl, or white composite, fencing will only be permitted in sections where such material was originally installed by the Builder. 8. Composite and other synthetic materials may be considered if it is of a natural wood color. 9. If you plan to adjoin or extend a Builder installed fence, you must match the style and spacing; no variations will be approved. 10. Fences may come forward of the rear corners of the house in order to fence air conditioning units, utilities, hose bibs, entrances or to adjoin a neighboring fence. Integrity with adjoining fences should be maintained. 11. Wrought iron or black aluminum fencing may be used only on single family home lots 1/4 acre or larger and is consistently no taller than 48 in height. Single family home lots 1/3 acre or larger may apply for a fence height not to exceed 54. Only non-decorative pickets, balusters, spindles, etc. are permitted. 12. Wrought iron or black aluminum fencing may also be used around a pool area which is substantially inside the lot lines and is consistently no taller than 54 in height. 13. Wood fences may be left natural or stained as approved by the Committee. It is recommended that all wood fencing be stained/treated with a clear sealant to prevent graying. 14. Painted fences are not permitted. 15. Gates must match the design, material, and construction of the fence. 16. Chain link fences, galvanized, vinyl coated, or otherwise treated chain link fences are not permitted. 17. A medium gauge mesh used as part of an open style fence to increase security will be considered. The mesh must be square or rectangular, factory coated with green, brown or black vinyl. The wire mesh must be attached on the inside of the fence and shall not extend above the top rail. Chicken wire is not permitted. 18. Homes abutting alleyways must install an open picket fence style (paddock or split-rail will not be permitted). 19. The installation of underground, invisible dog fences that are located entirely within the owner s Lot, and which does not affect neighboring Lots do not require approval. Please note that the County does not allow the installation of invisible dog fences between the edge of paved streets and the owners property line. This area is usually 10ft wide and is designated as an emergency access and utility easement. Installation of the invisible dog fence must ensure that the animal is not afforded access to adjacent

2 properties or the Common Area. Invisible dog fences shall be installed no closer than 2ft from the front, side and rear property lines. 20. All fencing must be kept clean and maintained in good condition at all times. I. Non-Golf Course Lots A. Single Family Detached Homes and Carriage Homes 1. Property line fencing must be an approved open type. These include paddock, split rail, or standard open space picket styles shown below. Consideration should be given to adjacent fences when selecting fence style and location. Particular attention should be given to the amount of adjacent open space, the height, and compatibility of materials and color with the applicant s house and other houses in the immediate vicinity. 2. Consideration shall be given to a request for lattice not to exceed 1ft. in height along the top of the fence. This 1ft. high section of lattice is included in the total 6ft. maximum height allowed. 3. The height and style of fence must match any partial pre-existing fencing installed by the Builder, with the exception of the use of a 1ft of lattice as previously stated. 4. Gates must be a solid board or board-on-board style, with the exception of the use of a 1ft lattice as previously stated. Fence elevations should follow the grade (e.g., sloped yards, etc.). 5. White vinyl fencing may only be installed in sections where this style has been installed by the Builder. Samples of approvable fences for Townhomes (non-golf course)

4 II. Golf Course Lots A. Carriage Homes (Creek Run Terrace & Tremaine Terrace) 1. No fencing is permitted on Golf Course Carriage Homes. B. Single Family Detached Homes 1. Only the Mount Vernon Dip style of fencing is permitted. Fence height shall be consistently 48inches at the highest point of the peak and consistently 42inches at the lowest point of the dip. Sample of approvable fence for Golf Course Detached Homes (Mt. Vernon Dip) C. Townhouses 1. Fencing must be board-on-board. Gates must be a solid board style with a Mt. Vernon dip. 2. The approved height at the highest point of the peak is consistently 48 inches and consistently 42 inches at the lowest point of the dip across the rear property line and any property line abutting the golf course. 3. Fencing along the sides of the Lot must be stepped down from the original height of six feet (or 72 inches) as installed by the Builder adjacent to the house to five feet (or 60 inches) and then to a height of four feet (or 48 inches) across the rear property line. 5 Fences (continued) III. South Riding Station Villages 1. The owner has the option of extending the fence to the front property line and connecting to the Builder installed fence. Any fence installed forward of the rear corner of the house must match the height of the Builder installed fence. Likewise, any fence installed in the rear yard, behind the rear corners of the house, must be consistently 48inches in height; 2. Rear fencing must stop 10ft from the paved edge of the alley or at the rear corner of the garage. Sample of approvable fence for South Riding Station Villages IV.
