The Training Centre As a training establishment Arodstown could not be better positioned. To say it works is an understatement! In a short space of time dozens of important races have been plundered by horses from this yard... Three Cheltenham Festival winners in the past 2 years; many more at Punchestown s equivalent; the Cesarewitch, Cambridgeshire and Northumberland Plate; a rake of Grade One prizes and, across Ireland and the UK, upwards of 350 races in total.

Features Let s start with the yard and horse accommodation which has been built to the highest standard. The 3 barns are divided into units of 30, 24 and 16 boxes which each measure a generous 12 x 12.6ft and feature back windows that can be opened or shut and promote good health and happiness. The barns are light and airy and have a wide central walkway measuring a full 16ft in width. Each has a feed room and a tack room. There s a hot-piped drying room, too: simple in appearance, perfect in practice! And, there s a spa to deal with the aches and pains of racecourse life; while additional sliding doors mid-side ensure not only temperature control but prime accessibility for machinery. The yard has been well thought out and is in faultless working order. Outbuildings include a large shed for shavings, bedding and hay. There are two 6-bay horse walkers, the bays again, generous in size measuring 8ft across with rubber brick flooring underfoot. There s a double-roomed office for the admin and includes bathroom facilities. The Lads accommodation is on-site, too, and contains eight bedrooms, bathroom facilities, a kitchen and living area.

Facilities Now, to the gallops and the schooling facilities! Again, experience of requirement is instantly apparent. The magnificent straight gallop rises over 6 furlongs. There s a real pull. It s a top-spec Equitrack surface as used at Dundalk and is laid over porous tarmac. It s never given a moment s trouble. And a roadway alongside runs the length of it. The collecting area is of sand and fibre while across open grassland lies a second gallop: an oval-shaped circuit each straight 1½ furlongs in length and it s ingenious in design! Likewise, it s an equitrack surface but the schooling facilities lines of hurdles and fences that feature as external options down each side, are laid on more suitable silica sand. Its design is truly impressive. Schooling facilities for banks racehorses are included, too, and 3 banks (in ascending size) will teach any horse the required artistry. Indeed, for fitness, health and wellbeing the exercise facilities at Arodstown will be hard to match. And, should the new purchaser require an uphill grass gallop, there is ample room alongside the 6 furlong equitrack. At Arodstown, failure is not an option! The bricks are already in place and the winners are flowing freely. There will be few such opportunities to purchase a ready-made training establishment boasting such success. The Residence If the facilities and living quarters for our equine friends at Arodstown cannot be faulted, the same can surely be said for the occupants of the property s home which was built just 5 years ago. Surrounded by post & railed paddocks, it has been built to a high specification. Inside, its under-floor heating throughout, and has been designed with family life in mind. Included downstairs, a hallway, sitting room, kitchen-cum-living area that oozes warmth and leads to a south facing conservatory. There s also an office and a bedroom with en suite bathroom. Upstairs, are three further bedrooms (all of good size and boasting fine views) and bathroom facilities include a Jacuzzi.
