MARINE SURVEYORS MARINE CONSULTANT 38 OAK HILL LANE ELKTON, MD SURVEY REPORT PURCHASE SURVEY SURVEY NO. xxxx MAY 16, 2016 ******************************************** TO WHOM IT MAY CONCERN: This is to certify that the undersigned surveyor at the request of xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx, attended the sailboat in and out of the water on the 16 th day of May in the year 2016, at Port Annapolis, 7074 Bembe Beach Road, Annapolis, Maryland, 21403, and did survey said vessel for Mr. xxxxx, while representing his interest as a prospective buyer. The vessel is a Bayfield 40 staysail ketch, designed by Hayden Gozzard and built by Bayfield Boat Yard, Ltd., located in Ontario, Canada, in the year 1986, as hull identification number xxxxxxxxxxxx. The vessel s approximate measurements are: LOA 45 6, LOD 39 0, BEAM 12 0, DRAFT 4 11, BALLAST 8,200 lbs., and DISPLACEMENT 21,000 lbs. The vessel s documentation number is xxxxxx, which will expire October 31, ALL MAJOR HULL MEMBERS, wherever accessible, together with all surfaces, joints, bonds, fillets, webs, bulkheads, and hard curve areas were carefully inspected with particular care being devoted to areas of normal stress concentrations and possible bulkheads or other hard spots. Field methods of sounding and visual sighting were used. Also, the use of a moisture meter to determine the moisture content of the hull, decks, and other areas which could retain moisture causing damage to the vessel. HULL CONSTRUCTION: the vessel was built on a fiberglass hull and constructed with resin and fiberglass mat. The hull s exterior finishing is a gel coat glazing. The deck and cabin top was built as a one-piece unit and bonded to the hull at the vessel s sheer. The deck is of a sandwiched core and fiberglass construction. The vessel has a full keel. I have noted the following: a) The fiberglass to resin ratio is good. b) The resin appears to have cured well. 5 PURCHASE SURVEY #xxxx PAGE 2 of 31 HULL CONSTRUCTION (cont.) c) The foredeck appears to be solid with no significant delamination or voids. d) The teak grid bow sprit is in good condition. The fittings appear to be in fair condition. The turnbuckles are losing their finish. The bow sprit rocks slightly side to side. e) Both the starboard side and port side catwalks are solid and in good, structural condition with no significant delamination or voids. The catwalks have heavy stress cracks and chips out of gel coat. f) The cockpit appears to be solid and in good, structural condition with no significant delamination. g) There is deflection at the mast step for the mizzen mast and stress cracks.

6 PURCHASE SURVEY #xxxx PAGE 3 of 31 HULL CONSTRUCTION (cont.) deflection at the mast step for the mizzen mast h) The cabin top appears to be solid and in good, structural condition with no significant delamination or voids. There are large areas of wear and fiberglass showing on both sides of the mast, around both vents, skylight hatches, and grab rails. i) The hull runs fair and in good condition. The gel coat glazing still holds a good shine. There is a 2 x 2 area of discoloration 3 from the bow on the starboard side. The hull has chips out of the gel coat and scratches. On the starboard side along the edge of the bow and under the bow sprit are stress cracks. On the starboard side, approximately 8 from bow, the top edge of the gunwale has an 8 area where the gel coat is worn away. On the port side, 10 from the bow, there is a 6 x 3 area of dings in the hull and a ¼ gel coat chip. Along the water line are dings.

7 PURCHASE SURVEY #xxxx PAGE 4 of 31 HULL CONSTRUCTION (cont.) j) The transom appears to be solid. The finish is poor. There are stress cracks running down the center of the transom. A poor repair with discoloration under the O. Area of gel coat chip located 8 from starboard side top edge, and gel coat chipping along the edge of the transom. k) No visual signs of blisters on the bottom of the hull. No voids were found in the layup of the bottom. No signs of major repairs, damage, or hard grounding. There was elavated moisture the around the shaft log. l) Where accessible for inspection, the hull to deck seam appears to be in good condition with no signs of separation. m) For the first 5 from starboard bow, the top edge of the gunwale finish is damaged, dinged, and peeling. The stainless steel rubrail on the starboard side aft is damaged.

There is also some rusting at the base of the compression post assembly. p) The engine bed is in good condition with no signs of separation or structural fatigue. q) The deck supports accessible for inspection appear to be in good condition. 9 PURCHASE SURVEY #xxxx PAGE 6 of 31 HULL CONSTRUCTION (cont.) r) The pan system is well secured and in good condition with no signs of structural failure. s) The tabbing accessible for inspection appears to be in good order and well secured to the hull supports and structural members. t) The bulkheads appear to be in good condition. u) The interior shows well. The interior is clean and well kept. Screws for the floor panels are missing. MACHINERY: said vessel s auxiliary power is a Yanmar, model 4JH4AE, fresh water cooled, diesel engine. The engine s serial number is xxxxxxx. The engine is rated for 3,000 rpms at top end. The engine was new in I have noted the following:

10 PURCHASE SURVEY #xxxx PAGE 7 of 31 MACHINERY (cont.) a) The water intake hose is in good condition. The hose is double hose clamped. b) The section of exhaust hose in the aft locker is squashed. The other exhaust hoses are in fair condition. The exhaust system is double hose clamped as per ABYC standard P sections 1, 2, and 3. c) The water circulation hoses are in good condition. d) The riser is in good condition. The water jacket is in good condition. Note, this was only an external inspection. e) A boot is not installed to cover the starter cable terminal end as per ABYC standard E

11 PURCHASE SURVEY #xxxx PAGE 8 of 31 MACHINERY (cont.) f) The linkage appears to be in good order. g) The Vetus plastic muffler appears to be well secured and in good condition. Refer to the sea trial for leaks and additional comments. h) The motor mounts are in good condition. The bolts are tight. i) The engine belt is in good condition. The belt rubs against the water pump. j) No oil analysis for condition of the engine oil was requested. STEERING SYSTEM: pedestal wheel steering system. The pins, cable, quadrant gear, and other mechanical fittings accessible for inspection are in good condition. Refer to the sea trial for additional comments.

12 PURCHASE SURVEY #xxxx PAGE 9 of 31 ELECTRONICS: the electronics appear to have been properly installed. The vessel is equipped with the following: a) The Icom VHF by the chart table and the Icom VHF by the helm worked. The radio check on channel 27 was complete. b) The Nav Com Multi Display depth and knot worked. c) The Nav Com wind machine did not work. d) The Nav Com autopilot worked. e) The Standard Horizon GPS/Chartplotter with depth gave the test reading / f) Vesper Marine AIS was in good working order. g) Furuno 1715 radar worked. h) Icom single side ban radio unit came up. However, complete operation could not be achieved. i) The pedestal mounted Ritchie compass is in good condition. RUDDER: keel attached fiberglass rudder. The rudder is solid and in good condition. There was no play in the rudder shaft log.

13 PURCHASE SURVEY #xxxx PAGE 10 of 31 PROP: 18 x 13 three-blade bronze prop, which is in good condition. When tested, the blades ran out true. SHAFT: 1¼ stainless steel shaft, which appears to be in good condition. The shaft appears to be straight with no signs of pitting. CUTLASS BEARING: appears to be in good order with even wear, from what can be inspected. SHAFT PACKING GLAND: dripless type with vent line. The rubber is in good condition. The packing gland is double hose clamped.

14 PURCHASE SURVEY #xxxx PAGE 11 of 31 GALVANIC PROTECTION: the vessel is equipped with sacrificial anode protection. The shaft zinc is new. The vessel does not have a bonding system. RIGGING: HARDWARE - the two Lewmar #43 two-speed, self-tailing winches are well secured to the coamings, in fair condition, and did work. The two Lewmar #40 two-speed, self-tailing winches for the staysail are well secured to the coamings, in fair condition, and did work. The mizzen mast has a self-tailing Lewmar #14 and a Barient #10. Both winches are in satisfactory condition. On the cabin top, there are two Lewmar #16 two-speed, self-tailing winches, which are well secured and in good order. On the main mast, there are two Lewmar #30, which only one is a self-tailing, and a Lewmar #8. The winches are in good condition and did work. As part of routine maintenance, the winches should be greased. The vessel is equipped with two Profoil roller furling systems for the Yankee and staysail. The foils appear to be straight. The swivels were in good working order. The furling systems did work. The sheaves and blocks are in satisfactory condition.

15 PURCHASE SURVEY #xxxx PAGE 12 of 31 STANDING RIGGING a) Isomat aluminum keel step main mast and deck step mizzen mast with booms and single foil spreaders. The masts appear to be straight and in good condition. The booms appears to be straight, and the goosenecks are is in good condition. All stainless steel hardware accessible for inspection appear to be in good condition. The masts were not unstepped for inspection. b) The chrome-plated open-face turnbuckles appear to be in good condition. The turnbuckles have ample adjustment remaining. I did not detect any damaged threads. c) The mechanical fittings for the cable ends all appeared to be in good condition with no defects noted at the time of the inspection. d) The stays and shrouds appear to be in good order. e) The chain plates appear to be well secured with no signs of distortion to the hull. Majority of the bolts were found to be loose and will need to be torqued down.

16 PURCHASE SURVEY #xxxx PAGE 13 of 31 RIGGING (cont.) RUNNING RIGGING: in good condition. SAILS: all sails were new in Full batten mainsail, mizzen sail, staysail, and Yankee are in good condition. VENTILATION: does meet all requirements as per U.S.C.G. regulation and ABYC standard H-32. The ventilation system is natural air. FUEL SYSTEM: the vessel is equipped with one aluminum fuel tank located in the bilge. The fuel tank is new. I have noted the following: a) The deck fill port is properly marked DIESEL as per ABYC standard H

17 PURCHASE SURVEY #xxxx PAGE 14 of 31 FUEL SYSTEM (cont.) b) The fuel fill hose is type A-2 hose. The hose is in poor condition. The hose is double hose clamped at both ends. c) The feed hoses are type A-1 hose and in good condition. d) The fuel tank is vented. The vent hose is in good condition. e) The fuel tank is not grounded; the ground is defective. f) The fuel tank appears to be in good condition with no visual signs of leaks. g) The installation of the fuel tank does comply with ABYC standards. h) The two shut off valves worked. i) The fuel system is equipped with two Racor fuel filters, which are in good condition. ELECTRICAL: 12 VOLT SYSTEM - negative ground system with automotive type fuses, two Blue Seas battery switches, 30 amp Pro Nautic battery charger, Pro Watt 1000 inverter, and Aims inverter. I have noted the following: a) The battery charger is properly wired. The battery charger s output was 14.0 volts.

18 PURCHASE SURVEY #xxxx PAGE 15 of 31 ELECTRICAL (cont.) b) The Pro Watt inverter is properly installed. Its output was 105 AC volts. c) The Aims inverter is properly installed. It output was 91.4 AC volts. d) The vessel is equipped with six 6 volt AGM batteries and one Series 27 AGM battery. There was very little access for inspection. e) The batteries are secured to the hull as per ABYC standard E The positive terminal ends are covered as required by ABYC standard E f) I did detect the following wiring violations and/or safety hazards with the 12 volt system: 1) Open terminal in the cabinet at the steps. 2) Positive fuse bar located in the anchor locker that is not covered or labeled. 3) The positive terminals for the windlass are not covered. g) The 12 volt receptacle in the cockpit did not work. h) The cabin lights worked at time of my inspection. SOLAR PANEL the solar panel appear to be properly installed. The read out was 14.7 volts. 120 VOLT SYSTEM - single 30 amp service with a circuit breaker panel. The system appears to have been factory installed and in good order. There was no signs of overheating on the back side of the panel. GFI receptacles are installed in the head and galley. The vessel is not equipped with shore power cord.

19 PURCHASE SURVEY #xxxx PAGE 16 of 31 CABIN HEATER: Espar cabin heater. The unit appears to be properly installed. The fan did run. However, due to the temperature of the interior, the unit would not fire off. BILGE: water in the bilge at time of the survey. BILGE PUMPS: the midship bilge is equipped with a 12 volt pump. The pump is not secured to the hull. The pump is properly wired. The pump did work on manual override. The discharge hoses are in good condition. Note, I could not properly access the pump. The manual pump is well secured in the cockpit. The pump did work and the discharge hose is in fair condition. FIRE PROTECTION: ABYC standard A-4 Table II states that a vessel 40 in length is required to be equipped with three B-1 type, U.S.C.G. approved fire extinguishers or ABC dry chemical fire extinguishers, mounted in the following locations: outside engine compartment, steering position and galley, if equipped with a stove, or passenger cockpit. The vessel is equipped with 2007 BC dry chemical fire extinguisher mounted at the chart table and a 2000 ABC dry chemical fire extinguisher mounted in a galley cabinet, which does not have an ISO label. A marine grade carbon monoxide detector is mounted in the main cabin. The vessel does not have any smoke detectors. SEACOCKS, STRAINERS, AND THRU-HULL FITTINGS: the seacocks are reasonably accessible as installed and oriented that their handles are easy to operate as per ABYC standard H The thru-hull fittings have backup boards. I have noted the following: a) The flanged bronze ball valve for the engine intake worked. b) The flanged bronze ball valve for the water maker worked. c) The flanged bronze ball valve for the head intake worked. d) The bronze ball valves for the head discharge worked. e) The Marelon ball valve for the galley sink is in good working order.

20 PURCHASE SURVEY #xxxx PAGE 17 of 31 SEACOCKS, STRAINERS, AND THRU-HULL FITTINGS (cont.) f) The flanged Marelon ball valve for the head sink worked. g) The Groco 1000 strainer for the engine intake is in good condition. The plastic strainer for the raw water is in fair condition. h) The plastic thru-hull fittings above the water line are weathered. The thru-hull fittings below the waterline appear to be well secured; they are painted over. I also noted that the plastic scuppers for deck drains are in poor condition. PLUMBING: the hoses and lines have been properly ran throughout the vessel. The hoses below the waterline are double hose clamped. The drains, faucets, and fixtures are in good in good condition. The vessel is equipped with one plastic fresh water tank, which is new. The Shur Flo shower sump pump appears to have been properly installed. The pump did work. The Shur Flo fresh water pressure pump appears to have been properly installed and did work. The six gallon electric stainless steel Kuma hot water heater, serial number with heat exchange appears to be properly installed, but it is not secured. The hot water heater appears to be in good condition. The hot water heater did work. The 12 volt Spectra water maker with two water pumps appear to have been properly installed. Operation could not be tested.

21 PURCHASE SURVEY #xxxx PAGE 18 of 31 PLUMBING (cont.) The raw water deck washdown pump appears to have been properly installed and did work. However, the housing is rusting. Also, the water wash down hose has a hole in it. Also, it is leaking at the plastic connection. GALLEY: the appliances appear to have been properly installed. The galley is equipped with the following: a) Single stainless steel sink with a faucet for pressure hot and cold water. The drain hose is in poor condition. b) Tasco propane two-burner stove with an oven. The unit appears to be in good condition. The stove is equipped with a safety switch, which is 7 away from the stove. The stove does

22 PURCHASE SURVEY #xxxx PAGE 19 of 31 GALLEY (cont.) gimbal. The stove did work. The propane tanks are in a vented locker equipped with transfer switch. c) The ice box with refrigeration system is in good order and reached a temperature of 5.3. HEAD: the vessel is equipped with a manual marine toilet with plastic holding tank and set up with a Jabsco macerator for overboard discharge or deck pump out. The head intake hose and discharge hoses are in fair condition. The macerator worked. However, the housing for the pump is rusting. The head worked. NAVIGATION LIGHTS: the red and green bow light, stern light, steaming light, and anchor light worked at time of the survey. The anchor light is obstructed. The deck lights worked.

23 PURCHASE SURVEY #xxxx PAGE 20 of 31 DECK HARDWARE: the deck hardware, such as cleats, chocks, and railing, are well bonded to the hull. As part of routine maintenance, I would advise pulling the deck hardware and rebedding in a polysulfide compound. DAVIT: light weight stainless steel davit, which is well secured and in good condition with no defects noted. PORTS AND HATCHES: I have noted the following: a) The forward hatch is well secured to the deck and in good condition. b) The four skylight hatches is well secured. The Plexiglas is checking. c) The aluminum opening ports are well secured and in good condition. d) The two opening ports in the aft cabin are well secured and in good condition. The ports have checking. e) The main cabin bi-door and sliding hatch are in good condition. f) Both anchor locker hatches are concaved in the center and have areas of stress cracks. Both anchor lockers are damp, and the gel coat finish on the plywood bottoms are heavily stress cracked. The anchor hatch hinges are loose. g) The deck hatches are in fair condition.

24 PURCHASE SURVEY #xxxx PAGE 21 of 31 PORTS AND HATCHES (cont.) h) The wood edging on the inside of the propane locker is rotted and damaged. The propane locker has standing water in it. CANVAS: the dodger is in good condition. The sail covers are in good condition. GROUND TACKLE: two anchors with approximately 3/8 chain and three strand nylon line. The chain is rusted. The ground tackle is properly sized for said vessel. WINDLASS: 12 volt Lofran windlass, serial number , with foot switch. The windlass appears to have been properly installed. However, the positive terminal ends are not covered. The windlass is in good working order.

25 PURCHASE SURVEY #xxxx PAGE 22 of 31 MISCELLANEOUS a) The trim around the mast is broken. b) The privacy door on the starboard side sticks. c) The sliding aft cabin door sticks. d) Missing curtain for ports. e) Damaged screen on the starboard head port. f) Missing screen on starboard port in the main cabin. g) Support springs for starboard and port lockers are broken. h) The cockpit cushions are in poor condition. i) The latch for the stove top board is missing. j) Pot and pan brackets for the stove are missing. k) Stanchions are losing their finish. l) Aft storage locker hatch hinge is missing a fastener. m) The cover for the autopilot control panel is missing screws and falls off.

26 PURCHASE SURVEY #xxxx PAGE 23 of 31 MISCELLANEOUS (cont.) n) The television worked. o) The Sony DVD player and Sony speakers are not properly secured. p) The West Marine stereo came on and appears to be in good working order. However, no antenna for reception. q) The cockpit shower has a small leak.

28 PURCHASE SURVEY #xxxx PAGE 25 of 31 SEA TRIAL REPORT On May 16, 2016, I attended the sea trial that was performed on the Bayfield 40, hull identification number xxxxxxxxxxxx, while representing the interest of Mr. xxxxx. I have noted the following: ENGINE The tachometer read 3,000 rpms, then it quit working. There was no shaft vibration. There were no visual signs of exhaust leaks, water leaks, or oil leaks. The engine reach a temperature of 160. The alternator charged at 14.4 volts.

29 PURCHASE SURVEY #xxxx PAGE 26 of 31 SEA TRIAL REPORT (cont.) The transmission shifted well, and I did not have any problems finding neutral, forward, or reverse. STEERING SYSTEM In good working order. PACKING GLANDS The shaft packing gland is good condition. The rudder gland is in good condition.

30 PURCHASE SURVEY #xxxx PAGE 27 of 31 RECOMMENDATIONS STRUCTURAL ITEMS AND SAFETY IT a) Install new fire extinguishers in the above given locations. Extinguishers mounted in lockers or cabinets need ISO labels. b) Install new carbon monoxide detectors. c) Install new smoke detectors. d) Cover the positive battery cable terminal end of the engine s starter. (Suggest a cable boot) e) Replace the fuel fill hose. Use A-2 hose and double hose clamp each end. f) Since the cabin under the companionway steps can also be used for storage, cover all open electrical connection, such as the fuse blocks, etc. g) Properly secure the bilge pump and float switch by using the deep bilge method. h) The safely shut off switch is located seven feet from the stove. I would suggest installing by the stove. ABYC standard A states that the valve(s) or its control must be operable from the vicinity of the appliance(s) in the event of a fire at any appliance(s). If the cylinder shut-off valve is readily accessible from the vicinity of the appliance, the shut-off valve on the supply line is not required. i) Cover open cable for the windlass.

31 PURCHASE SURVEY #xxxx PAGE 28 of 31 RECOMMENDATIONS (cont.) a) Repair chips out of the gel coat. b) Repair noted stress cracks. GENERAL REPAIR AND REPACEMENT ITEMS c) Repair noted deflection on the cockpit deck around the mizzen mast step. d) Replace the plastic deck scuppers. e) Secure the hot water heater. f) Secure the floor panels. Note all the screws are missing. g) Repair the vertical privacy panels for the aft quarter berths and repair the doors, so they slide properly. h) Replace damaged section of exhaust hose. i) Repair engine tachometer. j) Repair or replace the 12 volt receptacle in the cockpit by the engine panel. k) Repair or replace the wind instrument. l) Tighten chain plate bolts. m) Replace the galley drain hose for the sink. n) Replace deck washdown hose and repair noted leak.

32 PURCHASE SURVEY #xxxx PAGE 29 of 31 PREVENTIVE MAINTENANCE a) Rebed all deck hardware ports and hatches with polysulfide compound. b) Align engine with shaft. c) Grease winches. d) Spray motor mounts with oil. e) Pull the steering pedestal and mast step and rebed it with polysulfide compound. f) Clean base of the compression support post and prime paint to suit. g) Wire brush main mast step, prime, and paint. SURVEYOR'S SUGGESTIONS (as per conversation at survey and not part of this report) 1) Install a wind generator 2) Replace the prop with a Max three blade prop 3) Replace plastic sea strainers with Groco sea strainers

33 PURCHASE SURVEY #xxxx PAGE 30 of 31 COMMENTS Definitely the nicest Bayfield 40 around or that ever inspected. The engine was replaced, new sails, and new fuel and water tanks, plus great electronics, solid decks, and no blistering of the bottom. I would suggest immediate rebedding of all deck hardware, as a part of a preventive maintenance program. I would also suggest spraying the motor mounts and shaft flange with oil to help keep them from rusting. In the aft section of the boat around the rudder post and aft, there was a considerable amount of grinding done to this area which may have been from previous mounts of auto pilot hardware or some sort of repair since the factory gel coat has been ground away in this area. It also appears that someone was careless with epoxy as there are runs. CONCLUSION Said vessel is suitable manufacturer s intended purpose. With consideration given to the condition of the vessel, optional equipment, market condition, and the use of the BUC Book, it is hereby my professional opinion that an appraised value for said vessel can be placed at $80, A replacement value can be set at $627, I would advise to request for a full disclosure from the current owner and obtaining an estimate of all repairs before settlement.
