Rle f Redesign Wrkgrup Andy reviewed the rle f the Redesign Wrkgrup as part f the verall develpment f design guidelines, and as a cmmunicatin pint between the prject team and brader cmmunity. Wrkgrup feedback is currently infrming the design guidelines that will serve as the basis fr the design-build prcess. These guidelines will direct what items must be incrprated and what additinal elements shuld be cnsidered fr the final design. Histric Listing Brian Shaw verviewed City Park Glf Curse s (CPGC) listing n the Natinal Register f Histric Places as part f Denver s Park and Parkway System listing in The listing identifies the curse s character-defining features that are histrically significant, and autmatically lists CPGC n the Clrad State Register f Histric Places. The CPGC Redesign is using state funds, s the State Histric Preservatin Office (SHPO) reviews ptential effects t the histric resurce fr cntinued eligibility. The fllwing table includes the character-defining features as described in CPGC s Natinal Register nminatin. A summary f the features current status is als included:

2 Character-Defining Features Clubhuse (1923) Puebl Revival Glf huse at the NW crner f the curse was built in 1918 and enlarged in The main blck f buildings rises ne stry in height behind the perglas and 2 stries in height behind the central prtic. In a natural swale there are several giant plains cttnwds, which are als fund alng the street n the west perimeter. Lking back t the east the rise in the curse becmes the hrizn, prviding an illusin f vast space. Select Trees Greens and the tees are surrunded by islands f evergreens. These islands are an excellent mixture f frms, clrs and textures. Histric Layut/Design/Use The layut f the curse is cnventinal, cnsisting f wide and straight fairways. The Fairways are fr the mst part, planted nly with grass. The layut prvides a sense f vastness created by the penness f the curse. Muntain View The natural tpgraphy f the land permits an unequaled view f the muntains and the Denver Skyline. Histric Planting/Plant Material The Fairways are fr the mst part, planted nly with grass. Greens and the tees are surrunded by islands f evergreens. Giant plains cttnwds (which are als street trees alng the west perimeter). Current Status Clubhuse replaced in riginal lcatin in 2001, des nt reflect the histric design Original starting huse was remved in 2001 Original snack bar/tilet buildings were replaced in 2001 Buildings in the maintenance yard appear t date t circa Remains histrically cnsistent Many have died/been remved Multiple changes t the curse since its inceptin, mst recently in Remains histrically cnsistent Remains histrically cnsistent When reviewing this table, Wrkgrup members nted that the language remains histrically cnsistent culd be clarified t indicate the feature remains histrically significant. Separate frm the features abve, there are elements f the curse that have develped cmmunity significance ver time, such as specific grups f trees and the verall lk and feel they create in and arund the curse. Wrkgrup members nted the imprtance f the intent behind the riginal curse layut and the spatial relatinships f curse features.

3 Path t Design Guidelines and Design Guideline Categries Andy reviewed the prgress f the Wrkgrup t-date and remaining tpics fr upcming meetings as design guidelines advance twards finalizatin. The fllwing categries were identified as thse the Wrkgrup must cver: Categries cded green indicate areas where the team has heard cnsistent input t-date, yellw categries indicate fairly cnsistent input, and red categries indicate tpics needing further discussin. Review and Finalize Design Guideline Themes Andy facilitated Wrkgrup discussin n draft guideline themes assciated with the categries labeled green r yellw. Final themes will infrm the basis fr design-guideline language in design-build dcuments and wrk alngside technical requirements. Overarching discussin themes included: Visual Examples: Wrkgrup members nted that visual examples whenever pssible wuld help t increase understanding f design guideline categries, such as integrated strmwater detentin and water quality. Additinal Amenities Discussin: Wrkgrup members nted the label Additinal Amenities sunds ptinal while the items in this categry are a pririty fr many cmmunity members, and suggested terminlgy such as Cmmunity Amenities. Members emphasized the imprtance f pprtunities t further incrprate cmmunity amenities int the design guidelines. This may be thrugh elements such as pedestrian cnnectins, restaurant/dining and event space. Pedestrian cnnectins in and arund the curse perimeter were highlighted as a cmmunity pririty. Sctt Rethlake explained the liability cnsideratins fr pedestrian activities in clse prximity t glfing activity, which limit sme ptins fr perimeter sidewalks. If implemented, any mid-curse pedestrian crssing must include clearly defined bundaries, wayfinding, fencing/barriers and ther safety precautins. Sustainability: Members emphasized that sustainability shuld be a theme underlying the redesign and reflected in selectin f plantings and materials.

Natural areas that incrprate detentin and water quality may be utilized in limited amunts thrughut the curse. Additinal limited natural areas may be utilized thrughut the curse t reduce water cnsumptin. 7 Event Space Existing clubhuse size is nt well suited t large glf events r nn-glf, cmmunity events Other Cmmunity Activities Interest exists in establishing mre nn-glf and ff-seasn activities (e.g., dining, running/walking, etc.) Driving Range General Lcatin Inclusin f a driving range is a very imprtant curse feature Clse prximity t clubhuse area shuld be maintained Ability t accmmdate multiple events by prviding apprpriately sized, separate (r sectined) spaces frm restaurant. Cnsider hw ther activities influence needed clubhuse size (e.g. events, First Tee, ther cmmunity activities) Clarify event space will be in clubhuse Design shuld cnsider multipurpse facilities t accmmdate year-rund uses such as x-cunty and sledding. At a minimum the design will incrprate an irns nly range. Lcatin shuld be adjacent t clubhuse. Cnsider integrating the driving range within the detentin area t minimize visual impacts and retain prximity t the clubhuse. Size/Elements Strng preference exists fr at least an irns-nly range Integratin f warm-up nets and/r swing simulatr shuld be explred with irns-nly range Full driving range is a benefit if it culd be dne withut safety netting r playability impacts At a minimum the design will incrprate an irns-nly range with at least twenty-five (25) statins. Minimize r cmpletely eliminate the need fr safety netting at the driving range Cnsider tradeffs between range size and curse par/yardage Hitting Area/Surface Preference fr a grass hitting area Interest in explring space saving integratin f hitting/target areas The hitting surface shuld be turfgrass. A mat area will be included t prvide winter practice. * Final themes will infrm the basis fr design-guideline language in design-build dcuments The Additinal Amenities and Driving Range categries were flagged as thse fr further future discussin with the Wrkgrup.

8 Backgrund t Infrm Future Discussins & 3D Simulatin Lcatins Meredith Wenskski, prject team technical cnsultant, emphasized that decisins surrunding clubhuse lcatin, grading, trees and views heavily influence each ther. She prvided backgrund infrmatin t pre-infrm an in-depth discussin f these tpics at the next Wrkgrup meeting n Octber 5 th. Grading Terms: Earthwrk: Prcess f mving sil t anther lcatin Cut and Fill: Prcess f excavating dirt and placing it back n-site in anther lcatin Balancing the Site : the cut and fill acrss the site are equal Meredith highlighted the relative cst f mving sil ff-site versus using that sil fr fill n-site. Namely, mving sil ff-site wuld cst millins f dllars that culd therwise be used fr curse updates. Hauling sil ff-site als entails mre cnstructin and envirnmental impacts. Meredith indicated that perimeter trees are a pririty, while any remved trees will be replaced per the City s tree replacement plicy. Further discussin f trees will ccur at the next Wrkgrup meeting. Wrkgrup members reviewed the prpsed lcatins frm which the prject team plans t create 3D simulatins fr the next Wrkgrup meeting. These simulatins will give visual cntext t ptential clubhuse lcatins, grading, views, and tree impact.
