1 Fall 2015 THE 2015 ANNUAL MEETING WHAT: Rio Vista Mahwah Homeowners Association Annual Meeting WHEN: 7 PM, Tuesday, October 27, 2015 WHERE: In the Clubhouse Chapel LOOK FOR THE FOLLOWING DOCUMENTS IN YOUR MAILBOX: Notice of the Meeting, Meeting Agenda, Proxy/Absentee Ballot, 2016 Proposed Budget, Candidate Biographies FREQUENTLY ASKED QUESTIONS: 1. Who may attend the meeting? Adult members of every household/property may attend (no children please.) Each household/property is entitled to one vote as long as all dues and fees are paid and current. 2. What if my household cannot be represented at the meeting? If you are unable to attend, be sure to submit the Proxy/Absentee Ballot form to the RVMHA Administrative Office no later than 24 hours prior to the meeting. 3. What is a Proxy? A proxy is a written authorization for another to act on your behalf and used when you cannot attend in person. 4. Who can I appoint as my Proxy? The only persons qualified to act as your Proxy are (a) other members in good standing of the RVMHA who are present at the meeting; and (b) members of your immediate family who are present at the meeting. 5. What if I don t attend and I don t fill out the Proxy properly? If you leave the name of your Proxy blank, or insert your own name, or if you name an unqualified person to act as your Proxy, you will be deemed to have appointed Myra Dulberger, Administrator of the RVMHA, as your Proxy. However, this appointment will be assumed for quorum purposes only, not for voting on your behalf. 6. Do I have to fill out both the Proxy and the Absentee Ballot? Yes. The Proxy is used to select someone of your choice who is attending the meeting to act on your behalf. The Absentee Ballot allows you to vote as you choose. Therefore, the Absentee Ballot will not be able to be enforced without both sections of this form being completed and signed. 7. Is an attendance quorum required? Yes. There is a 15% quorum required. This requirement can be met by those attending in person or by proxy. Without a quorum of 15% of all the households/property in Rio Vista attending, a meeting will not be able to take place. 8. 2 Annual Golf Outing Submitted by Mark Arduino Rio Vista Mahwah held its 13th Annual Rio Vista Open Golf Outing this year at: Great River Golf Course 130 Coram Lane, Milford, CT 06461, greatrivergolf.com/golf/course Saturday, September 19 th Tom Limberg, Mark Gregorek, Phil Lipper, Bob McCahill, David Ni and Mark Arduino met up at 730 AM and made the 1 hour 10 min trek across the Tappan Zee Bridge for our 10:24 AM/10:36 AM tee times. It made for a unique slant on the Open in that occasionally we push the limits and take the tourney to a course most have never played, insuring no home course advantage for anyone. The fact that it was a leisurely Saturday morning drive made for some good old fashion road trip banter among the RV golfing faithful. We covered it all from where to play next year, who wasn't playing this year, how to get more golfers involved, and that 'hey, this drive isn't too bad. I don't know the exact specification, but the all brick clubhouse looked to be a 100,000 square foot facility. Magnificent since it opened in 2001 & designed by Tom Fazio. The course itself even from the white tees had a 135 slope rating so it meant bringing your A-game if you wanted to get your hands on the Open hardware. In the end it was the steady hand of Phil Lipper who once again took home the Open Championship by firing a consistent 41/41 for his two 9s to settle in at net 70. That was 2 strokes better than Mark Gregorek who is no stranger to the RV Open winners circle with his win at Garrison GC. Mark G delivered a net 72 to take home 2nd place honors. David Ni took 3rd place with a net score of 80. Bob McCahill & Tom Limberg each finished one stroke behind David Ni. The course very much tested each golfer. Phil Lipper in the post round interviews credited his putter as the key to his round, delivering a number of 6-15 putts throughout the round. His foursome concurred: "He made every putt," declared Gregorek, McCahill and Limberg! We all enjoyed a superb post-round hamburger & drink on the outdoor patio by the first tee and then headed home, arriving back at Rio Vista around 6pm. The course reviews were very positive in that most liked the uniqueness of each hole and of course the views of the Housatonic River were spectacular! Congrats Phil Lipper, Mark Gregorek & David Ni on your top 3 finishes. Phil Lipper with his 4th RV Open win has now officially cemented his position as Rio Vista Golfer of the Decade. Save the Date: The Annual RVMHA Holiday Party will be held on Saturday, December 12, p.m. to 11 p.m.

"Let s Talk About Dreams, an invitation exclusively for Rio Vista families Join Suzanne Saldarini on Sunday afternoon, October 18th between 2:00 PM- 4:00 PM in the Clubhouse Lounge for a reading event. Suzanne, a long-time Rio Vista resident, will read from her books About Dreams, written for kids from ages 8 to 13 and Harry s Dream, a story for pre-schoolers. Both books tackle the mysteries of dreams - especially scary ones. Suzanne is a counselor and psychoanalyst in private practice in Ramsey. She began her work as a school psychologist, teaches Dream Interpretation at the New Jersey Institute for Psychoanalysis and is a life-long dreamer. 8 BEFORE AFTER High Ceilings, Tall Windows - OK, now what do I do!?" Today s larger homes are often graced with wonderful tall ceilings and gorgeous large windows. If you are so fortunate as to own a home with these features, the challenge can be how to create a comfortable, inviting space that feels finished with the use of window treatments, but NOT make the room darker and the windows appear smaller. Unfortunately, we often come across beautifully made, obviously costly, high quality window treatments that were designed in such a way to cover too much of the window itself and block too much natural light. It is such a shame to not make the absolute most of your room s height and light! You should frame your view, not cover it," says interior decorator Susan Keefe of Mahwah-based Decorating Den Interiors. "The idea is to hang your window treatments as high as possible so they are closer to the ceiling than to the window frame, and to have the fabric go out on the walls, not come into the glass. This method of design will make windows look larger, draws the eye up and lets in as much light as possible. Window treatments that are properly designed and installed should make smaller windows look bigger and can make a room with large windows absolutely magnificent. Another challenge is arched windows, angled ceiling lines, and palladian transoms. So often these are just left undressed. But rather than being a hinderance, architectural features such as these should be regarded as a wonderful opportunity - window treatments should not just address the window, but should beautifully enhance the room s architecture. A room can become transformed into the most elegant and beautiful space possible, even with the simplest of treatments (such as stationary side panels) when they are hung properly and in proportion.
