1 March 2016 Newsletter Resident Satisfaction Survey starting this month Your views are important to us and help us to shape the services we provide to you. The TMO Board will carry out a door knocking exercise during March to collect completed surveys. Every completed survey returned will qualify for a free gift so make your voice count! Get involved! Return your survey to the TMO Office by Friday 18th March 2016 TMO Office Opening The office opening times have changed. Due to consistent low turnout, the office will now be closed Thursday evenings. Office hours are now Monday to Friday 9am 5pm. Telephone no Gardens Gardens Gardens It s that time of year when its best to get on top of any gardening before the start of spring. If you have a garden, it is your responsibility to maintain it. Avoid a tenancy enforcement letter! Contact the TMO immediately if you are having difficulties.

2 Community Pay Back Lordship South TMO is working with London CRC Community Payback projects to introduce various initiatives to help brighten up the estate. Their work includes; litter removal, clearing dense undergrowth, environmental improvements, repairing and redecorating community centres, painting and removing graffiti. What they can offer Lordship South TMO are: estate litter picking window cleaning (resident windows) gardening and ground maintenance (including weeding) minor repairs, painting gates and fences moss clearance from estate walls and grounds elderly and disabled tenants front gardens We hope to get a crew of up to 10 service users in the coming months to start on the estate. They will be supervised by an onsite London CRC Manager at all times while on the estate. Works will initially be carried out on Saturdays. In the coming weeks, we will let you know what they will be doing and when. We would like to hear your views about the work they do, so if you have any feedback please get in touch. FREE ACCESS TO COMPUTER IN TMO RECEPTION We now offer free access to a computer to help residents get connected to the internet! The computer is located in the TMO reception, you can use it to register for transfers, bid on the Council s CB Lettings system, check your housing benefit claim, etc. TMO staff are on hand to help! Winners of the Resident Prize Draw! Congratulations for returning your Estate Cleaning Feedback Cards. Both winners are from Ormond House. Quarterly prize draws take place on the last Wednesday of the Month of April, July and October 2016 by the TMO Board. 1st prize nd prize gift voucher. To qualify for the prize draw you must fill in your name, house number and block name on the feedback card. Your comments are very important to us. 3 Speed ramp - Beech House Following a report of a near miss to a pedestrian by a car exiting the estate, the TMO put forward a proposal to Hackney Homes to install a speed ramp at the entrance to the estate next to Beech House from Queen Elizabeth Road. Hackney Homes accepted the proposal and measurements have been made. We expect Hackney Homes to advise us of the installation date in advance so we can let you know. Bin collection update Due to the scaffolding around certain blocks, the refuse, recycling and food waste collectors may find it difficult to reverse into the courtyard to collect the bins. On collection days, as a temporary measure, the bins will be moved to the alley between Acacia & Laburnum Houses so bins can be emptied. Works to Lift Roofs Acacia House and Beech House have works planned to repair the roof of the lift shafts. These works are essential so your co-operation is appreciated. Reminder about Parking on Lordship South Estate Residents must always Clearly display a valid parking permit and instruct visitors do the same Read a full copy of terms and conditions on page 6. Estate permits are available from the TMO Office to registered residents, who will need to provide personal identification, vehicle registration and insurance details registered at their address. We will be consulting residents about a proposal to have designated motor cycle parking bays on the estate, so please complete the Resident Survey. We want to hear your views! 4 Fat, Rags, Oil and Grease Known as F.R.O.G. This is a major cause of sewer /drain backups! F.R.O.G. can block your drains and your neighbour s drains. Blocked drains and sewers create health hazards. Rags such as nappies, wipes and sanitary items block up the drains. All residents MUST help to eliminate F.R.O.G. problems before they happen! What can you do to help keep sewers free? Don t put ANY TYPE OF WIPES, sanitary items, toys, nappies or nappy liners, paper towels down the toilet. Never pour fat, oil or grease down sink drains or toilets. Wipe dishes and pots and pans of any excess food debris or fat prior to washing. Talk to neighbours about F.R.O.G. issues so the community is aware of the risk. New Bicycle Anchors now on the Estate! The Board have approved a proposal to install Bicycle Anchors around the estate to provide cycle owners with additional options to store their bikes. The locations for the anchors are: In car park side of Clissold House In front of Ormond House & Laburnum House opposite the bin chute Lordship South TMO cannot accept responsibility for loss or damage property or vehicles in any of the TMO managed carparks Lordship South TMO News Page 4

5 Don t let mould move into your home! Eight steps to prevent mould and condensation 1. Wipe down surfaces where moisture settles 2. Cover boiling pans when cooking 3. Ventilate the room when cooking 4. Open windows for a while each day and use vents 5. It is important not to block air vents 6. Avoid drying clothes directly on radiators 7. Allow air to circulate around furniture 8. Draught proofing will keep your home warm If you are experiencing mould growth in your property it is your responsibility to make sure that you are following the above steps. If you suspect any leaks into your home, you must report it so that the TMO can investigate. Tenancy condition Section 4.18 states [c] you are responsible for carrying out minor repairs and decorating inside your home. [e] you are responsible for any leaks in your property and leaks from your property into any other resident s property as a result of overflowing baths, sinks, basins or showers or as a result of faulty work carried out by or for you. ***As seen on TV*** Moisture absorbers available at the TMO The TMO has acquired a limited number of moisture absorbers which can be made available to residents at cost price. 6 Lordship South Parking Rules Lordship South TMO Controlled Parking Scheme Terms and Conditions To control the occurrence of unauthorised or illegally parked vehicles at the sites set out below; a) Acacia and Beech Houses Car Park b) Chestnut Close Car Park c) Clissold and Lordship Houses Car Park d) Sycamore House Car Park. Permits are issued annually from 1 st September to 1 st September. Due to limited spaces, only one permit will be issued per household Additional permits for the 2 nd car may be considered for a specific car park from November Vehicles will be issued a Penalty Notice for infringing any of the rules listed below. In some cases arrangements will be made to remove vehicles that are deemed to be:- abandoned, hazardous, blocking main entrances to the estate therefore restricting excess for emergency services and to the car parks. The rules will apply for 24 hours, 7 days a week and 12 months of the year. There will be no exception to these times or days. The rules are as follows; The registered resident can apply for a resident or visitor permit to park in any of the car parks managed by Lordship South TMO The registered resident must provide a valid insurance document, vehicle log book and proof of address when applying for a resident or visitor permit. A valid parking permit (resident or visitor) must be displayed clearly in the windscreen of vehicle so that the parking warden can see the information clearly on the permit. A 15 minute grace period will be allowed from the time of arrival at your parking destination to obtain and display a valid permit in your vehicle. You must park only within marked parking bays on the estate. Disabled blue badge holders must display this with a relevant parking permit when parking in bays marked for disabled users You must not park in such a way that is causing obstruction or danger to other vehicles or persons. You must not park in prohibited areas. You must not park in restricted areas without the expressed permission from staff at the TMO office. A Valid SORN Declaration must be displayed with a relevant parking permit. You must inform the TMO office if you are going to SORN your vehicle. A SORN vehicle can only remain on the estate for a maximum of 60 days. You must ensure that your permit must be renewed before it expires. You must not park in disabled parking bays unless you have a valid disabled badge and the TMO s valid parking permit (resident or visitor). There will be no exceptions to these rules It is your responsibility to ensure a) you have valid road tax with insurance, b) you park correctly within the marked bays and c) you clearly display the correct parking permit at all times Lordship South TMO News Page 6
