1 THE ST ANDREWS at PLUM CREEK CONDOMINIUM ASSOCIATION INC. NEWSLETTER June and July 2011 SUMMERTIME AT ST ANDREWS We made it through a long winter and now summer is here. You will be seeing some landscape improvements at the North and South side of Newport Circle and elsewhere in the complex to make this property a standout community that you can be proud of. Kim Maguire and the board members will be walking the community to identify areas that need repair after the winter season. If you have any particular concerns please contact Kim for appropriate action at kim@premierpropmgmt.com ANNUAL MEETING The annual HOA meeting held on May 12, 2011, was one of the best attended meetings by the residents of St Andrews. Thanks to all that attended for making this a great meeting. During the course of the meeting the lovable Board Member, Peter Nagy was re-elected to the Board for two more years. Now you know who writes these newsletters. WEB SITES Residents can obtain information about Saint Andrews at Plum Creek by going to the web site found at It is a beautiful web site and easy to navigate. Please check it out and take a tour of the information posted including the minutes of the last board meeting. Since residents of Saint Andrews at Plum Creek are assessed dues by the Plum Creek Master HOA for maintenance of other common areas, residents can obtain information about the Plum Creek Master Homeowners Association at that web site POOL OPENING The Community Swimming Pool is now open. Please obey the rules and swim safely. Do not swim alone. For your information the General Pool Rules are: 1. Pool can only be used by residents of St Andrews and their guest(s). The maximum number of guest(s) per unit is four. Owners will be responsible for the actions of their
2 guest(s), their renter(s) and their own. The cost of any property damage will be charged to the owner of the unit. 2. Children under the age of 16 must be accompanied by a resident adult at all times. 3. No glassware is allowed in the pool area. Plastic or aluminum is permissible. 4. Pets are prohibited from the pool area. Violating this rule may result in pool closure under city/state health regulations. Pets should not be tied to the pool fence. 5. Alcoholic beverages and illegal substances are not permitted in the pool area. Violation of this rule could result in the termination of the Homeowners Association insurance and force the closure of the pool area. 6. If using suntan oil or sun block, please cover chair and shower before entering the pool. 7. Radios or other types of recorders should be played at their lowest volume or preferably with earphones. 8. Barbecuing or cooking is not permitted in the pool area. 9. Smoking and chewing gum in the pool area are prohibited 10. Running, diving, spitting, undue splashing, profane language and other behavior or activity that endangers the safety or comfort of self or others is prohibited. 11. Diapers, whether cloth or disposable, must be covered with rubber pants or use proper swimwear. 12. Bicycles, tricycles, skateboards, or roller blades are not permitted in the pool area. 13. Proper swimwear is required. Cutoffs are not allowed. 14. Persons with infectious diseases, open sores, or bandaged wounds are not permitted in the pool. 15. Inflatable beach balls, floats and similar toys are allowed ONLY if they do not interfere with other swimmers. 16. The pool area cannot be reserved for private parties. 17. Please put all trash or litter in the trash can provided. 18. Please respect the rights of every person using the pool and the area. 19. Please take all your toys and other personal items when you leave. 20. Please be sure that the gate is locked at all times. Finally, when leaving the pool area, please lower umbrellas to avoid wind damage. Thank you. THIRD ANNUAL HOA PICNIC The Third Annual HOA Picnic has been scheduled for July 31, 2011, from 2:00 4:00 pm. The Old West Barbeque will be used again since feedback was very positive about their food and service. We will need a headcount, so please RSVP to Sharon Orr ; Pete Nagy ; or Jon Laws by July 10, The HOA will provide food and soft drinks. You may bring your own alcoholic libation if you so desire. Residents are encouraged to bring a dessert to share with their neighbors. Come on out, have some fun and meet your neighbors. We will need some help setting up tables and chairs about an hour before the start time.
3 LESSONS LEARNED This past winter was at times bitter cold and we learned some lessons about ways to keep your residence safe from broken water pipes. Neither you nor the HOA want to incur the inconvenience or cost of water damage as a result of broken pipes. Actions that you can do are: If you are going to be gone for an extended period of time turn off water at the main valve. At a minimum keep the heat temperature set at 65 degrees and let a neighbor know that you are going to be out of town and provide a contact where you can be reached. You may also want to give a key to your neighbor for emergency access to your unit. You can also keep the cabinet doors open. Another step to avoid water pipes breaking is to wrap those in the crawl space with insulation. PAYMENT OF MONTHLY HOA DUES Monthly assessment payments of $225 should be made payable to The St. Andrews at Plum Creek Condominium Association and mailed to Castle Rock Bank, P.O. Box 1298, Castle Rock, CO Payments can also be dropped off at Castle Rock Bank at 501 Wilcox Street, or you can set-up automatic payments through your banking institution. THE GOOD NEIGHBOR HELPFUL DO S AND DON TS Do look out for each other Do keep your porches clean and free of trash items. Others have to look at it and it s a reflection of the neighborhood when people come to visit. Now it is time to clear the porches of dead plants and planters to prepare for Winter and snow removal. For safety sake do not bar-b-q in your garage. The possibility of starting a fire is too great. Remember, charcoal bar-b-q s are prohibited. Do report any violations to Management. Do follow the Rules and Regulations of the community. If you need copies, you may request it from Premier Management. Do keep motorcycle and car noise to a minimum. Do help keep our community beautiful by picking up debris that may have been thrown or blown into our community. Don t throw cigarette butts anywhere except in the trash (they are not biodegradable and are a fire hazard). Don t play music too loud either in your home or your car. Last but not least, please pick up after your pet. It is one of the most important rules for sanitation. Poop bags are conveniently available on Mount Royal. We can make our neighborhood a place to be proud of. We want to live here especially if we all make it as pleasant as we can and are considerate of those who
4 live around us. Meet and greet your neighbors. They will be able to watch out for you when you are away and, who knows, you may become friends. The Board of Directors does not endorse any of the following contractors, but residents who have used them have been satisfied with their work and reasonable prices. You will have to do your own due diligence before using their services.
