1 OWNER NEWSLETTER END OF SUMMER 2018 We have all had a very busy 2018 so far and look forward to more exciting improvements and positive changes to come! Soleil Management under the direction of your board of directors has been working diligently for you since the purchase of the Regal Palms Club. General Manager Alex Carius and his team have been working tirelessly to improve and enhance the front desk, common area and pool services for the club and community services. The Regal Palms Club and our resort s amenities had been neglected by the previous owner for many years before the purchase. Our immediate task at hand was to address the failing infrastructure of the buildings themselves, from roof repairs, to building exterior repairs, to fencing repairs, to HVAC systems repairs, to pool, lazy river and hot tubs pumps and equipment, to pool deck paver replacement and to landscaping cleanup and pruning. We still have more work to do, and are currently securing proposals to replace the landscape lighting in the gardens around the club and pool. The public restrooms in the clubhouse are getting new doors and vanity tops. WELCOME TO REGAL PALMS We have developed a welcome packet for new owners. Current owners can view the new packet on Dwellinglive. If you are a new owner, you will receive the packet directly. While addressing these crucial issues, we were able to find a professional spa operator and a restauranteur. The Cenote Spa and Frankie Farrells Restaurant & Bar have been up and running, with both of them receiving very positive comments from you and your rental guests. The arcade, under the management of Frankie Farrells, has also been improved with new game machines. Frankie Farrells owners have committed to investing in major upgrades to the restaurant and bar area as well as a newly designed pool bar. 2 FROM ALEX CARIUS Dear Owners, It has been a very busy eight months for me since my arrival at the end of January. My view of the Regal Palms Resort is that of a cruise ship with full steam ahead. There is no chance to place the ship into dry dock and repair all items. There is no time to disassemble everything, evaluate and replace with new if necessary. We have to make repairs while in motion, train or replace staff while serving incoming guests, and keep the voyage going in the face of rough seas. I have met many of you and love to speak to you and listen to your comments, recommendations and criticism. It is important to me that we constantly improve and make the resort better to reach our goal of ensuring your satisfaction. To that end we have completed a multitude of projects this year that have contributed to the ongoing functionality and beautification of the property. I m sure you ve noticed them as you ve made your way around the resort, and I hope you are as impressed as I am with the results. Shortly after my arrival we started preparing for the spring break crowd. In addition to a general cleanup and partial restroom renovation, we created some immediate seating at the Tiki bar by moving the outdoor tables that were previously beneath the covered patio of the Clubhouse. Starting in February we replaced the broken tiles on the pool deck, cleaned the five barbecue areas and washed the shade structures. We also pressed Duke Energy to get all of the street lights working again, replaced numerous outside patio lights and pressure washed some of the homes. In March the employee team came up with some check-in procedures for arriving sports teams as well as rules for the guests and bus drivers. These resulted in far fewer disturbances than in previous years. The outside home painting project continued in April and we completed Phases I and II. During this time we also noticed that more and more outdoor BBQ grills appeared, and we had to remind everybody that open flame grills are not allowed on property. In May Soleil s corporate Human Resources office paid us a visit and held several classes on guest service and other successful hospitality practices. The training was well received by the staff. Since Soleil took over the front desk our guest feedback scores have been steadily increasing. Check-in/checkout has improved from 3.8 to 4.6 out of 5 and resort maintenance, previously 3.8, is now 4.5. We also trimmed the palms trees in the pool area and added much needed mulch to fill up the fall zone around the playground equipment. We used the leftover mulch to freshen up the landscaping in front of the Clubhouse and placed potted plants outside the entrance. At the beginning of June we started getting ready for the summer season by cleaning both the pool deck and all community trash bins. High occupancy in July left us little time for projects as we had to focus on the guests and keep the ship going. We had to replace a few pool pumps and made other necessary repairs to keep the resort s main attraction going. Also in July the staff received new uniforms and the mailroom was moved to behind the front desk to increase efficiency. In the coming months we are planning more projects to keep improving the resort. The Board of Directors has formed a Communications Committee to better inform the owners. We will start to show movies again at the pool, providing the weather cooperates in the evening. The pool area will receive more new trashcans, and other projects will improve the landscaping and other areas of the property. I am looking forward to continued improvements of the resort while keeping this big cruise ship sailing and steering it towards better vacations for all guests. 3 FITNESS CENTER GETS MORE FIT We extend our appreciation to owner Frank Grigoli, owner of 2306 Calabria, for his help in painting the fitness center and adding four working televisions. Thanks, Frank! In other fitness center news, we have refurbished the spa and saunas and repaired the fitness equipment, which is also regularly serviced. Additionally, we installed new thermostat controls for the sauna and new sauna benches. We also resurfaced the edge of the indoor hot tub. Lastly, we are working on a locker room refurbishment. OUR NEW SPA GETS A NEW OPERATOR Katelyn Weikart is the new operator of Cenote Spa. An inviting full-service facility offering massage, facials, skincare, waxing and nail services, Cenote Spa has been taking appointments since January. Need a little pampering? Be sure to book an appointment at cenotedayspa.com or call for an appointment at MORE FUN IN THE SUN Just in time for summer, we installed new loungers, tables, chairs and umbrellas in our pool area. We also installed new deck pavers throughout the entire pool area. Check out the Marketplace store for suntan lotions and pool toys. Now you ll have even more fun in the sun! Owners! OUTDOOR LIGHTING Owner Peter Frisella donated his electrical knowhow and took a look at the outside lighting of the clubhouse and pool area. The floodlights are not working as the electric supply is disrupted and a lot of the lights are broken. We are using his report to get quotes for a repair. Thank you, Peter! 2018 ANNUAL GENERAL MEETING Your annual owners meeting is scheduled for 10 a.m. on September 14, 2018, at Frankie Farrells Restaurant. Your Board of Directors is working on a bylaw amendment that would permit electronic voting for the 2019 annual general meeting. This September homeowners will vote for or against the amendment. We encourage all home owners to attend our monthly Board of Directors meeting and keep apprised of the latest community news.

4 NEW IRISH-STYLE RESTAURANT AND PUB Frankie Farrells, our new Irish-style restaurant and pub, opened in April. With an array of tempting appetizers and entrees and a beer selection worthy of any Dublin pub, Frankie Farrells delivers a family friendly dining experience you won t want to miss. Frankie Farrells also operates the Tiki Pool Bar for poolside dining and refreshments and the arcade. Our new check-in sign will point owners and guests in the right direction. CONNECTING WITH THE KIDS Younger visitors to Regal Palms are having a great time improving their problem solving skills with our challenging Connect 4 game.

5 PARKING REGULATIONS Lawn parking may be an acceptable practice in some neighborhoods but not at Regal Palms. Please make sure to park only in approved areas. A little paint was all it took to add a lot of color to the entrance. POOL AREA AND EXERCISE ROOM ACCESS SALTO RFID door and turnstile readers have been installed for access to the fitness center and pool area. A new RFID wristband system is replacing the previous paper wristbands for pool and exercise room access. The wristbands are programmable for amenity access as well as for the rental guest s length of stay. They can be reprogrammed for future guest use, so return them upon your departure. Should you lose a wristband, you will need to bring all bands issued to the front desk for reactivation. THERE S A NEW SHERIFF IN TOWN We contracted Freeman Security to take over the main gatehouse starting on June 29. Freeman is a very professional team and is working diligently to keep the community safe through careful monitoring of access at the main gate. We have been working closely with the Polk County Police Department to monitor crime and stop break-ins. We are pleased to report to you the recent apprehension of a burglar.
