1 CARLSBERG ESTATES ON LAKE SUZANNE HOMEOWNERS ASSOCIATION RULES AND REGULATIONS The following Rules and Regulations are intended to assure the residents of Carlsberg Estates peaceful enjoyment of the common areas of their community, and are in addition to the special regulations that may be posted at the Clubhouse, swimming pool, deck area, parking lot, gate, etc. Owners and tenants are responsible for their guests following these Rules and Regulations. A COMMON AREA RULES AND REGULATIONS LAKE SUZANNE: Swimming is NOT allowed in the lake. Fishing is permitted, and no permit/license is required for those over 65 or under 16. However, a Florida driver s license is required as identification for those over 65 years of age. Small boats, with trolling motors, may be used on the Lake. (Information from Florida Dept. of Fish and Game.) B POOL AND CLUBHOUSE USE The following are intended to assure the residents of Carlsberg Estates peaceful enjoyment of the common areas of their community and are in addition to the special regulations that may be posted at the Clubhouse, swimming pool, deck area, parking lot, gate, etc. CLUBHOUSE: Smoking is not allowed in the Clubhouse. No pets are allowed in the Clubhouse. Bathing suits, bare feet and shirtless attire are also prohibited, except for use of restrooms. Resident-sponsored activities have the first option to use the Clubhouse, for either continuous or one-time events. The dates of these activities will be posted 1 Approved 5/17/2018

2 on the bulletin boards, our monthly Carlsberg Newsletter and the Events Calendar. Residents have the first option to attend these events; guests will be welcome should space remain. NOTICES, ADVERTISEMENTS, PICTURES: Materials displayed in the Clubhouse shall be of Carlsberg-supported activities and other items of general interest to the residents. Materials supporting specific political or religious positions are NOT permitted, with the exception or information submitted by candidate s running for Carlsberg office. The bottom half of the bulletin board, at the end of the hall across from the Women s Restroom, is for the use of residents only for sale of personal articles. Information should be on a 3x5 card, dated, and removed when item is sold. BORROWING FROM THE CLUBHOUSE 1. The long tables (without electrical connections) can be borrowed, only if there is not an event scheduled at the Clubhouse. 2. The only chairs to be borrowed are the metal folding chairs. 3. Borrowed items must be returned within 3 days. GYM: Gym equipment must be cleaned and dried after each use and may not be used by persons under 16 years of age. Problems with the exercise equipment should be reported to the manager (Stambaugh Co.) immediately. Use of the gym equipment is limited to 20 minutes per machine when others are waiting. Guests must be accompanied by a resident at all community facilities. CLUBHOUSE USE FOR PRIVATE EVENTS: The Clubhouse is available, reservation and deposits are required, for private events. A private event is a function (birthday, anniversary, wedding, meeting, family reunion, etc.) hosted by a Carlsberg Estates resident for friends and relatives. If the Clubhouse is available for the desired date and time, the facilities may be reserved by a homeowner. A Clubhouse Reservation Application must be submitted to the Clubhouse Coordinator. No reservations will be accepted for pool use. 2 Approved 5/17/2018

3 The application must include the type of event, date, time and number of guests expected. No general invitation events will be allowed. All guests must be known to the event host. The sponsor of the event will be held responsible for the proper conduct of the guests, as well as, any damages or injuries to guests or Clubhouse property. Upon receiving an approval to use the facilities, 2 separate deposit checks, per event (payable to Carlsberg Estates) are required: A refundable damage/cleaning deposit of $ A non-refundable user fee of $ Total number of attendees for any event cannot exceed 167, allowed by the Lake Wales Fire Department. SWIMMING POOL: The swimming pool can be used at the sole risk of the bather. No life guard is available. Swimmers should wear proper swimming attire. Florida Law states you need to shower before using the pool. Posted regulations at the pool must be observed at all times. For everyone s safety, no glass containers, drink or food is permitted in the pool wet deck north side of clubhouse. Children under 16 years of age must be accompanied by a resident adult or other adult. Residents and their guests will be asked to leave the pool area should they become a nuisance by their actions; including, but not, limited to splashing, jumping, shouting, loud music use or using pool toys when other bathers are swimming. Organized pool activities (Water Volley Ball, Water Aerobics, etc.) take precedent over individual pool activities OTHER ACTIVITIES - Any other activity or sporting participation, whether or not approved by the Board of Directors, will be at the sole discretion and responsibility of the persons involved and will hold the Carlsberg Estates on Lake Suzanne Homeowners Association, Inc. free of any liability. 3 Approved 5/17/2018

4 C - RESIDENCES D- PETS 1. No on street parking between 12 am and 6 am. Overnight parking in driveway for automobiles or standard pickup trucks only. 2. Trash Containers and Recycle Bins. All recycling, garbage and trash containers, when not out for pick-up on (or the night before) their scheduled pick-up, must be stored either within the garage or on the side of a residence screened from view from the adjoining lots, the street, or public areas. See ARC guidelines for approved structures. 3. Holiday Lighting and Decorations. Christmas or Hanukkah Holiday may be displayed from Thanksgiving until January 8th. All other holiday lighting may be displayed from two (2) weeks before the holiday until three (3) days following the holiday. 4. No foldable or stackable furniture is allowed in the front of the home unless actively being used. 5. No signs of any kind, except that showing address and/or name of owner. 6. No storage buildings of any kind, dog houses, detached garages, gazebos are allowed on homeowner property. We are a pet friendly community. 1. Each household is limited to two (2) dogs. 2. Owners must pick up after their dogs immediately. This applies to the owner s lot, as well as, when the dog is being walked. 3. All pets must be leashed when off the owner s property. 4. Dogs reported to be aggressive may require a muzzle when off the owner s property. 5. Pets are prohibited from the Clubhouse and the Pool area. 6. All dogs must have current licenses and vaccinations. All other pets must have current vaccinations. 4 Approved 5/17/2018

5 E ARCHITECTURAL CONTROLS - Architectural controls involve any and all changes to the outside of the house and property. These guidelines can be found in the current Carlsberg Estates Architectural Review Committee guidelines which is available in the clubhouse or on the Carlsberg Estates website. F REVIEW AND REVISION - Rules and Regulations may be reviewed and revised by the Board at any meeting. Changes will be posted at the Clubhouse and the website. 5 Approved 5/17/2018
