The Warranty Deed indicates the property at approximately 5 acres. However, using the Agency of Natural Resources mapping measurement tool, the property appears to be approximately 9.75 acres. There is no known formal survey known. During the summer of 2016, the seller hired a surveyor to perform an informal survey to better understand the parcel's size. The surveyor s conclusion, through the use of computation and rough distances found at the property, that the lot is closer to 9+/- acres and not the 5+/- acres listed in the deed. Therefore, the property is marketed as 9+/- acres. The surveyor s letter is attached or available upon request. Town of Eden $ (2016 Non-homestead rate). Power poles run along Belvidere Rd and within the interior of the property near the Warren Rd frontage. The closest power pole to the probable home site, located in the southeast corner of the property, is along the Belvidere road frontage. Boundaries: The boundaries are well defined by Belvidere and Warren Rd frontage. The northern and eastern borders are well marked with a combination of orange and blue flagging. The northeast corner does have a corner pin and the southerly corner is marked with a concrete monument. These markers are most likely from the neighboring properties. It was hoped that the Town of Eden would become a Garden of Eden to these veterans, although the Town history reveals that none of the veterans actually settled here. The original township grant was for thirty-six square miles, and an annexation of a portion of Belvidere in the early 1800s made Eden one of the largest towns in the State. Eden and Eden Mills are located in Lamoille County, in north-central Vermont. It is a rural community with no fast food chains, no shopping malls, and no traffic lights. Lake Elmore is 219 acres, and lies northwest of the village and empties into the Lamoille River through Pond Brook. With more than 700 acres, Elmore State Park has become a popular, developed recreation facility. The campground has 45 tent/trailer sites and 15 lean-tos. Two restrooms are available in the campground with hot showers. There is convenient access to several hiking trails to Elmore Mountain and the fire tower. The day use area includes a large sandy beach, a historic CCC-built beach house with a community room that can be rented for group functions, a concession stand and cafe area, restrooms, and boat rentals. The WMA has excellent populations of deer, black bear, moose and more. Wolcott Pond, included in the WMA, has many fish species including bass, perch and bullhead. Hardwick offers scenic northern mixed forest and the trails offer a pleasant wooded walk. CC Putnam State Forest 48 Minutes The park had its beginning in 1936 when the town of Elmore and local citizens made a gift of 30 acres on Lake Elmore to the state of Vermont. Lake Elligo 29 Minutes Fishermen will find a variety of fish including lake trout and others here. Whether you re trolling, fly fishing or spinning, your chances of getting a bite here are good. So grab your favorite fly fishing rod and reel, and head out to Lake Elligo. Link: Lake Elligo Lake Elmore 35 Minutes Lake Elmore is 219 acres, and lies northwest of the village emptying into the Lamoille River through Pond Brook. Elmore Mountain is in the "Hogback Range" and its timber is mostly hardwood. The mountain has an elevation of 2,608 feet. Link: Lake Elmore Green River Reservoir 37 Minutes The 653-acre Reservoir includes about 19 miles of shoreline one of the longest stretches of undeveloped shorelines in Vermont. Access to the park is in the southern part of the Reservoir off of Green River Dam Road. The Reservoir is designated as a quiet lake under Vermont s Use of Public Waters Rules. Boats powered by electric motors up to 5 mph and humanpowered watercraft (canoes, kayaks, etc.) are allowed. Many of the lakefront owners have owned for generations. They come from near and far to enjoy the picturesque waters for fishing (Brook, Brown, Rainbow, Lake Trout and Salmon), boating, swimming and relaxing.
