Travel 5 miles then turn left onto Raices Road and then travel 4 miles to the gate. There is nearly 2 miles of road frontage on Raices Road. The ranch is centrally located in the heart of the South Texas Brush Country. Distance to nearby towns: 60 miles S of Pearsall; 120 miles W of Corpus Christi; 40 miles N of Laredo; 120 miles S of San Antonio; and 300 miles SW of Houston. The closest airport is in Cotulla, and there is also an international airport in nearby Laredo. The wells were drilled in , one has a 7.5 hp motor and the other a 15 hp motor, both have a capabilities of producing 130 gpm as reported by the water well company. Both wells supply an underground pipeline system that is connected to the dirt tanks and to a 25 acre center pivot. This watering system has greatly enhanced the game population on the ranch and provides ideal habitat for bobwhite quail, dove, turkeys and deer. Three of the tanks are roughly 1 acre each in size and are all stocked separately with Tilapia, Catfish, and Bass. The water system on the Ward Ranch is superb and would be costly to replace.

3 Land: The ranch has nearly level terrain with elevations ranging from 590 feet to 600 feet. Two wet weather creeks traverse the ranch creating larger canopies of brush and trees. The majority of the property is native pasture with mostly deeper soils and mid height canopy of brush. There are several food plots on the property that have been maintained including a 25 acre irrigated food plot under center pivot. Typical vegetation consists of mesquite, black brush, white brush, guajillo, prickly pear, sage, as well as other species of native trees and brush. The entire property is high fenced. The pipeline on the property also follows the perimeter fence along the county road.
