From the General Manager With the financial year coming to an end, it s a perfect time to look back at all the things we have accomplished on the ground at Bingara Gorge.

2 From the General Manager With the financial year coming to an end, it s a perfect time to look back at all the things we have accomplished on the ground at Bingara Gorge. These include the installation of basketball hoops at Pulse, shade sails over the pools and an extensive social and sporting calendar that unites the residential and golfing community. The team at Clublinks are excited for the new year ahead and would like to extend a huge thank you to the Community Reference Group (CRG) for your time and contribution in working with the community team to deliver such a thriving lifestyle at Bingara. The new financial year brings about some positive changes in Clublinks operations, with changes in processes, new staff on the ground and new members joining the CRG. We are certainly looking forward to the year ahead. But wait, we are not done yet. There are still a few things on the calendar including information sessions, Special General Meetings and our final event for the year - the Annual Night Out. We look forward to seeing you there. Tina A note from a member of the Community Reference Group (CRG) I joined the Community Reference Group (CRG) at the beginning (approximately 5 years ago), with the aim of representing and acting as a conduit between Clublinks and Bingara residents. I am proud, that as a group we have provided feedback and support in extending Pulse Facility access to our future Greenbridge East neighbours and provided direct input into the design, placement and quoting process of the pool shade, basketball hoops, additional gym equipment and pool chairs. I have also been involved in the sub-committee for the tendering and selection process of the Security Services, whilst other members joined the Landscape Maintenance sub-committee. Within the CRG we have smaller special interest groups, one of which is the awesome and hard-working Marketing, Events and Communications group. These guys are responsible for organising fantastic, well attended events, such as the Basketball Shoot Out Competition and the recent Wine Tour. I have now attended a few Meet Your Neighbours nights as a CRG representative which has been a great way to meet new friends and spread the word about the great things our estate offers. As I have lived in the Wollondilly Shire most of my life I am also more than happy to help with advice on services and information about our area if requested. The meetings are held one evening every two months in an informal and relaxed environment with other active members of the Community Reference Group. It doesn t take up much time and our contributions assist in the delivery and management of the community. While we are in the initial period of development, our authority is limited, however our feedback is regularly requested and respected by the developer and we do make a difference where we can. The CRG are always looking for new members, so if you d like to join us, please contact Lauren or Lisa from Clublinks at communities@bingara.net.au for further details or you can speak to us, the members directly. development update from lendlease As you may be aware, we have been working with the Federal Department of the Environment and Energy (DoEE) for the environmental application for Bingara Gorge.

3 development update from lendlease As you may be aware, we have been working with the Federal Department of the Environment and Energy (DoEE) for the environmental application for Bingara Gorge. Parts of Bingara Gorge require environmental approval under the Environment Protection and Biodiversity Conservation Act 1999 (the EPBC Act) so that further development can occur. We are pleased to announce that our Preliminary Documentation report for environmental EPBC approval at Bingara Gorge is now on exhibition for public comment. This Draft Preliminary Documentation will be on display for twenty days from 23 May to 21 June This can be viewed in hard copy at Wollondilly Library (42 Menangle St, Picton NSW 2571) or the State Library of NSW (Macquarie St, Sydney NSW 2000). The documents can also be viewed and/aor downloaded at: We welcome your input and look forward to hearing any thoughts you may have. This is a significant milestone and another major step closer in the process to achieving environmental approval under the EPBC Act. Next steps Once this exhibition period closes on 21 June, Lendlease will submit a response to submissions to the Department of the Environment and Energy, and update the relevant documentation accordingly as Final. Following the Department s receipt of the Final Preliminary Documentation, the Department will assess the proposed submission and ultimately provide the Minister with a recommendation report to approve. This application is important because it will allow us to build the golf bridge, which will make access to the full 18 holes of golf much easier. The environmental approval will also allow the construction of the Telstra tower, which should improve mobile phone reception for the local area. The project remains on schedule for environmental approval in late-2018 and for the settlement of lots at Greenbridge East in late This will allow us to almost immediately begin construction of the Greenbridge East lots and the Stringybark Creek bridge. The construction of the two bridges are expected to take approximately 12 months, depending on planning approvals and weather. More updates will be provided to Clublinks as we progress. This group will be community led with Clublinks providing communication between the action group and the rest of the Bingara community. 4 BINGARA GOLF Keiran s Tip How will you play this hole? When conducting golf lessons, particularly on the course, one of the first questions I ask my clients before hitting a shot is What do you see here? and usually followed by What are you thinking about when playing this shot?. It is not often a student replies with what they see in front of them on the golf course, how the land falls and rises, or thinking 2 shots ahead and how they will best place themselves to reduce the risk of high scores. This is known as course management. Most golfers would have heard of this term course management used before and have some idea what it means, but do many put much value on it and execute their plan of attack? Let s not get to crazy with it some simple points can help all golfers at the club level. Let s go through a couple of points that will help reduce the risk and result in better scores around Bingara Gorge Golf Course. Fall of the land Bingara has many humps, bumps, highs, and lows to navigate. Use these to your advantage. Visualise standing on the 10th tee. Most players will aim visually straight down the middle of the fairway. The fall of the land is significant to the right. The better option is to aim down the left side of the fairway and when the ball lands let the fall of the fairway bring it back to the middle as it rolls. It sounds simple, but many overlook this assessment. Distances Many golfers I see do not have accurate knowledge of how far each club in their bag goes. Just because you do not hit it well each time does not mean you should not plan for this. Have you ever hit a crisp 7 iron that felt awesome, but then flew over the green? This crisp solid hit is the one you need to know the distance of for every club. We plan and play for the solid hit as this is our goal each time. We can even take it one step further and have landing distances plus roll distances. Each course has slightly different fairways, resulting in a different roll, changing the overall distance you can hit. Chipping you can use many clubs to make the ball land and roll differently on the green to get close to the hole. Let s also throw in the weather factor here as well. Thinking how you will play the entire hole while standing on the tee, will also help you to make a clear assessment and goal for you to achieve the best possible result. Phone or golfops@bingara.net.au Weather Most realise that wind influences how the ball fly s. Downwind, into the wind, across wind. Did you also realise air density has an effect on distance? Summer vs winter your distances will change. If the air has more moisture and is heavier creating more friction, then your golf ball will fly less distance. These changes can also be seen early morning and change as the day warms up. Although only slight, you might hit short on the first few holes rather than close on the green. Golf Course Maintenance - An update from McMahons The month of April saw another dry month for us here at Bingara with only 3.5mm of rain and above average temperatures for this time of year. The extra warmth while not ideal for the dryness of the golf course has been beneficial for the new works on the 1st, 2nd and Driving Range holes, giving us a slightly longer growing window before the couch goes into dormancy. As we started to get some cooler nights in May we began our autumn works in controlling couch encroachment into the greens. This is done through spraying a selective herbicide. Autumn is the best time for this as the couch starts to send reserves down into its roots for dormancy resulting in more effective uptake of the herbicide. The greens were given a light verti-cut, dust and fertilise. This commenced on Monday 7th May and completed Tuesday 8th. This process should also help quickly repair the slight damage caused by the broken hydraulic hose. Ground staff have started works on restoring the native areas around the bunkers/mounds. The 10th is completed, and further areas will be focused on over the next couple of months. 4

7 Local Business profile Pot Roasted Beef SERVES: 2 PREP TIME: 30 MINS COOKING TIME: 3 HOURS INGREDIENTS 1 1/2 tablespoons olive oil kg boneless beef chuck roast Salt and freshly ground black pepper 4 large shallots, coarsely chopped 2 large carrots, peeled, coarsely chopped Method Make-Ahead: The beef can be braised up to 1 day ahead, cooled in its braising liquid, covered with foil, and refrigerated. Keep the beef braise covered with foil and rewarm in a 150 C oven. STEP 1 Preheat the oven to 150 C. 2 celery stalks, coarsely chopped 4 garlic cloves, finely chopped 1 cup dry red wine 1 1/2 tablespoons Sherry vinegar 2 1/2 cups beef stock 5 fresh thyme sprigs 1 fresh rosemary sprig 2 bay leaves STEP 4 Add the wine and vinegar and simmer until the liquids are reduced by half, stirring to scrape up any browned bits on the bottom of the pot, about 5 minutes. Stir in the beef stock, thyme, rosemary, and bay leaves. Return the beef to the pot. Bring to a simmer, then cover the pot and transfer it to the oven. STEP 2 In a large heavy pot, heat the oil over high heat. Sprinkle the beef all over with salt and pepper. Add the beef to the pot and cook until brown all over, about 12 minutes. Transfer the beef to a plate. STEP 3 Reduce the heat to medium and add the shallots to the pot. Sauté until the shallots are golden, about 2 minutes. Add the carrots, celery and garlic and sauté for 3 minutes. STEP 5 Braise until the beef falls apart with a fork, about 3 hours. Remove from the oven and let the beef rest uncovered in the braising liquid for 15 minutes. STEP 6 Transfer the beef to a carving board and cut into thick slices or pull the beef apart into large chunks. Arrange the beef on a platter, spoon some braising juices over the beef, and serve.
