1 Round Table Minutes 2/23/2015 Trevor Rothfels welcomed attendees and thanked them for coming. He introduced his staff and then turned the floor over to the presenters in the following order: Golf Operations - Troy Albers/Randy Harrington Golf rounds have been increasing, there have been some record days. January saw a 13% increase in rounds which represented a 24% increase in revenue for that month. Consequently, the club has hired more starters and rangers to insure the pace-of-play is maintained. The goal is to provide optimum customer service. To maximize the number of booked tee times, the club has started using sites like GolfNow.com. While those rates are extremely reasonable, the club only uses them for last-minute, un-booked times. Members have an opportunity to book tee times 2 weeks in advance so there will be no negative impact to anyone booking in advance. When the Rothfels arrived, there were approximately rounds of golf a day. Now it's closer to triple digits. The club even needs to purchase additional golf carts. The Pro Shop is working to purchase new apparel and keep the merchandise fresh. They will no longer carry sets of clubs but they do have contracts with most major vendors so they can order them. Also, they will no longer stock golf shoes. Troy, Randy and Josh Peak have been working together closely to insure that all news (such as upcoming course maintenance, outings, promotions, etc.) is quickly distributed via blasts. Golf Course - Josh Peak Irrigation System The club continues to improve the irrigation system. Josh's team is in the process of replacing irrigation heads near the greens and then they'll move to the tee boxes. Two pumps were replaced last year. Greens His team is working on weed control. The greens have nematodes, which destroy the roots of the grass. They're working with the University of Florida's agronomy department to better understand this so the problem can be fixed. The greens are slowly being transitioned out of winter grass. It's a 2-3 month process. The team is more aggressively fertilizing, now using spray. They're also aerating and top-dressing more. The club is looking into some new equipment: groomers. Groomers get into the thatch and help smooth out the surface of the green. This is similar to, and will complement verticutting by using a less invasive process. It should insure that the mowing is more even and produce better ball roll on the greens.

2 Equipment The club is being more proactive with equipment maintenance, tending to mowers and other apparatus now when they're not being used as frequently. An aerator is on order. Ponds Red three was successfully filled recently. The club is trying to fill all of the ponds that are really low. Driving Range The range tees will be mowed and fertilized on Mondays around noon for one hour. It will also be mowed on Thursday to clean up for the weekend. Kitchen - James Greaves James talked about changes to Date Night and Birthday Night which were made to provide more interest and better service. He also invited questions or comments at any time. FOH (Front of House) - Jimmy Bowers Jimmy acknowledged that the team is going through some growing pains and he agreed that staff training is an important issue. He mentioned the following upcoming events: o March 5 - a Wine Tasting featuring 8 wines and heavy appetizers o St. Patty's Day celebration o Coffee Tasting o Break Point Pub - various events are being planned Weddings & Tennis - Deneen Rothfels Weddings The first year the Rothfels arrived, the club hosted 4 weddings. The next year, after the clubhouse was remodeled and the pergola was put in place, it hosted 24. This year, it had 30. We are booking into 2016 and In fact, April 2016 is now completely booked. Tennis The first year the Rothfels arrived, the club had no tennis team and only 27 members. Now there are 9 tennis teams and 106 members from all over the area. Our tennis program has become widely acknowledged as one of the best -- even in places like Ponte Vedre. Financial Reports and Future Projects - Trevor Rothfels Financial Reports First, Trevor mentioned that some people have asked "Who is Magnolia Point Investments (MPI), LLC? What individuals make up that group?" The answer is: Trevor and Deneen.

3 A packet of information was distributed to all attendees as they arrived. Trevor now drew our attention to those materials. (Note: Those materials are available at the club for anyone who did not get a copy. Plus they will be posted, along with these minutes on the HOA website.) Magnolia Point Investments, LLC Statement of HOA and Expenses (1st Handout) This handout was discussed and Trevor invited questions. Jim Gillespie, CLC meeting attendee, pointed out that the true total expenses were actually $1,635,094 which represents the total of the first column (headed "HOA Expense Allocation") plus the total of the second column (headed "Total Expenses"). Notable Financials (2nd Handout) Trevor mentioned that 2014 was the first year the club has operated in the black -- by a little over $100,000. That represents a 206% improvement over 2013, where the club lost $54,000. A couple of points were made during this discussion: we would have lost over $200,000 without the amenities dollars YTD the Rothfels have not taken a salary or received any personal disbursements or refunds from club revenues. Future Projects The club is planning major repairs to the pool. The pool cannot open in the spring until it satisfies city code requirements. The cost for this is projected to be $150,000. The new plan incorporates significant enhancements as well as the mandatory repairs. Other improvements are planned for the parking lot, driving range and tennis area. Plus, the club plans to add a fire pit for social events. Also, the clubhouse roof needs to be replaced. Work in all of these areas has been thoroughly researched and estimates have been obtained. Drawings for each of these projects were included in the handout. The Rothfels have done research concerning the red nine. It would cost $800,000 to re-open it and $250,000 to maintain it. They are also aware that our greens and bunkers, which are close to 30 years old, will not last forever. It would cost $300,000 to renovate the greens and another $300,000 to re-do the bunkers. Right now, the priorities are the: o pool o parking lot o roof. But none of this can happen without the renewal of the amenities agreement. Without it, the club would not continue to exist.
