Over the next several weeks, we will be preparing various communications to come out to the homeowners to include specifics regarding the new program. These communications will only be sent electronically, so please ensure that you are enrolled in our program ( Michelle Reese at Michelle.Reese@managementtrust. com). We are excited to announce that the new contract includes internet service as part of the new service package. Note: wireless service ( Wi-Fi ) requires a router which is not included in the bulk agreement package. A router is available for lease through Spectrum or purchased through an electronics outlet. Please note though that the new contract doesn t go into effect until November 1. The Board felt that rolling these new services out during the summer months would become problematic for those owners who are away at their summer homes or traveling. There will be no changes to your Spectrum bill in relation to internet service until November 1. It is suggested that you refrain from making modifications to your Spectrum account until the new level of services are implemented in November. The Board, in conjunction with the Ad Hoc committee made up of homeowners, reviewed different cable/internet providers to ensure Fairways homeowners would continue to receive the best available service at a reasonable rate. The Board is excited for this new program and appreciates your patience in this process. 2 Perimeter Wall Paint Touch-Ups The Board approved a proposal from MC Painting to touch up the large patches along the perimeter wall that need to be repainted. The patches occur for various reasons, and we have scheduled the painting to take place during the month of August, schedule permitting. Annual Request for Owner s Address Please note that new California Civil Code section 4041 requires owners to provide the following updated information to the Association on an annual basis: The address or addresses to which notices from the association are to be delivered. An alternate or secondary address to which notices from the association are to be delivered. (This may be an address if you complete the Going Green form or already have this form on file with the Association.) Fall Color Selected The Fairways Landscape Committee recommended a fall flower selection of pink petunias (Just Madness) which was approved by the Board at its June meeting. Flowers will be planted in all common areas and front yard flower beds during the month of October. The name and address of his or her legal representative, if any, including any person with power of attorney or other person who can be contacted in the event of the owner s extended absence from the separate interest. Whether the separate interest is owner-occupied, is rented out, if the parcel is developed but vacant, or if the parcel is undeveloped land. Trash Holiday Schedule NOTICE: Monday is our normal trash pickup day; however, due to the Labor Day holiday on Monday, September 3, trash will be picked up on Tuesday, September 4. Trash Compliance Reminder The Association is on automated trash pickup service; barrels to be used within the Association are limited to 35-gallon or 64-gallon size barrels provided by the waste management company. Individual bags that do not fit in the barrels are not acceptable to be left at the curb and will not be picked up by the waste management company, unless a special pickup is scheduled. ATTENTION RENTALS: In accordance with the Fairways Rules & Regulations, homeowners who lease/rent their homes are required to have Behind the Gate service. If you rent or lease your home within the Fairways Association, please make sure your home is enrolled in this program with Burrtec Waste, (760) In accordance with the Fairways Rules & Regulations, containers shall not be put out prior to 6:00 P.M. the day before pickup and must be removed within 12 hours after pickup.

3 Prepare Your Household for Emergencies After a disaster, you and your family should be prepared to be on your own for at least three days. Emergency response teams will be busy and may not be able to provide immediate care to all who need it. Help may come from Arizona due to road conditions. We ve included this article to provide you with tools to prepare yourself and your home for a disaster. Although we hope we will never need the below noted items or experience a disaster, being prepared will give you peace of mind in knowing that you have done all that you can for you and your family. Before disaster strikes: Choose a place for your family to meet after a disaster. Choose a person outside the immediate area for family members to contact in case you get separated. This person should live far enough away so he or she won t be involved in the same emergency. Local calls may be difficult to make due to high volume, but you should be able to make long distance calls. Put together an emergency supply kit for your home, workplace, car and your pets. Know where the nearest fire and police stations are located. Learn your community s warning signals. Learn first aid and CPR. Have a first aid kit, a first aid manual and extra medicine for all family members. Don t forget about your pets. Learn how to shut off your water, gas and electricity. Know where to find shut-off valves and switches. Keep a small amount of cash, $100.00, in small bills and change available. If the power is out, ATM machines won t work and cash registers won t be functional. Places of business might not be able to make change. Keep copies of your vital records and store them in a safe place. Have a landline telephone to use if the cell towers go down. Cordless phones use electricity; if the power is out, they will not work. Have a fire extinguisher in the master bedroom, kitchen, garage and car. A crow bar to open jammed doors or to lift debris. During an emergency or disaster Use the telephone for emergency calls only. If you smell gas, turn it off at the gas shut-off valve. Do not turn on until it is inspected. Check your neighbor s houses as well. If ordered to evacuate, take a portable emergency kit and follow official directions to a safe place or temporary shelter. Take your pet with you don t leave them inside your home, chained outside or roaming loose. Keep dogs on leashes or in their crate and cats in carriers. If you still have electricity, listen to your radio or TV for official information. Emergency Supplies You may be on your own for hours, even days, after disaster strikes. You should be prepared to take care of yourself, family and pets for at least three days. This kit should be checked once a year for out-of-date items and restocked. All this can be stored in a 55-gallon trash container. Emergency Supplies Cont d Dry or canned food and drinking water (1-3 gallons per person per day) Manual can opener First aid supplies and first aid book Copies of important documents, such as birth certificates, licenses and insurance policies. 4 Wildlife at PGA WEST Rattlesnakes - Homeowners have recently reported sightings and dangerous encounters with rattlesnakes within the PGA WEST community. Please keep this in mind when gardening, walking, approaching areas thick in brush, or shrubs, etc. Stay away from these reptiles should you come across one. The mountain areas surrounding PGA WEST are home to diverse wildlife that will seek food and water at lower elevations when needed. While walking or driving in the PGA WEST community, it is important to be mindful of the wildlife that we share the desert region with and report any concerning incidents or sightings to our Command Center at (760) or the California Department of Fish & Wildlife at (760) Please note, homeowners are responsible for removing vermin and pests from their yards, as that is not an Association responsibility. (760) Home Maintenance Reminders Rear Yard Maintenance: For those yards that the Association is not responsible to maintain, please ensure that the landscape is being maintained in a neat, attractive manner. This includes, but is not limited to, regular trimming of palms and canopy trees, maintenance of shrubs along property lines, and removal/replacement of dead shrubs. In addition, homes should be free of any standing water in pools or fountains that are not being properly circulated due to safety concerns. If you are away from your home for any length of time, ensure a responsible person is checking for water leaks, broken windows and other areas of potential damage. Exterior Painting: In this desert environment, our painting professionals recommend the painting of stucco every eight years and exposed wood and metal every four years. You may want to consider painting your home if you have not done so within this time frame. Regular painting helps maintain the integrity of the building and preserves your home and your neighborhood s property values. Pet Reminders Several homeowners have raised concerns of neighbors allowing pets to relieve themselves and leaving Fido bags or pet waste in neighboring yards. Please respect your neighbors and refrain from using your neighbors yards. The Association has several common areas throughout the association which serve as nice areas for dogs. Leash Your Pets Walking your dog off a leash is against the La Quinta City Code ( ) and the Fairways Rules and Regulations. It is also a serious safety concern within the community. Please keep your pets on leashes at all times when they are outside of your home. Pet Waste Pet waste transmits disease. The Association has installed Fido stations throughout the community in order to assist homeowners with the proper disposal of pet waste in trash containers.
